which part of klang south? sean kor, klang south means bukit tinggi, botanic areas.. this will be the second LRT integrated project in klang after the AEON bkt tinggi, landmark office, hotel, Lead residence area.

Klang need some supply... That's why tissue hotel can charge so expensive... Pkfz is in west port?

yes pkfz near but not in pulau indah..i bliv cargill is onnd left side few km south of glenmarie if heading into westports...

Tissue hotel only 65% occupancy in 2013 but no competition..I bliv novotel will do OK esp for weddings given the good branding..

I like the seafood shop opposite this novotel, n lately can see big construction of some china company n big party.. location stil a bit weird but they say got AEON as an anchor tenant thr mah.. I bliv the area cant support a mall.. already got 1 fail harbor place by AirAsai boss co-owner with rental as low as RM0.50psf hehe..

Still thinking why novotel masuk thr la..

Site next to Laman Greenville with 2sty Semi D and Bungalows...Location is here https://www.google.com.au/maps/search/bukit...#33;3m1!1e3

Sandwiched between end of Kesas and Jalan Pendamaram. Noted that the map says SAZEAN Business Park is wrong...is actually Laman Greenville by WCT. The correct location is next to it.

i think quite good investment cos this area up and coming although is far from KL...but last time i think setia alam is soooooooo far...now it seem the distance 'shorter' already haha...what other tai ko and sifu think? worth to invest?

U can opt to use the Botanic flyover to go in from Botanic instead of the usual flyover with traffic light. This will save a lot of time beating the jam. brows.gif brows.gif

less jam edi rite? since they open 3 lanes. of cuz those inconsiderate fckers that make it 4 lanes the 1 contributing to the jams.. but compare to previous, now is better.. but im not a frequent user of that road unless I wanna go aeon lol..
huhu ksl on my right and aeon on my left..plus this new development and lrt opposite... not bad lol..will TPG be develop in the coming yrs??

by the way the jam is not as bad as federal .... or other p lace in kl lol

KUALA LUMPUR: WCT Holdings Bhd's subsidiary Gabungan Efektif Sdn Bhd has entered into a sales and purchase agreement (SPA) with Elite Asia Pacific Sdn Bhd to acquire three pieces of land worth RM118 million located in Klang, Selangor.

In a filing to Bursa Malaysia, WCT said the freehold land covers a total of 7.9 ha. located adjacent to the company's current Laman Greenville development and next to its existing 12.95 ha. commercial development.
"The acquisition gives the company the option to combine the land together for a potential future integrated development with a gross development value of about RM2.7 billion and help strengthen our presence in Bandar Bukit Tinggi, Klang," said WCT.

The group said the cash purchase will be financed via internally generated funds, adding a 10% deposit or RM11.8 million will be paid upon execution of the SPA, with the balance payable within the completion period expected in three months.- Bernama

Is this located in the former sazean land or elsewhere.. I hope the apartments look like cascades KD drool.gif drool.gif drool.gif Should have fewer commercial lots as this area will have sazean, one kesas, gravit8 cry.gif cry.gif Think commercial here might do better than Bandar Bestari side due to this area being closeby to PKFZ, port etc with a lot of jobs

According to Wikimapia, this one is beside laman greenville and is currently sazean business park.. can u edit the wikimapia map for us if u know the location?

Sazean supposed to have KPJ on top of new manipal hospital in Bkt Tinggi

Mitraland development always can create certain of value to surrounding. From commi till resi. Can see from past few projects. They develop according the surrounding need and what missing there.. With quite ok price.

Yeah. KD obly has 2 coffee places, a bank and what came to my biggest surprise is this Ikazaya Japanese bar (the one that have in 1U) on the 4th floor. So weird. Idk how are they gonna survive. But the residential is almost fully occupied with lots of korean amd white girls. 😚😚

Bigman. Really no kangtao on this Mitraland klang ah? Entry price seems good.

Resi okay la. But commies really so so only.

I mean the developer is good la. Not too bad workmanship with really attractive yet affordable entry price. Their design and idea is really up to date with modern facade (unlike other new projects still so old school). Hope Mitraland grade A office next door will start filling up so rental can go up in residence

I honestly think need wait for the MRT in KD. Ya I guess balakong has got no hybrid shops like C180. That explains the centre of attraction. KD nughtlife biz all got stolen by The Roof. That's what an ex owner of a bar which has closed down in giza told me.

Nvm la can hold can ady. But those taikor who bought the shop for 4 to 7 mil have to hold kao kao lo.

Ya, at c180 I still remember their first phase shoplot only 750k+. Now that row full of banks. I knew a owner rent out his two shoplot to 2 different banks. Sibeh Huat kaw kaw. That time before aeon Cheras selatan still quite ulu. U very hit the jackpot.

Yup... Cos I quiet familiar with tat area... When property boom just pick up 5 years ago.. Oledi dumped money at tat place... My investments almost double the value...
But Same area not every investment will get same return... Like shop lots At Dutamas ... Now bcome some thing like light industry area...

MITRALAND GROUP SDN BHD will be building a new landmark in the fast-growing southern Klang corridor in Selangor. A number of townships, such as Bandar Bukit Tinggi, Bandar Botanic, Bayuemas and Bandar Parklands, have come up in this area, making Klang a rising housing and property investment hot spot. Banking on the potential of Klang South, Mitraland is embarking on a RM1.3 billion mixed-use development there called Gravit8.

“We looked at the opportunity and potential in Klang South. The place lacks a lifestyle development, a place where friends and families can gather and enjoy some time together. We want our project to be that place,” CEO Chuah Theong Yee tells City & Country. The name “Gravit8” is a play on the word “gravitate”, he adds.

The development is located on a 15-acre freehold site in Jalan Klang Banting, opposite the proposed Johan Setia LRT station. It is also next to the Shah Alam Expressway (Kesas) headed towards Port Klang — about a 10 to 15-minute drive from Kota Kemuning.

Consisting of serviced apartments, speciality retail outlets, a mall, corporate offices, small offices/versatile offices (SoVos) and a boutique hotel, it has a marine theme, which is what comes to mind when Klang is mentioned.

Mitraland chairman Datuk Johan Ariffin says the developer plans to have an eight-acre lake on the site. “We will not only invest in landscaping it [the lake] but also build walkways, fountains and other water features. We would love to see families enjoy the lake, the views, go kayaking or boating.”

In line with the theme, Mitraland also plans to display the first in-mall aquarium in Klang and set up the royal city’s first seafood hub within Gravit8.

“Everyone talks about Klang’s seafood; unfortunately, there aren’t many nice places to dine at. We would like to offer good seafood in a nice dining ambience. We are still in the midst of getting the concept finalised. Once we are done, we will talk to some local famous restaurants for joint-business opportunities,” says Chuah.

The first phase of the development was launched in March and has seen an encouraging take-up of 80% without the help of advertisements. It offers 22 three to five-storey shopoffices that have built-ups of 4,909 to 18,190 sq ft and are priced from RM1.83 million to RM5.5 million. The phase is due for completion in May 2018.

Phase 2A, comprising two towers offering more than 600 serviced apartments, is currently open for registration and is targeted for launch in December. The apartments have built-ups of 600, 750, 850 and 1,000 sq ft and an indicative price psf of RM500 to RM550.

Mitraland’s current development direction is something that is affordable yet fulfils the demand for lifestyle products and Gravit8 will reflect this mantra. Some 80% of its serviced apartments will be priced below RM500,000. “Some are close to just RM300,000,” observes Johan.

“I believe lifestyle accommodation is the trend now. When you are young, lifestyle may mean a vibrant nightlife but when you get older, you want to go back to your family and have a healthy lifestyle,” he adds.

“Nowadays, people would rather buy a 500 sq ft condo with lifestyle facilities and tight security rather than a non-gated landed property without the services.”

For Gravit8, the developer is eyeing local buyers from Kota Kemuning and other nearby Shah Alam areas. He believes the population in Klang and the surrounding areas is big enough to support the project. “Bear in mind that there is no such good-quality, niche and strategically located project in the vicinity,” Johan points out.

Success formula

“We see ourselves as a niche developer. For our business model, we don’t need big pieces of land, just small ones but in choice locations. We want to create...” Johan pauses to find the right word and Chuah chimes in, “high impact.”

This has been Mitraland’s philosophy for many years — to create high-impact or high-value projects in good locations. “How do we do that? Our formula is to find the right place, identify a gap in the market and fit it with the right product. Maximise the land’s value with a good concept and product,” Chuah remarks.

The developer has projects with an estimated gross development value (GDV) of RM2.5 billion that use this formula and will keep it busy for the next four to five years.

Its projects are spread across various locations in the Klang Valley and Greater KL — from Cheras to Mont’Kiara, from Kota Damansara to Puchong and now in southern Klang. Soon, Mitraland will be moving on to Semenyih and even Melbourne, Australia — its first overseas project currently on the drawing board.

“We believe if you can get a piece of land at the right time and at the right price, your project’s success is already halfway there,” says Chuah. The other half of the success formula would be the project’s concept and current market trend. For instance, the developer introduced the first serviced apartment project, named Livia @ C180, to Cheras South in April 2010.

Besides Livia, another high-rise development launched by Mitraland in Cheras South is Vina Versatile Homes, which has recorded 90% take-up since it was launched in mid-2013. According to Chuah, the 7.5-acre freehold three-block residential development was 50% completed as at May and is due for completion next year.

“Looking back at South Cheras, we built the first serviced apartments there and now there are countless of them. We saw the potential and market gap then. Similarly, in Klang South, we hope to fill this market gap and hope it will be a successful business formula,” Chuah adds.

However, the developer wants Gravit8 to do more than just fill a gap in the property landscape in Klang South. “Of course, we can just build condos there but we want to be there for the long haul, so we want Gravit8 to become an icon for Mitraland and Klang South,” explains Chuah.

Gravit8’s Phases 2B, 2C and 3 are scheduled to be unveiled in the next few years. “We need to be realistic about the current market situation. If the response to the current phase of serviced apartments is overwhelming, we may open the next phase this year. Otherwise, Phases 2B and 2C will be launched next year,” says Chuah.

Phases 2B and 2C will offer more serviced apartments, retail shops, the concept seafood hub, a mall and SoVos while Phase 3 will feature offices, a boutique hotel and some retail shops.

“We have yet to decide who we will be working with on the hotel and mall, although we have some experience in running a hotel. I suppose the hotel would not be too big, between 150 and 200 rooms,” Johan says, adding that Gravit8 should be completed in seven to eight years, depending on market conditions.

Chuah, who had set up Mitraland right after the 1997/98 Asian financial crisis, does not deny the fact that an economic downturn would hit every industry, including property.

“In past economic crises, I experienced a market that saw a 30% drop in property transactions. You might think that was bad but it tells me that there is another 70% that still wants to buy a property, even in bad times. As a developer, our mission is to cater for consumer needs and create value in our products.”

Klang South properties in demand

According to Zerin Properties’ Selangor branch head, Paul Poh, properties south of Klang have seen good demand over the last few years. “We see people moving from the old Klang town because Klang South, such as Bandar Bukit Tinggi and Bandar Botanic, have better township management. Property prices there have been appreciating better than those in Klang town,” Poh says, adding that the area offers the biggest shopping centre in Klang — AEON Bukit Tinggi — while the LRT will be stopping in the area soon.

“The area has AEON Bukit Tinggi and GM Klang, plus it is so close to Kota Kemuning, whose residents mostly originated in Petaling Jaya and Kuala Lumpur. The area is quite happening,” he remarks.

However, he is concerned that there may be an oversupply of commercial properties in this part of Klang as KSL Holdings Bhd ( Financial Dashboard) is building a large shopping mall — KSL City Mall 2 — close to Bandar Parklands.

“AEON Bukit Tinggi, GM Klang and the upcoming KSL City Mall 2 will provide a lot of choices for commercial property buyers,” Poh says. “Nevertheless, in the long run, I believe the overall outlook for southern Klang is positive because of the improvements in its public transport system and connectivity, which would draw more people here.”

KSL is about 4Km from Kesas, its plan looks nice.

There is another site right behind AEON Bukit Tinggi, i think called The Lead, quite strategic also.

shop lot with that price should be cleared soon. furthermore from Mitraland also. Even though no direct link to Kesas, need to use Jln Kebun it isn't that bad compare to KSL, went there one time and have to go quite deep.(around 1~2km) plan for both is great, but downside for KSL is deep and getting a family mall (KSL2 Mall i think) which will attract maybe many bangla.

Mitraland on the other hand , Gravit8 , is great and all , but worry the Jln Kebun will jam and cause congestion.

correct me if i'm wrong, commercial shoplot around that area is about 1m-ish isn't it? don't take those isolated shoplots to compare, take decent nearby bkt tinggi home one to compare. it's about 1m~2m for shoplot (the seafood restaurant there) iirc that time i talk to one of the house owners to ask about shoplot $

its still along jalan banting Langat.. ppl from banting till klang area will be the main customer.. till kemuning area that side. meaning the same ppl that visits aeon bukit tinggi.. just that now it's split into 2 lol.

this area of Klang is very hot these years! but do people feel the same that the haze is always strong, even in the normal days, always you can smell it... unhealthy! (i love klang, i am just stating facts) smile.gif i wonder how ppl think about this.

Very good analysis.. from a location perspective within 15mins from aeon bbt got many resi area from pandamaran until chi liung n andalas, puteri etc.. Few thousand business/sme/logistics company within 5mins drive from aeon..aeon bbt business doing btr than setiu city mall..
Most strategic location i say is the new Manipal hospital at the heart of klang..

Kls area only depend on those parkland side n all those tpg n banting side with much lower spending power.. many area like the johan setia cnt b developed due to reserve land so catchment is vry limited thr..

I hope kls mall dnt bring in their low end tenants, many pushcart,paid toilets to Kv mall market.. For weekend feel the mall can do OK but weekdays really struggle due to small business/resi crowd thr.. Aeom mall need to do some tenant reshuffling n create more fnb space to attract more crowd..

For new component i say manipal as its located in the centre of the whole south klang.. if u see can easily access, botanic, bbt 1/2, bayu, chi liung, andalas, klg jaya, Pandamaran area n raja muda musa side.. my friend got d 2 storey landed GnG near thr n waiting for high demand from manipal students, doctors etc..

I agree this location. Bukit tinggi, bayu tinggi, chi liung, botanic, andalas, pandamaran is seems to be the next boom area in Klang . In the future there will be 2 -3 LRT stations to service this area alone. This area is heavily populated with Chinese...Thus, very ONG. Got all the major hypermarkets Giant, Tesco, Jusco etc.



gravit8 location is abit south but who knows.....it can get all the spillover effect for the northern side (pandamaran, bukit tinggi, bayu tinggi, chi liung) etc.

The new hospital will definitely bring in the population and demand for housing. Commercial shop lots might not be a bad idea also with all the SME industries, restaurants and banks in that area.

the way u mentioned it it's like both aeon n ksl mall is far apart ... I don't think we can really draw a clear line to categorize resident from which area will frequent which shopping mall.. all because they are just near each other.. I would say 3km max. would that really makes a different? not to me.. duno about others if 3km is not worth the journey.

bkt tinngi already developed sure la rental higher...

exact distance from aeon is more than 5km n time is 11mins without jam..mind u d traffic lights on d parkland side is quite bad with long wait times on the way bck from ksl.. google maps say 5.2km

Taking it at 13mins then u add the time taken fr all those taman nearby as i mention above to go aeon, it would easily be 20minutes..

Do u think the money n sme from tht side will go ksl mall everyweek few times?

theres ppl in klang who prefers 1u anytime..over aeon.
so any mall that has the unique attraction wins. but then again it's just my opinion. we will see in 3-4 years time.

i think most if nt all ppl prefer mv over aeon or any other mall but 1u n mv is too far away..fr neighborhood shopping n movie etc then aeon has a place in their hearts..

Again i too cant wait as i said if they can hit the right tenant mix with diff stuff weekend can do well jus frm klang crowd... Im thinking jaya groce gscinema..

Whenever i go klang see my shoplot near gm always see biznes thr so good..gd if

been to KSL city mall at johor once. wasn't great. if same, lose Aeon Bkt Tinggi 9 roads.

compare to Gravit8 (mitraland)'s Cascades workmanship, both definitely have their own difference. but in the end, if compare each other. the location , KSL > Gravit8 > BT (distance), and depends on patrons preferences. people who lived right beside Aeon will very likely go to Aeon Bkt Tinggi, instead of traveling 10 mins to Gravit8 , 15-20mins to KSL. unless there is something that attract the patron (e.g. a shop that provide specially new good food, or etc)

Talking about whole development, Gravit8 VS KSL . can compare whole day if wanna compare. so lets just not do that.

Talking about rental & appreciation. if compare CURRENT location and price, it's should be like this. (BT property price > gravit8 price > ksl price)

means IF same size, same house. just this 3 location, if BT 650psf, gravit8 will be 600psf, ksl will be 550psf (this is solely base on location difference) and hardly will see bt 650psf , ksl 600psf , gravit8 550psf due to location difference.

but of course all of this depends on the development. thats why if you see and compare, development wise gravit8 and KSL also fine. all own concept.

just my own opinion smile.gif i only went to KSL showroom, haven't see gravit8 yet, so can't fully compare of the whole development. don't think gravit8 showroom is available yet.

I wondered what is the alignment of this highway near the Kesas Highway interchange.
From the official website it shows that it will be near Bandar Sri Andalas.
Does it mean the existing Jalan Langat and Persiaran Tengku Ampuan Rahimah will be part the West Coast Expressway.

WCE would most probably aligned to the east of Kampung Johan Setia, west of Alam Impian, later going northwest direction towards Aeon BBK, which shows the alignment is quite far away from Gravit 8 or BBT.

depends on how to define "quite far" actually. if i lived at BBT area, and highway is aligned at what you mentioned, basically it will EASE traffic on the fly over to access Gravit8 / BBT area right?

Well, WCE does provide an alternative route for travelling between north-south of Klang, rather than going thru the notoriously jammed Persiaran Tengku Ampuan Rahimah and Jalan Langat.

U can check on wce website for more details. Also, I remember seeing some maps showing interchanges connecting to NKVE near BBK, to KESAS near Kampung Johan Setia and to SKVE near Canal City.

Say if u travel from north to south klang, can enter via NKVE interchange and exit at KESAS interchange.

Oh ya. I saw them also in Bukit Tinggi Aeon yesterday. The whole concept is very unique, is a maritime theme for the whole project. They say its gonna be a fancy place.

They are saying show unit will be completed in November.
Price starting from RM 280k after rebate.
Is it worthy for own stay?

Just read an article on The Star online says that the development is moving to western corridor. If this really happen, BBT will really become the next Boom area.

BBt area was always booming.. As my shop is tht side, the area frm botanic (lower occuapncy), BBT2,BBT1(most ong), bayu tinggi n bayu perdana easily has 3000-4000 shops with good biznes on average.. this has spurred demand for props thr..

South klang still lacks grade A office space for all d logistics companies..i bliv gravit8 location is vry good for office space .

I have 2 questions/concerns here:

1. Construction period of 48 months is indeed too long n 42 months is more acceptable for a 30+storey building! the difference in interest fr the 6 months can be another 2-3%

2. Tenant market: Who is gona rent here at 1.2k for a 1+1 630sqft unit? high end condos in klang are untested n we have 3 (if maple counts) coming up in the south.

From my knowledge, klang's low end condos like bayu villa cn fetch 1.2k FF & the key to gravit8's success will be a vibrant commercial centre/mall!

Yet again i say the pricing & product is ATTRACTIVE!

Oh then not too bad since its divided to 4 different svc apartments, i thought one tower 1.2k then siao liao. Haha.. Haven't have the chance to visit maple sales gallery, but often see the advertising boards nearby bukit tinggi area. Is it really that crap?
My friend say bukit tinggi but guess they are okay if it's slightly further in. Rarely people will consider bukit tinggi area for investment; mostly i will say buy for own stay.
Before this i also in dilemma whether to buy bukit tinggi area or setia alam as i am staying in Klang now. But at the end i choose setia alam because bukit tinggi very high crime rates. My friend house got break in twice.
But i would say its a great place to stay if don't mind robber breaking in your house in the middle of the night. Haha.. Just jk, need to increase the security there.

Belum bro, i just received SMS from an agent saying that the show house will be ready soon, but date they never specify.
Smallest unit below 300k only, quite affordable if for own stay.

renting dsl in bkt tinggi 1 to 3 can get around 1k-1.5k... do you guys think ppl in klang wanna rent svc apartment? ok for own stay yea cuz landed prop so mahal now... but since most ofus here wanna invest, im skeptical with klangites in wanting to rent svc apartment.. still got many old dsl can fetch below 1.5k

Service apartment not so in demand in Klang area, my personal opinion. Because we are all used to living in landed houses.
But its hard to say because the price for this Garvit8 unit is cheap, so many will consider buying.

high end svc apartment cater to different crowd... many young mid aged prefer facilities n fnb within walking distance..

Friend bayu villa ff rented out 1.5k n thts low end with flats nearby..Regensi near centro aso decent rental..

Are buyers willing to accept lower yield of lets say 900 fr partly/fully furnish 1+1??

Highway noise will also be a detterant n also no other commie area to walk to! Did they mention partly furnish inclusive of what?

with 1.2k units i still cnt find d tenant market for dis gravit8 but shld be good fr ownstay!!

it seems they are ready to rock soon...i think they should have few types of showroom as the gallery is quite huge... since they have charity run soon, so my guess the gallery will be ready by then...

was checking out SA/klang side.

If gravit8 is about 500psf, consider mid end? pricing shouldn't be high-end imo, or else they are killing themselves. Gotta be similar than current pricing with smaller size, so people can afford to BUY than RENT.

rm150 sure for low cost apartment ... dont think nowadays we can find rm150 on mid end apartment even in san-ka-la area...

i don't see much thing about BRT Station, but for LRT to BBT then should have around the web.

What u mention klang market lack mid/high end apartment. this is very true. so people ranging in between from Low End to High End don't have much choices until new development comes in laugh.gif

big big rebate from the price listed above.. Due to the location not in the prime commercial district of bkt tinggi/bbt2, im not interested..

Btw the showunit looks nice but only kitchen cabinet provided.. Fr ownstay/retirement smallest unit at low 320-330k shld be good..

bkt tinggi/bayu tinggi side numerous SME & logistic firms (thousands of them). Big MNC shld be westport, aker solution, schlumberger, baker hughes & many more companies in port klang.

RM1k rental doable at best..

I highly doubt it`s the latter. Cuz the SA says their indicative pricing starts from around RM300K onwards.
Not too pricey compared to other projects in the area.

Now SA told me the unit selection will be delayed to early or mid next month. Either they're getting less booking or straight one shot open together the second block Adria.

Rarely people move from KL to Klang unless your other family members are already there. Its a big change in terms of daily routine even after MRT.

Personally know quite alot of families came from KL/Penang to live in Klang. Cheaper than Subang / PJ properties and plenty of education institutions within 30km range.

botanic condo looks like btr bet..as long as location is in btw bukit tinggi 1 n botanic, can jalan..highrise along the kesas or even worse the canary area will be hard to jalan.. gravit8 main concern is 1.1k units n many buy fr investment maybe jialat.

I received call from Gravit8 SA & telling me that there's a private event to be held tomorrow.
Im quite interest in this development but Not sure whether this project is worth to invest? Any advise?

This area already got the Manipal Klang Hospital, Tengku Ampuan Rahimah Hospital etc

yes. agree. The first Asean Manipal hospital will have positive effect for the housing and commercial property demand around Bayu Tinggi and Bukit Tinggi 1 and 2 areas. Looks like this area of South Klang could have a mini health care sector and healthcare tourism boost.

Manipal (220 beds) and KPJ (200 beds) are almost the same capacity. Gravit8 have their local demand from KPJ for housing rclxms.gif

The slides showing 2014/15 Bayu Emas Hospital will be completed but obviously they delayed, however their expansion plan announced few days ago it will open in 2018/19

Oh my condo selling at 500k at this area? Guys if you plan to buy pls take a good drive along this part of kesas and see for yourself. This kesas stretch I would try to avoid entirely unless necessary once in awhile travel to port or seafood at telok gong.

Sibeh lotsa trellar traveling up n down and those drivers drive like mad max movie..if u know what I mean. No offense just my opinion.

Dear adhoc, no offense taken smile.gif you might miss out the location of Gravit8, we are actually at the end of Kesas with direct entry from Kesas highway. Please note is end of Kesas already, so is under the 'slow zone'.

There're no factories or warehouse along our Gravit8 road so no worries no MAD MAX truck trailers around wub.gif

Yes take a good drive around but don't forget to make appointment to drop by our show gallery smile.gif

I beg differ, even though almost end of KESAS, that stretch all the way to pulau indah / north port heavy with trailers / tankers.

Slow zone, ???

If use the Klang Banting exit will not be affected by those heavy vehicle. If use the nearest entry which is after the Shell station then that is just the beginning of the road to west port and just end of kesas.

That part of the road turning into kota bayuemas isn't that dangerous as compared to further down at one kesas or the flyover at glenmarie cove.

The biggest headache is the exit to kesas using klang banting to go north (kl/shah alam/subang) which is too near and jam during peak hour. If got direct exit to kesas for north bound then it will be perfect.

Btw, anyone know whats wct doing with each side of big empty land at the intersection of klang banting kesas exit?

WCT Holdings Bhd's subsidiary Gabungan Efektif Sdn Bhd has entered into a sales and purchase agreement (SPA) with Elite Asia Pacific Sdn Bhd to acquire three pieces of land worth RM118 million located in Klang, Selangor.
In a filing to Bursa Malaysia, WCT said the freehold land covers a total of 7.9 ha. located adjacent to the company's current Laman Greenville development and next to its existing 12.95 ha. commercial development.

"The acquisition gives the company the option to combine the land together for a potential future integrated development with a gross development value of about RM2.7 billion and help strengthen our presence in Bandar Bukit Tinggi, Klang," said WCT.

youresidences phase 1 do not have direct mrt link.

Whether RM310k is good deal or not... what is the current transacted rental? Aside the mrt, what else the catalyst for the You Residences? The atria mall wouldn't be completed in next 3-4years I believe.

can't compare subsale with pre-launch project:

-- G8 637sf 1+1 room vs YouR 533sf studio
-- G8 in klang vs cheras batu 9
-- G8 new project but developer support on progressive interest vs subsale service loan now but get immediate rental

looking at the trend, this side of klang kota bayuemas , bukit tinggi may be the investor hot spot from the population growth with 2 new hospital coming in, plus more developments coming in.

1031sqft selling pretty fast.. Not sure about buyer profile.. saw aunties, adult youth, young family.. For me, i'm staying nearby. Just grab 1 unit first & decide later..

KSL too far & will have trouble traveling to work. I don't think I will use train. G8 is much more practical to access in & out highway..

Same price but with 1% less rebate (compared to VIP early booking) according to my SA. If you go book now also with 1% less rebate.

Also very important no more (man-made) lake view. Have to wait till the other phase with one specially 'faced' block just for lake view.

SA say 80% but from the chart can see almost 90%.

Well, the site is now flatten and can see some piling works being done but cant confirm the %.

Yes, official launch next week.

To get the pair of ticket, will need to register at the sales gallery and attend a walk-through with the SA on Gravit8. Got other t & c but not that time wasting iinm.

But very few of the residents/commercial areas are located on the 'other side' of the KESAS..everything remains on the botanic to bayu end of Klang rather than the laman greenville-bayuemas-parklands-canary stretch.

How can gravit8 bring the crowd to the other side of the kesas will be the key question.

I'm the Sales Agent for Gravit8, my point of view may be bias but I personally bought a unit of 890sf for investment. Here's my thought...current crowded area are on the Upper Kesas (Bukit Tinggi 1 & 2 or Aeon areas) but they will moving downwards to Kota Bayuemas due to:

1) Upper Kesas no more land and new developments
2) Gravit8 & KSL MALL are pulling crowd towards Kota Bayuemas
3) Huge potential & development activities in Kota Bayuemas due land availability
4) LRT3 is another pulling factors
5) WCT have another huge residential landed project in Kota Bayuemas (signboard on roadside)
6) KPJ did tremendous research on population growth before they decided to build a hospital in this Kota Bayuemas

Bro quite surprised loan reject unit quite a lot.. if they open tower 2 with still units left in tower 1 wld be competitive..

The absolute price for big units here is very OK compare to the Lead Residences at 800+k (1316sf but bad layout) although quite a few big units there sold.

From the last 2 days opening seems should be able to sell out all units (including loan rejected) as now those SA there are pushing new booking to 2nd block Adria.

Pricing for The Lead bigger size unit can actually buy new subsale landed at Kota Bayuemas or 2nd hand unit at Bukit Tinggi with money to spare.

You mean the empty land next to IOI / Johan Setia or the one with HTC on to it?

My thinking may be WCT is looking at the sales of Gravit8 as a benchmark before deciding on how/what to build and market their service apartments / soho. Worry or not have to depends on the future which is 4 years from now. Hard to say what will become of this part of Klang but if not wrong, Banting / Jenjarom / Klang residents which by now certainly have plenty of young working adults needing affordable priced happening location just for the fame of it.

Also, since WCT may be building all-in-one including retail/office/commercial one-shot, Gravit8 and KSL2 will be playing waiting game to see who will set highrise commercial benchmark at there.

yes we still have units release out from first batch customers' loan being rejected. because is first batch unit chooser, units are relatively quite nice, from low to high floor, small to large.

not 100% sold, but units with SPA signed very quick for this project.

many klang investors here...one klang investors bought 16 units all together with friends and family...some pay cash rclxm9.gif

Thank you for asking. The story is overall more than 10 units was sold over the weekend despite of remaining units are mid to high floor.

Mitraland are still releasing few good units (eg. small & low floor) on weekly basics from loan being rejected. I have few own stay purchasers submitted booking under waiting list, waiting for their ideal units being release.

Need to buy quickly as many of sifu here knows developers tend to increase 5% to 10% on each new blocks.

be careful of developer "sticker" game. You buy that time, the sales chart look like mostly sold. 3 years later, still got a lot of developer units for sale. haha

Actually can u share some example of gated or fenced subsale below 520k in the area?? Im comparing 3 room3 carpark here with subsale nearby.

On a side note i too wld suggest GnG subsale if one is OK with living in an old house/reno needed but price point is more exp than this. 560k-700k for the smaller terrace..

But u know malaysians lah, cant stay in old houses..mus be new n from d developer..Then later on wana flip will struggle

oppss...another forumer open fire and demand for facts and proof...guess if you study more on klang developments will helps...i dont think gravit8 need to play sticker game because:

1) pass launching from WCT (sold out), KSL (almost sold out)
2) price cheapest as compare to WCT & KSL
3) demand more than supply - not many new highrise developments.
4) development with concept (i think is unique)
5) judge by their previous successful events (hope is not actors/actress tongue.gif)
6) mitraland - well known developers with good track record

what i meant was when people see a good selling project like The Henge having long queue overnight, these people say it was developer pay actors and actresses to act in front of the newspapers.

When Gravit8 is selling well, these people starting to say is developer playing sticker games without understanding the project and market ranting.gif

Anyway this we be my last reply on you, no need to debate over a pointless topic and wasting everyone time here.

Latest news from SA, developer in talk to bring in college/university into Gravit8.

Also seems like more loan rejected unit coming out but seems alot of new booking as well even non-event day like today seems quite alot of visitor to sales gallery.

Anyone knows what PNB going to do with that big piece of land next door?

It's a campus in phase 3 but we dont have confirmation on the education service provider yet. Will keep you guys update.

Jenjarom is a bit far and the distance to travel to and from places of happening is a hassle. Tested on Saturday 2pm after work, need to add additional around 30 minutes to travel back to Sri Jaromas from Bukit Tinggi. For Bandar Mahkota Banting need to add additional about 1 hour one way on same working day Saturday 2pm. Maybe worst once KSL mall is up and running. Limitation of good food, education, entertainment and healthcare nearby are another drawback.

There's flooding as well on certain parts of Bukit Tinggi and Jenjarom during my search for better property for own stay. Not sure on flooding near Bandar Mahkota Banting but mosquito is confirmed a big problem due to close proximity to forestry area. My parent prefer to stay at town centre area than remote area like Sri Jaromas where everything is around walking distance. whistling.gif

And lastly, not many freehold land available along the Klang-Banting stretch if not mistaken.

Ya. I'm Klang ppl & also prefer landed but i'm still insist not to buy at Parkland that side of area leading to Banting due to distance, congested & many traffic lights. When ppl not afford to buy landed they will look for other option. In order to survive, they will look for higher pay company which usually located in Subang, PJ, KL area. So LRT may not be pratical for them due to the traveling time. LRT will be practical for ppl who want to travel to G8 for work, college, hospital but I hope there will be shuttle service through & fro between station to G8.

Practical catch for G8 are:
1. Near highway - Driving still will be the pratical transportation for ppl who work as far as KL. And easy access to Kesas highway vice versa for ppl who come for college or hospital.
2. 3 parking for biggest unit - Minimum is 2 if husband & wife work at separate location. 3rd one is a bonus.

The rest have to depend on developer to boost up this place.

1) mitraland. usually create good residential project. good thing also they only have this big one to takr care. no other big projects under them
2) wct is next door. commercial give it to wct to take care. wct is really pro in commercial dev
3) hospital next door. till now havent seen one project esp residential failed next to hospital
4) educational provider is still question mark. its bonus to have

7) man made lake. reaaonbaly thought it should be better control and maintain compared to natural lake as they spent a fortune in the first place to make that lake

Did you know u can access G8 from another entry which is after Shell station..? this side no jam direct link from highway..

wow if really wct building another mall here, it will be paradigm? then total mall n hypermarket will be paradigm mall, KSL city mall 2, AEON bukit tinggi, GM klang, tesco n giant.

Also frm d kesas highway towards westports, the road access inside towards gravit8 is very badly maintained.need to revamp the road.

KSL also has an intl school coming up..So 2 private/intl schools in the area.

GM is indeed very bad in thr... Layout confusing n gives me a headache bt GM really help with the rental n survival of Gamuda shops.

KSL mall still finding for Mall Manager, any takers here?

I bliv c180 was in a totally diff ballgame compared to gravit8. No banks thr vs major commie centre of bkt tinggi with many banks

Hopefully WCT put in some major investment into Parklands and Mitraland + KSL both throw in major attractions events to make this side of kesas into major entertainment location for big events.

yes got 3 storey shop office but its d shops saved from previous developer. i think not a good investment due to oversupply if shops in klang south hence low rental.

Gravit8 is commercial but d utilities may be changed to residential if one knows d ways n loops

I wouldn't stay there. Why?

Heavy vehicles uses the highway through and from everyday to carry stocks from Westport (Port Klang).
Container trailers speeding and tailgate motorists.
Everyday there will be at least one accident case.

Not really a safe place to stay unless they can solve the heavy vehicle road menace.

what? everyday will be at least one accident? over exaggerated la.. I'm using this road daily coz i'm staying at Taman Teluk Gedung Indah. Heavy vehicle is not as scary as you thought. Already part of my life. Most of the time you will see many park at road side lepak at mamak stall. Even early morning traveling to work quite frequent heavy jam at many highways are due car accident (non-heavy vehicle hour). Nothing to do with the type of vehicle. Speeding and tailgate motorists? never did i seen one in recently year..

The beauty of this location is no jam if follow kesas-pulau indah road.. that's why vehicle can speed up & given the impression of danger when heavy vehicle using it..

from smallest 3xxk (631sf) to largest 6xxk (1031sf).. After discount less than 10k for the downpayment you can own a unit already.

hello, the ratio for own stay purchasers is higher than other project that i'm selling around this price range.

Own stay purchasers mostly younger generation. Their feedback are prefer highrise, security are safer, or prefer to stay near parents for family support, and have lower budget.

Based on ONLY my purchasers percentage, around 75% bought for own stay....many parents buy for their kids also :-)

It's hard to give you a guesstimate on whole development because my other colleagues might sell to many investors rather than owner occupied purchaser.

this one cannot see the human leg, i have seen previous one with human leg exposed

Yes... another company is doing the same thing
because dinosaur leg is bend, human leg is straight...when he wear the costume, leg is seen
but this one is extended purpose to cover the leg, hence the triangle shape of the leg

Where is KPJs location in the masterplan? and the mall below the office hotel towers or below the 4 apartments? the other parcels still no inidication on what may be developed there? Also update us on what if anything is going on in bayuemas. the place is moving at snails pace.

Yea i was told theres a shopping mall beside the soho.. im not referring to the retail mall below the apartment . Pls confirm .even in vid show theres shopping mall n connected via bridge for residents.

And there is always van transport for those parking at the shop area instead of walking under the hot sun.

KPJ is the empty plot of land nearest to Shell station. Btw, first payment by bank to developer should be around March or mid of next year according to lawyer. So this year will may see 2 more block launch. Heard Adria may launch in August instead of end of this month or July.
