Already included in yr selling price...

Perhaps buyers want 'feel good' factor????

Quality location????? Avara???? Seriously dunno what so quality abt the location.

The why called them freebie when you actually paid for them????

Isnt that difficult to understand?

Next time u tell ppl you got a free bmw when you walked into their showroom and pay them 300k.

Did the price for Avara Seputeh drop since they launch it ?
I remember when i visited their showroom, print started around 700-900 k .

now i am seeing 550k-800k ..

Hi all, I had recently viewed AVARA and am quite impressed with their offer. However, I do have some queries and i am hoping to get some knowledge from you all on the followings:-

1) any idea on how good their contractor Wong Brother's Building Construction Sdn Bhd is? with my google knowledge (which may not be accurate), it seems to suggest that Wong Brothers' Building Construction Sdn. Bhd. reported a net sales revenue drop of 59.91% in 2017. Its’ total assets recorded a negative growth of 18.63%. Is this something to be worried about?

2) i have also looked through the SPA for AVARA and realised that under Schedule IV of the Building desciption, the materials used for the glass windows, timber flooring etc are not stated. Although I know this is standard and normal for developers to protect themselves in the event they cant deliver what they promise, we will be bound by the terms and conditions of the SPA. Point is, wouldn't there be a possibility that the developer would give us something completely different from what has been claimed to be premium fitting? the definition of something premium is so wide and one person's interpretation of it can be completely different from another, right?

3) Since this is Ba Sheng's 1st development in Malaysia ( I am aware of their developments in Papua New Guinea, however, just saying that different country has different building requirements/ standards and laws) would like to know if anyone of you know what is the contractor all risk policy like with the bank in the event of any abandonment of this project?

4) and lastly, how do you perceive the future of this project to be like and why do have such high confident on this developer?

As far as I can tell, they did state timber flooring in SPA.

Btw did anyone ever asked the developer whether you can pay extra to cover whole house in timber?

Buy subsale or from developer when the project is completed....this way you can touch and feel everything, you can even engage professionals to carry out unit inspection.

It's safer this way

Why bother to worry so much now?

No law said you need to buy yr own stay property before building completion.

Probably not. Non-standard units lags the progress of work for contractor. Also, if they allow you to do it, they'd have to allow it for other purchasers as well. Contractors might get confused on which unit to do the whole floor timber during construction and screw up probably

its not that.

when developer submitted plan to authority for approval, everything has to be built accordance to plan.

unless the plan has unit 1 with timber unit 2 without and etc....then its ok...but developer would need to pay more money for submission and more for draftman to draw different plans and etc.

Ah I see, thanks for the clarification! Didn't know they have to submit the plans even for the flooring type. Thought the plans are just the overall construction of the buildings like beams, etc.

If majority of units provide tiles, and one odd with timber flooring thoroughout then plan must be submitted for this unit.

You may ask why developer just dont provide any tiles and vped this unit with raw cement concrete? Yes it can be done provided all units are cement concrete floor.

I think there might be one or two groups set up via fb if its not reported here. You could try your luck there. hmm.gif

I know there is a whatsapp group for a unit I bought for one of the projects mentioned here, but chose not to join as I value my privacy and I don't like the idea of being part of a group made up of people I've not met personally before.
