Pros:
- I would consider this a matured area as you will be able to get all the things you need around you. Down the hill at Jalan Kasturi you will find some restaurants and grocery stores (32 Avenue).
- Driving to Bukit Jalil/ Sri Petaling is only around 10-15 minutes (Will be quicker when the new road access is build)
- You don't have to pay TOL whenever you head out and there will be lots of options in terms of road you use to head to KL.
- You can get a lot of cheaper option for food as you can drive to Serdang old town
- Quiet area and you will never hear any car noise from even the nearest MEX Highway which is about 500m away from actual site.
- MRT Serdang North station will be complete and serve as alternative to KL. Drive to station is around 8-10 minutes

Cons:
- Current access is one way in and one way out and will usually have the morning rush and evening rush when people go and back from work. Jam in the morning could be quite bad from Jalan Cemara all the way to Kasturi near 32 Avenue.
- There are still a few plot of land which is not develop yet (Residential land + industrial land) so this area will get crowded if the access road is not build.
- Roundabout at Selangor Turf Club, you will not be able to escape the traffic there during peak hours.
- If you are working in KL city centre and driving, you most likely have to plan to leave home as early as 6.30am to avoid the heavy traffic in the morning. (Best option is probably to take the train in the future when MRT starts operation)
- Traffic will be very heavy coming into Bukit Serdang if there's any event around Bukit Jalil National stadium (Football matches, Concert etc). "

There's no flood around this area but if the rain is super heavy, flash flood may occur (less than one ft) at the industrial area just before 32 Avenue. I've only seen it 2x in many years staying around this area.

As I know from my agent, For 2 storey, Phase 1 is already sold out, and phase 2 is opening soon.

Wow, thanks a lot for the detailed analysis. So I could see the cons is mostly about the traffic get into and out from the place especially the bukit jalil expressway..

Got a unit there too. Major concern for me is the high maintenance fee but hope in return with better living environment. One of problem for intermediate unit is lack of sunlight as there is no window.

I thought the maintenance fees can change after a year. Change the management to reduce the fees. Sunlight can come in from ur garden area. Kitchen area there a void, can get indirect sunlight.

Maintenance fee stand at 22 cents for the first two years and only will revise after the setup of committee and agreement among the residents. Ya i mean the living area in between the bedrooms as there is no window for the intermediate unit.

Understand from SA its going to be built adjacent to Phase 2 land. Should have a separate entrance to it.
