Sad that today LYG closed down the thread they started in Aug 2014 - https://forum.lowyat.net/index.php?showtopi...+Puteri,+Rawang.

Hope that we can carry on as a community to all owners, buyers and potential buyers.

Hi all,

Maybe most of the promises from the forum can be used by us buyer and it will affect their credibility if it is not fulfilled. Maybe, to safeguard their interest, they close it. As usual, lost on end user, same like GST. Now all promises/progress/LATAR??/etc will kept private and confidential. Maybe i am exaggerating the situation but here's hope for the best.

Maybe. I cannot help to agree with you now.

Anyway, I have faith in LYG for all the promises they made including Latar Interchange and also other facilities such as healthcare and safeguard. The only question raised all the time is the due date for the completion of each developmental project. Certain people requested for progress update (including photos upload) and even exact date of completion for each project. Yet, I believe the root of the time delay came from a lot of parties which we cannot blame LYG alone. I see potentials in this township.

Let's hope for the best. PRAY HARD now as we are now blindly sharing of information without official notices/updates from LYG in this forum (everything depends on the official website which is quite slow for us in updating of information). cry.gif flex.gif flex.gif

That is we call unprofessional attitude.

If LYG admin can't answer, then don't promise. If promise they must make sure to fulfill it or at least explain the progress. Not only said will complete in 2 month, 3 month and so on.

All my question is based on fact and information from MPS Masterplan. I don't simply ask question without fact.

However i don't blame them.

WE REGRET TO INFORM THAT THE BTP FORUM WILL BE UNFORTUNATELY DISCONTINUED WITH EFECT FROM 23 MARCH 2015. TO ALL OUR BUYERS/INVESTORS YOU CAN STILL CONTACT THE SALES OFFICE FOR FURTHER ENQUIRIES AND INFORMATION. THE BTP WEBSITE WILL REMAIN AND WE WILL CONTINUE TO PROVIDE UPDATES AND ANY RELEVENT INFORMATION TO ALL INTERESTED PURCHASERS.

TO ALL THE PAST CONTRIBUTION FROM THE SERIOUS AND DEDICATED BUYERS/INVESTORS WE APOLOGIZE FOR ENDING THE FORUM AND WE SAY A BIG THANK YOU. WE ARE COMMITTED TO ENHANCING BTP TOWNSHIP STEADILY, PROGRESSIVELY AND A CHOICE LIVING ENVIRONMENT FOR ALL RESIDENTS.

Been following the previous thread closely, and saw that coming. The previous thread was a good move by LYG to engage the new and future buyers and they seems open for suggestions and stuff, but at the end there are more complains than suggestions. This give negative image to LYG. For future buyers, some of them even cancel their purchase or change their minds about BTP after read the forums. Anyway I believe it's not our fault to ask and complain. Hopefully everything going fine.

The fact that people cancelling their booking or changed their mind on BTP is not a good sign but LYG should take it as a challenge to make their service better. Now they have taken down the forum means that they are afraid of what they have promised and in the end of the day they couldn't careless of our complains. As for me, I have made my purchase at garden height phase 4, and my hope is high for this township especially when an open discussion forum was created by LYG, so we can see transparency on their side but now no more discussion, just we amongst the buyer need to stay together so that any bullshit by LYG we can fight as a community.

ya.... I was shocked too to see the forum closed down so suddenly and without any explanation especially immediately after Faishall's 2nd posting. I thought his questions were very sharp and with basis. It was unfortunate to close it down so suddenly and especially without any reasonable explanation and letting faishall's question hanging.

This makes me feel as if I m making very unsound judgment to buy here. Initially I thought lowyat group was trying their best to improve on their previous image which has been quite negative even among many people. Now I really hv to think twice about whether to continue with my booking and purchase of this place. If lowyat group don keep their promise it is no Gud for us.

This closing down of the forum is really very bad image for lowyat group.

The forum has been a real thing and provide hope that lowyat group was really serious to develop bandar tasik puteri. Esp now we will never know what is the real updates on BTP later interchange.

I feel so short changed. cry.gif rclxub.gif mad.gif vmad.gif flex.gif

Maybe they are not supposed to reveal too much confidential information.

Maybe some projects have met dead end so they have to break the communication (eg. LATAR exit, recreation park etc).

Maybe all developers cannot make business if they are being too honest.

Hmm.. it seems all my assumpions are towards negative side. Well, anyway, all developers are the same even the prestigious ones. So don't be surprised they closed the forum.

Understood that the relation should be strictly business but the buyers right should be the main priority afterall it's only business. Moreover in Malaysia, after sales services is almost non-existence, like i said in earlier post, as a customer we only want a fair share what we suppose to get. But anyway, now is the time for me to hope for the best. After all, i can only afford to buy properties at this part of the world smile.gif

Agreed. It was not our own initiative in the first place that causes LYG created the discussion, it was their own. After all the talk of creating the board for making things clear and to hear buyers complaint and all, closing it suddenly does not make any sense.

I also agree on other people's point of view that LYG sort of affected by the discussion there since the flaws are all discussed openly on thr thread. You can see their sales slowing down. Again, they should see that as a challenge for them to improve.

I am now hoping for the best for BTP. Hopefully everything will go well. I can see BTP's potential, but it is up to LYG credibility as a developer to make it happen.

Some are lucky that they still can cancel booking. For us locked buyers after SPA or already tenants of BTP, can only hope and pray for the best. Most important is LATAR exit, the sooner it comes - the sooner the township can blossom.

Even without the developer here, hope that all of us the buyers/residents of BTP can share any related news/info here among each other. If there is any complaint, I believe we still can deliver the message to LYG if the number of buyers/residents complaining is significant.

The latar interchange is a massive thing like Southville interchange by mashing. Lowyat announced in mid 2013 and promised completed in 2016. 2 years gone, nothing happen except site clearing and still promise buyer complete in 2016.

This latar interchange may come one day but I don't think is in the next 2 year lor.

treblecase bro, so end up which property u buy after cancel this booking?

It's beyond massive bro. In fact it's the only thing I considered when I made the deposit. The answers given & the consideration when I noticed there's already 2 interchanges nearby within each other (Kundang & Puncak Alam) made me wonder what's the possibility of slotting another interchange in between. Come on, who are they trying to kid? The very success of the project depends on this interchange. LYG should be applauded for having the forum here & engaging with buyers & potential buyers. It's a freaking open forum. You gotta expect some hard questions. So to close the forum just when the "heat" goes up reflects very badly on LYG. In a way, it justified my cancelation.

Meanwhile, I'll be looking for potential in the southern corridor instead.

Good news - Batu arang road upgrading and expected to be completed in end of 2015. - news From sinchew.

http://mykampung.sinchew.com.my/node/338633#ixzz3OEFcM2Va

Can anyone translate this and explain the content. As per my understanding from Google translate, they will upgrade Jalan Batu Arang from new flyover complete near Rawang toll to Aeon Mall (Phase 2), Phase 3 maybe from Aeon Mall to Jalan Tasik Puteri....

Based on the following photo in the link, it mentions that Jalan Negeri B27, Jalan Rawang, Batang Berjuntai (Fasa 2) hanya melibatkan Jalan Bukit Arang.

Sebarang salah silap translasi tatabahasa, harap maafkan saya.

Thanks bro Yuin Chuan See,

That mean Phase 1 from Jalan Tasik Puteri junction to Bandar Country Homes junction that cost 25 million which already awarded to Anjaria Properties will start and complete within 1 year.

Phase 2 which is from Jalan Sungai Bakau (Aeon Mall) to near Lebuhraya Utara Selatan will open tender Jun 2015 and start work Dec 2015.

Hi guys,

I tried using the Kundang exit from BTP during non-peak hours, it is quite fast to reach the exit, around 10mins but the small kundang pekan will experience massive traffic during peak hours due to junction in the middle of pekan which people from BTP need to cross. The funny thing is, going out to Kundang you dont have to pay the rm1.30 toll but going in to Kundang you need to pay rm1.30. So the worst case scenario is, use Kundang exit to go to work and leave early morning like 6.15 am smile.gif

Going in using Kundang exit you will be charged for RM1.30. While it is true that there is no toll at Kundang, but you will be charged for RM2.00 when you reach Kuang's toll just before heading out to Guthrie's Rawang Selatan interchange. The distance from Kundang exit to Kuang's toll is not that far too...

Does anyone here have news regarding the latest update on BTP interchange? Heard from the last official thread that there will be some court hearing in April or something and when I returned to that thread it was closed doh.gif

Everyone is eager to know on the LATAR exit which is widely said and promoted by LYG, you can even see it in the website and also if you go to BTP you will see a big banner along the main BTP road telling that the LATA exit should be completed by 2016. The only evidence we have is the land clearance on the location. Concerning the court hearing, I have no idea and one person (puteraputeri) if i am not mistaken should know more on this. Now we can only hope unfortunately, we are just mere mortals

Just hope that the interchange will be ready on time. Can say that LYG is serious on this, as they already put this into their website as well as their master plan of BTP. However, anything can happen on this bolehland.

Hi,

I'm new in this forum. Been to Rawang BTP few times since last month and found out houses there have quite reasonable price. Planning to buy Acacia Park Phase 2. Still got a few more units available. After go through this forum, need to seek you guys expertise advices on some of my questions:-

1. Is the property lease or free hold?

2. Encourage to buy?

3. What is the land previously use for? I mean is it a rubbish dump site, a forest or anything else?

4. Is LYG can be trusted? I'm worried maybe halfway develop the they "cabut lari" left the site undeveloped.

Thank you guys...

Aww .. now only I see this thread. Surprising that LYG take such drastic action to close down the official thread.
But expected there will be backlashes with that but to gain confidence, they launched and now closed down.

Cancelled my booking too and hopefully who has committed themselves will be lucky and taken care by LYG.

1. This is a leasehold property.

2. Encourage to buy if you need a house to build a family with the reasonable price relative to the size of house. The surrounding of BTP is harmony and quite peaceful. Unless you seek for something more advanced and it will solely depend on the future development of LYG to this township.

3. I am not sure. But as far as I observed in these few years, it was a clear land with lots of grasses/trees on it (even now you can view it under google map.) Attached Image

4. LYG can be trusted in term of his reputation as one among the earliest developer in Malaysia existed even before merdeka.

My advice is that to trust your instinct (visit the place for a few times) and based on your financial sustainability.

Like what Yuin Chuan See response, he is a very positive and optimist person. If you asked me, I am one of the buyer for Garden Height phase 4, go and take a look at the official forum they LYG have created but closed it down due to loads of scrutiny by the Customer and potential customer. My advice, go and look at several other developers like Mah Sing Mresidence2, you do your comparisons in terms of pricing, quality on previous development, location and then maybe you will get your answer. BTP have high potential but the question is whether the potential can be achieved by LYG only time will tell, as for me, i am taking the risk as this area is only area i can afford, haha smile.gif

I'm a buyer of Acacia Phase 1. Developer cabut lari, not LYG. They have been in business probably older than most of us here. This township has an opportunity, my only concern is things are moving rather slow.

Frankly speaking, I understand that we are the buyers for LYG BTP products (Green Garden Valley, Garden Heights, Acacia Park, Seiring or more) and we expect the best things delivered by LYG.

At the same time, I believe that we should not forget the sole duties for any developer is to build houses and sell the products to us. We cannot blame and carry personal grudge toward the developer if the future plans do not work on time as there are too many constraints faced by a big township development. As we have purchased the products, we can only demand the best houses delivered by the developer (let's pray hard). The rest is up to the efforts by the developer to fulfill the promises made and develops the township into an advanced level (which I have superb confident and faith on LYG).

Lastly, I believe the buyers should do the comparisons himself/herself and make up his mind on his/her own without prejudice (please visit the place for at least few times to reassure about the status). Yes, there are previous buyers who are disappointed toward LYG as they hold high on certain expectation. Yet, I think they should share their ideas rather than demotivate us, the buyers or potential buyers to purchase the products (which I believe that it is THE CORE REASON RESULTS IN THE OFFICIAL THREAD CLOSED-no more spontaneous and latest update DIRECTLY from developer). You may have cancelled the purchase and so what? AND are you sure about bad reputation? You are still staying there (as BTP residents) and yet you claim that BTP developer has bad reputation? What is wrong with you?? People are still living happily and peacefully in this township. Share with us the problems and we might work together to build a better tomorrow for this township.

You are right!!! Hahahahaa... biggrin.gif

To any buyers/potential buyers for BTP products:
Any suggestion for renovation in the house for BTP products (either Garden Heights or Acacia Park)? Any recommendation for cheap but wonderful construction company? Anyone who intend to build up walls and utilise the 18'X10' behind the house in Acacia Park?

Just curious. Wondering why are you still addreplying as you have cancelled your purchase to BTP product? If I am not mistaken, then this thread entitled:"Bandar Tasik Puteri @ Rawang v2, A Place for BTP Owners and Buyers". Correct me If I am wrong. Want to increase your posts in LYN forum for cheap publicity?

Nobody is the spokesperson for LYG here. We are all concerned buyers/potential buyers to LYG BTP products. biggrin.gif

Technically I'm still an owner coz LYG haven't refund me yet. If you're not the spokesperson, why do you bother if I post here or not? You don't like it, there's the report button down there. You want to start a war, I say bring it on!

Icic... Anyway, I have my strong stand in the forum to bring up positive arguments rather than demotivated comments. As one of the buyers, I believe we all have to think optimistically and plan for the best we can in the near future. With all due respect, we are here to seek for sense of belonging in this township.

Bro treblecase has been politely responding so far unlike certain individuals in the official thread. He has used 'ignore user' toward me rather than sarcastically condemn my curriculum vitae and even physical appearance like a few of other childish forum individuals (still haunting the forum like a child). He earned my respect. I have no personal grudge on him.

To FirstHome,
If I have messed up in your forum title, then please let me know. I will definitely quit this thread if you tell me to do so.

This thread actually belongs to all of us owners and potential buyers.

Nothing wrong with criticism and positivism.

Anyway, your contribution on the township is greatly valued, your photos, updates and etc.

hahaha...your statement made me laugh until tears come out. Best things delivered??? even top notch developers cant do that anymore due to mass production and profit oriented.

Developers only have ONE motive la...to make $$$ out of us. welcome to the real world not teachers' world.

Everyone has prejudice towards certain things and you cant control this, neither do we can control you.

Anyway, i like the fireworks here!

Anyway, my 2cents.

The interchange will be completed but might drag longer to settle with KLK. either give them $ or grant them access to the latar highway as they have huge piece of plantation land across current BTP. So, once again $ oriented move by others.

NOT to worry about another interchange near kundang as that one is linked to Guthrie... so LATAR needs this interchange to make money, if all diverted to Guthrie via kundang new village, it will be a big blow to LATAR's future traffic growth.

Lastly, GAMUDA will launch a gigantic township inside kundang new village. They are building one big propert interchange now at kuang interchange before they launch houses... This is what we call TOP NOTCH developer that settle infra first before selling house. It is a much safer bet but comes with higher price tag la of course.

Good luck!

Who are you to instruct the admin? For a long time I suspect that you are mentally-ill. Please visit doctor, nyunyunyu. biggrin.gif It is ok for you to dislike the developer. However, you should provide constructional critics rather than keep on telling the forum members the same thing over and over again.

We are all concerned buyers/potential buyers to LYG BTP products. biggrin.gif

Hi all, just some questions here... For the buyers of Acacia Park Phase 1, do u hv any discounts for phase 1 ?

R u still having the DIBS scheme? If there is discount for phase 1 Acacia Park, how do the developer gv out the discount? Is there black & white documentation for the discounts the developer is giving to us in the S&P?

Thanks. I just want to b sure the discounts r there. So far I hv not receive any black & white on the discounts.

If I am not mistaken, then you are talking about rebate. Yes, it has. However, there is no black & white documentation for the rebates written in the S&P. Anything, u should refer to the sales agents who in-charged on your purchase.

No DIBS scheme. There is rebate on credit note, it should be stated in the order/booking form. Phase 1 buyers should be getting it back soon.

Some random sharing of information.

As we can observe in both Acacia Park Phase 1 and Phase 2 plans, the interior constructions are different in term of the position of toilets/washrooms. The exterior design should be similar.

Nope... I am staying in KL. I put my efforts to visit BTP weekly to gain more confident for this township development. biggrin.gif biggrin.gif biggrin.gif We hope the best delivered from LYG, right? biggrin.gif biggrin.gif biggrin.gif

Hopefully, the photos sharing is not nonsense as claimed by certain irresponsible individual from Kepong who realised himself is in the wrong thread. Yet, we cannot do anything on him but to ignore user. I do not like fireworks.

I hope LYG sees this. your banner ads in this forum is outdated - still showing CNY (mid-April already). It is not cheap to wrap banners for long periods in a popular forum. You should refresh your banners or stop your ads.

How is the Seiring Residence Semi-D take up? It's quite nice, has about the same price and size with M Residence semi-d. Supposed to come up with clubhouse facilities but is not certain. If not mistaken, will use the BTP Golf Club as its clubhouse.

Nope. It does not mention the due date for Latar Interchange completion. The 2017/2018 is expected date for Acacia Park (I think is for Phase 3) to be completed while the article also mentioned that Acacia Park is 400m from Latar Interchange.

Bro FirstHome, it is not launching la... It is opened for registration. biggrin.gif

Response from LATAR people on BTP exit:

No talian LLM adalah 03-87383000 Bahagian Pembangunan/Pengurusan Projek. Kerjasama Tuan Tuan dan para pengguna amatlah kami hargai. Sekian Terima Kasih. SS"

Posting from Acacia Park FB page:

"Based on unofficial news sharing, we were told that the related parties are quite close to resolving the legal issue on the land acquisition of Latar Interchange. Bear with the respected parties a little longer. Once the developer announces this, we are quite sure there will be a jump in the property prices for Acacia Park."

Hopefully the above statements becomes reality as the LATAR is the main reasons most of the buyers including me decided to buy a property there.

The rebate is paid by LowYat via cheque? Not direct into our loan account, right?

Hope this will bring improvements to Rawang as a whole.

Tuesday June 9, 2015 - The Star Online

A FOUR-hour dialogue between the authorities and residents of Bandar Country Homes (BCH), Rawang, as well as surrounding townships proved to be an eye-opener for both parties.

Among the issues raised were crime such as snatch thefts and house break-ins, limited Internet and mobile phone network coverage, floods, traffic congestion, untrimmed trees, mat rempit and uncollected rubbish.

I think the TWO will really take a long time to complete, and the developer definitely needs to be careful on this, as this is a big investment. They need to make sure there is crowd to generate revenue for them. At this moment, personally thinking, Rawang has still no such crowd to support such big Theme Park Resort, Wholesales City and Outlet Mall.

Acacia Phase 1 buyers: I received copy of bill (original went to bank) for first 10%. Called lawyer and they said loan agreement is not ready as land is charged to RHB Islamic, need to be released before loan agreement can be completed. Not sure how long this will take. As of last week I haven't receive anything yet. But I'll check again next week when I'm back home.

Last time it was difficult for me to sign the S&P due to travelling for work, now it's difficult to check if the bank has sent anything or not.. I just hope I didn't get penalized for paying the progressive payment late in case if I didn't read the letter on time.

I have not receive it. Developer said they will prepare the full rebate in a cheque once the first drawdown with the bank happens.

It has yet to happen for my case as developer needs to have RHB Islamic release the charge to land before my bank can charge it and put it to my loan agreement. Developer confirmed that no late payment penalty on this since it was their own delay.

Any Acacia Phase 1 owners that have receive your rebate?

I'm also wondering what are the rebates given to the Phase 1 buyers, as for me I bought an unit in Phase 2B and did get a rebate(AngPow) RM2888 since i booked it during CNY.

May be Phase 1 buyers can enlighten us on what was the rebate given?

Acacia Phase 1: 12% discount

10% downpayment, we only paid 3% from own pocket - 7% came from discount

total discount 12% - 7% used for downpayment = 5%

this 5% is the rebate that we are waiting

I thought Phase 2 was the same. How much discount you guys got?

Have not, there is pending land transfer (current land for Acacia is charge to RHB Islamic by Lowyat). RHB needs to release it before my bank (CIMB) can effect in my loan agreement. Due to this, there is delay in drawdown of the first 10%.

As far as I know for Phase 2 there was early bird discount 7% + CNY AngPow RM2888.00 so I guess Phase 1 buyers are lucky to get 12% discount.

Another thing im not sure u guys aware but when I went to sign the SPA the lawyer office told me that the developer will pay for the security guard services for 1year but house owners must form a housing management. Did your lawyer or agent inform you guys abt this?

I would like to check with the sifu's here abt the MOT, if its my first home am I entitled to get the 50% discount for the MOT?

I believe on the last Bajet 2015 they mentioned for the 1st home buyer below RM500K will be entitled to get 50% discount for the stamp duty. I'm just confused with the MOT and Stamp Duty, both are the same thing or stamp duty is just related to SPA and Loan Agreement?

MOT no discount, we need to pay for MOT after 1-2 years we get the keys, depending on how fast the developer submits.

For SPA and LA, it is fully subsidized by developer - so whether it is 50% or not does not matter.

Hi, which phase you bought?
I bought Acacia Park Phase 1, and my lawyer is Nik Hussian & Partner.

Whoever the lawyer is, I think you just need to make yourself clear on the terms & conditions in the s&p.
If you have any questions, just ask the lawyer.

I get the credit note already, but not yet the cheque...the sales agent said the office will call for cheque collection, but there is no news for the last 1 month. Maybe need to call there and check.

Good thing about this we do not start servicing any bank's interest. Not sure how long the developer will take to clear this.

Hi FirstHome, I just received letter from my bank that the 1st drawdown has been made on 27/07/2015.
Guess now is time to chase for our rebate from developer.

I called HQ to ask about the rebate last Friday.
Apparently they haven't received the letter from bank yet.
Will update again if there is any progress.

Some random sharing of information.

As we can observe in both Acacia Park Phase 1 and Phase 2 plans, the interior constructions are different in term of the position of toilets/washrooms. The exterior design should be similar.

Hi all

I'm oldies in BTP, bought house here in 2002 and the interchange had been promised by LYG back then.

Put aside our sad story, now already September 2015... and sadly as at to date yet to have any construction on the said interchange.

Anyone can share info or update the interchange status?

I am agreed with you. The main reason i buy also because LYG promise for the interchange, if the interchange delay, it will be so difficult to travel from Bandar Tasik Puteri to KL for me.

???? Interchange - Exit 3507 (Future) - Could it be the Sg.Serai interchange? It's another shortcut way to go to BTP and you may skip one toll as well.

Im not so sure for GH though. The first time they contacted me back in July is regarding the cheque who they should address to and will let me know when the cheque is ready.

I waited for quite some time and got out of patience so I gave them a call on last month and suprisingly the cheque is ready for collection from their head office in Jalan Ipoh.

I think it is better to call them up rather than just wait bro.

???? Interchange - Exit 3507 (Future) - Could it be the Sg.Serai interchange? It's another shortcut way to go to BTP and you may skip one toll as well.

Serai Interchange connect to existing Kuang Interchange.

It is very bad management for Garden Height Phase 5. Acacia park all already get the rebate.

We purchase earlier than Acacia Park buyers however we get rebate so slow.
Any phase 5 buyer get the rebate already?

I havn't get mine.
It seems like they only start to prepare when you call to ask.
I called last few weeks, then they ask me to call again to check the status after few weeks...I will call again later.

From my experience, it is a norm for LYG to make a call for them to start react. So, don't stop calling until u get what u suppose to get.

I'm not so call expert in engineering or architectural, but I believe normally the manhole will be built at the back of the house.

I believe it is under infra because of round shape.

For under home resident it is rectangular shape at back of the house.

May be it is for infra, but personally I think it is nicer for the developer to plan properly & build at the back of the house.

There is no point waiting for the latar interchange to materialize now i suppose. With kundang interchange 5 km from btp and the statement from ukas last time that they will pay 70% of the total cost of the btp interchange i dont think the project will proceed in the nearest time.

Ukas is gomen agency and gomen currently broke. No money. They will just downgrade this project in the priority list due to existence of kundang interchange. Somemore we know the land owner wants higher price.

Hopefully im wrong though.

Saw this in some other thread. I don't think is true ba? Fake rumors?

From what I saw on previous BTP thread for the progress of LATAR exit by Yuin Chuan See. It looked in the progress? Progressing well?

You guys can skip the Kundang toll and go through the under construction-upcoming Sg.Serai interchange, which is immediately on the left, right after the PLUS Rawang Selatan toll.

This left exit is just before the exit to Selayang/Templer after paying the Rawang Selatan toll heading to Guthrie/LATAR. (Note the small opening in between the cones). Once you go in, you will come down at the Sg.Serai road. Turn left, go straight and Kundang Jaya will be 3 minutes away, subsequently BTP.

the source that I heard is from Bina Puri (LATAR) that the legal matter has been resolved, amendment to T&C is being finalized by KLK, and the work to resume 'earliest' this Feb.

No matter what, LATAR will still proceed with the interchange due to potential traffic from BTP, only matter is next year or next 10 years smile.gif .

I saw one tractor was operating at the area last week, and was told its for cleaning/maintenance work, not construction.

Ok. I went to the site today. There seems to be more movements. No construction vehicles in sight but definitely cleared till it's possible to see the opposite highway. I believe they are really starting soon.

Bhd.

advisable not to sell now unless you need to dispose it urgently. Selling now will position the price lower than market offering. so, if you can hold until 2020, i believe the price will pickup.

has any of acacia phase 1 buyer went for the electric and water connection request? how is the procedure?
*
Will there be any charges for the electric and water connection request?

Also anyone knows the status of the 3rd party internet service provider which was promised by LYG to cater the needs of internet usage by Tasik Puteri residents? If i remember correctly LYG said they are in talks with 3rd party company to offer the internet 3Mbps service temporary until TM able to provide better services in Tasik Puteri.

I have visited and sign all the documents required last week.

According to Ms. Tang she mentioned that there will be charges such as deposit for TNB, Syabas, maintanance charges and etc at an estimated cost of RM2K to be paid when we collect the key.

Regarding the internet connection, she mentioned that there will a person in charge for overlooking acacia park once we receive the key then only we will know who is the person in charge and then we could ask that person for all our questions as currently there is no person who is in charge yet.

Hope that I answer your questions and other members who have additional info are encourage to share with us all as well.

You can call Ms Tang first, to arrange another time. Need you to be there in person to sign the docs.

Thanks. I manage to get through the line yesterday and she said they already extend the dateline till end of month, which is good for me.

BTW, what do you mean you got your house number? It's different than the lot number in SPA?

Your actual house address with house number. Example if your unit is facing the kelapa sawit, your address is like the below:

XXX, Jalan 5/1B,
BTP 5, Rawang, Selangor.

Hi, can anyone give me the number of Ms. Tang? I'm acacia phase 1 buyer, was wondering where to get such information from like keys collection, electricity and water connection etc? I should do the request now or later when I collect the keys by end of the year? also, I'm a bit worry about the safety at BTP. I hope Acacia Park later on will be a gated community with good security guards.

It will only be gated after all phases are ready. Phase 1 buyers once collect keys need to wait for gated security > 1 year.

Ya lorr. Due to this reason, lots of developers nowadays just use these terms interchangeably like they are the same thing. A lot of people don't even bother to do the due diligence to understand this stuff

I also curious to know why it take so long to resolve. But the road work is progressing actively at KLK land site based on my last visit there. If still not resolved, how come the work can be done on KLK land?

hello all... i'm a owner of Garden Heights Phase 5...
Received the keys close to 2 months now, and still no electricity..
When taking the possession, was said the electricity will be connected at most 2 weeks, but until now nothing..
everytime I called the operations office, the answer is they are having some issues with the TNB... and always ask me to leave my number to allow their superior to call, till now nothing.... bangwall.gif
I'm so tired n fed up with this issue.. this is delaying my renovation works which will eventually delay shifting...
till now no any clear information on the electricity status... mad.gif
Developer delivered the key prior completing all this to avoid the penalty...
anyone, here is a Garden Heights Phase 5 owner..
how u guys go about it..

as a lay man, I see a completed house with vp is a house with all the amenities including electricity...
the developer should be responsible and coordinate all those thing prior issuing vp...
without electricity the house is not fit to be occupied, how can they issue vp.. hmm.gif

What meeting? For garden heights owner or Acacia park owner? Is there multiple FB page because the one follow did not mention anything about this.

If can, try to hold until completion of LATAR interchange.
There will be some appreciation in price. rclxms.gif

Latar oh latar....
3 yrs ago....lowyat said it will be completed in the next 1 yr.

3 yrs later today....it says will be completed end 2017...

Frankly....who knows when it will be opened...

Cut loss and move on.....

Waiting for rumour becoming fact....it might not worth the holding period

That is why I do not participate in any public forum talking anymore. There are too many people like below:
1) Only bad-talking based on their prior impression on anything
2) Never apologise if they have given any false/misleading information (funniest thing is that they will only diam-diam delete their previous post)
3) They think of using anonymous (hide their actual identity) to avoid real world legal accusation (being sued by related party/developer for irresponsible statement).
4) They can never compromise anyone to talk good on developer one. They only think of themselves and they are always the righteous one.
5) They only want to win in their conversation as adults or in their heroic profession A.K.A. investor.
6) Last thing (personally I think this is the most important one), we do not even know whether they are in the right forum or not. For instance, are they even the buyers or simply bullshitting fellas? You know I know la.

Read the title of this thread, bro. It is not about rules. No offense. It is about common sense.
If you are one of the owner for the new phase in GH (which I assume so or else why are you so busybody to represent the people there to talk, right?), then I feel really sorry to you. Yet, the proper way is to voice it out in your Residential Association and bring up the issue to related parties like developer, MBS and TNB. There is no point crying over spilled milk as you have owned the house. Rather you should focus to solve the issue as soon as you can. Don't you agree?

Good morning Chuan See,

I would like raise it, as for a responsible developer, they shall not handover the house to owner without electric supply.
From my point of view, they try to avoid penalty for this. Many of the Owner from GH Phase 5 have to talk to TNB and Developer both party, however i would like to sadly said that both party is playing " tai chi", blame each other.

I do not experience such thing in previous purchase house. Just my opinion.

I heard Lowyat has issue with land acquisition earlier on.. hence the dragging. Nevertheless... more than 3 years for highway interchange... it is quite draggy and no good for developer's reputation and causes many inconveniences to the residents. This reminds me of Bandar Saujana Putra where LBS was delayed in completing the interchange... Eventually after delay of 1-2 years.. they completed it (together with other infras) even when their land JV partner Talam went burst.

Prospect buyers and owners should enquiry the developer about this matter as BTP township relies on this for conveniences to travel out from Rawang otherwise need to make 10-15km trip to nearest toll.

Yea, they have delivered an incomplete product.

Its like delivering a car without an engine.. bangwall.gif
We have to follow up with developer and TNB to get things done.
Where initially promised in few days time will receive the electricity, but days turns to weeks, weeks to month, month to monthssss... rclxub.gif

Still no streamyx connection too... I just don't know how long will it gonna be dragged... cry.gif

Fact is fact. Ppl who are not owner have the rights to know the truth.
It provides a good information to me. So now I will think twice and need to check carefully b4 investing in that developer.

Please lah...wake up from your dream.

Without investors and flippers there wont be any township in the making. Do u think you can find an 100% owner only township in klang valley? Even as owner do you think they signed a 10 to 20yrs owners stay lease there?

And more so investors help to bring up the resale value of yr township also.

I dun see why you should be so agitated.

Hi all, i am so glad that i din get conned by LAU YA Group...VP before getting electricity in place just to avoid LAD payment is a as slick as a snake.

I have been scolding MS in private chat group but looking at this, i decided to forgive and respect MS. Still sucks but at least they act like a gentleman and a responsible property developer.

That's why coms like LAU YA Group wont and cant become one of this premier developer.

Some people are just living in dream forever and wont get up. (or denial syndrome or choice-supportive bias whatever you wanna call it la)

oh man, why are you talking about resale value if there is NOT even potential buyer lol.

Guys, where the Petronas in BTP is located? I once followed GPS from the BTP main entrance but it led me straight to a dead end with cones (closed road).

And, do they have ATM?

There is petronas in BTP. At the end of the road connect to Latar interchange, and there is ATM inside but is MEPS atm, if i not remember wrongly.

Good news - Batu arang road upgrading and expected to be completed in end of 2015. - news From sinchew.

http://mykampung.sinchew.com.my/node/338633#ixzz3OEFcM2Va

Can anyone translate this and explain the content. As per my understanding from Google translate, they will upgrade Jalan Batu Arang from new flyover complete near Rawang toll to Aeon Mall (Phase 2), Phase 3 maybe from Aeon Mall to Jalan Tasik Puteri....

hey anyone has gotten the key to Acacia Park Phase 1 (intermediate lot)? I was wondering how to build the kitchen cabinet when the sink placed in the middle instead of the window area. how much do you think to move the sink and the plumbing pipes?
if the built in stove placed near the window, i would not be able to place the hobs.
any suggestion?

Who are we to justify whether a design is stupid or brilliant? How do you predict whether a product is a failure or success...
Personally, it is a small matter whereby we can solve it easily by putting a pail on the other side and pull the pipe into it.
Perhaps, the design here is meant for the user to wash his/her arse after shitting on the toilet bowl...

BTW, I never intend to backup the developer or what. I just 'beh tahan' the harsh words used by the netizens...
*Please do not lecture me about freedom of speech.
I still stand firmly that we should propose an issue along with solution in the forum rather than barking without purpose.

Why don't you tell me that which part of my points is wrong regarding that issue? I did suggest a solution on it.
Who are we to disagree with something by using annoying words in public forum?
I simply express my point of views to praise the end-product delivered as others condemn it.
Dude, what is your issue here? Please learn not to get the thing personal.

I simply express my point of views to praise the end-product delivered as others condemn it.
Dude, what is your issue here? Please learn not to get the thing personal.

I have to agree this is such a stupid design eventhough just a minor inconvinience, now the pipe become useless unless you buy a hose and this already ruin the whole aesthetic view.

As few of you insisted that I am the most not welcome people in this group, then I will exit this thread from this moment onward.
To the forum warriors/anonymous who are not even the buyers of the project and keep on commenting as though you are one of the residents of the current projects in BTP... I hope that you are happy and peaceful now.
So long... May your 'mature' discussion ends up with fruitful solution.

To my future neighbours,

Just want to double check with you guys, I received the TNB Welcome Letter and noticed the house unit number totally different from what is written in the S&P. As i remember the agent told me the street number only might change but not the unit number. Does anyone knows more news on this matter?

p/s: Im a Phase 2B buyer

The number used in S&P is actually lot number, not the real unit number. Similar to phase 1, lot number and unit number is different.

if that is the case, South KL (Kajang, Semenyih site) property value is better that North KL (Rawang, BTP, MR2, etc) in term of property occupancy rate is high, less hanging banners for sales or auction and better infrastructure

but areas like puncak alam, BSC, denai alam, saujana utama still having good occupancy rates... and even those those landed projects nearer to rawang jusco/ NSE exit also having quite good occupancy rates from the lights at night... just this particular part of rawang are that bad only... in term of banners and also the night lights... cannot use one yardstick and tenggelam whole kapal... lol...

A little update on BTP from my recent visit, quite some improvement have in this township but expecting will grow more in future as I notice food/retails franchise start coming in..

Just name fews:
KFC, Pizza Hut, Secret Recipe, Family mart, CU mart, mr.DIY, Watson..

Plus a new mall and more shot lot in construction..

One problem I notice is that the commercial lot is to centralize, which means that u need to travel quite distance just to buy a coke and car park seem not enough.

For example,
from Acacia Park to Medan Puteri need to travel 3km..

Bumped. LYG did VP the house before getting electricity done? Bumped, so future buyers know.

Never let people forget.
