QUOTE(ImUrDaddY @ Mar 14 2016, 08:48 PM) Will be going for the biggest unit available, 1031sf. Should be for own stay but will have to see how many schools (primary and secondary) will be built around there in the next 4 years. So far only 1 chinese primary school near there. Otherwise will rent it out or sell it later. Now SA told me the unit selection will be delayed to early or mid next month. Either they're getting less booking or straight one shot open together the second block Adria. How about you and others? |

QUOTE(ImUrDaddY @ Mar 16 2016, 01:49 PM) are you referring to Wu teck? guess that's the nearest. Yes, that's the only school there at the moment. I was inform u will get refund if u cancel booking. Yup, can get back the booking if not going to select any unit there when arranged for unit selection later or bank loan rejected. |

QUOTE(Babizz @ Mar 17 2016, 02:35 PM) No idea, tried to get some hints from SA but they're keeping mumb. But on the chap goh meh celebration day there were quite a lot ppl placing booking via cheque and CC. QUOTE(meiling727 @ Mar 17 2016, 03:25 PM) Just curious, for those who've booked, are you staying in Klang or nearby Klang? High pay no want jam every single day including weekend then Klang still is acceptable. Will Klang be a location for you to consider moving in to, if you're not staying in Klang? I'm staying in KL. Looking for opinion. QUOTE(familyfirst @ Mar 17 2016, 05:00 PM) Rarely people move from KL to Klang unless your other family members are already there. Its a big change in terms of daily routine even after MRT. Personally know quite alot of families came from KL/Penang to live in Klang. Cheaper than Subang / PJ properties and plenty of education institutions within 30km range. |

If use the Klang Banting exit will not be affected by those heavy vehicle. If use the nearest entry which is after the Shell station then that is just the beginning of the road to west port and just end of kesas.
That part of the road turning into kota bayuemas isn't that dangerous as compared to further down at one kesas or the flyover at glenmarie cove. The biggest headache is the exit to kesas using klang banting to go north (kl/shah alam/subang) which is too near and jam during peak hour. If got direct exit to kesas for north bound then it will be perfect. Btw, anyone know whats wct doing with each side of big empty land at the intersection of klang banting kesas exit? |

Same price but with 1% less rebate (compared to VIP early booking) according to my SA. If you go book now also with 1% less rebate.
Also very important no more (man-made) lake view. Have to wait till the other phase with one specially 'faced' block just for lake view. |

QUOTE(teohjo @ Apr 26 2016, 02:25 PM) Wow, nice take up rate on 1031sf unit compared to other similar development around the area. View + price + 3 car parks are the sweet spot I believe.Saw there's extra land for 3 unit on lvl 8. Only 1 unit of 1031sf with extra land and my SA did not inform me earlier. Anyone have info on the kitchen cooker hob and hood type? Gas or inverter for cooker hob and filter-based or ducting type for the hood? My SA mentioned developer yet to confirm on it. Also air-con piping and wiring will be ready made. Anyone else can confirm if true? |

Don't think the management (Mitraland) intend to let it 'sink' as they still own and lease the retail section of some of the development there. Pray hard!!!
Anyone already signed the SPA? Anyone going to get the free movie tickets this weekend as well? |

QUOTE(willyboy88 @ May 13 2016, 10:18 PM) wah wah congrats. Boustead already took over PKCC for cruise ship and other use. This area of Klang (Bukit Tinggi, Bayu Tinggi, Bandar Botanic etc) could be the next boom town for Klang Valley Catalysts - WCE highway - LRT3 - medical /hospital industries built up - near cruise ship terminal (if there is plan in future) - Jusco/ Tesco/Giant/ GM Mall - lots of small and medium industries in this area - lots of chinese (lots of speculations ) lol Another Buy Buy Buy project ah? TPPA coming, PKFZ will mostly be utilized for warehousing and the surrounding land built for bigger warehouse. Hopefully other countries businesses will need storage and small medium offices / soho for their staff use in location near to Port Klang. Went there yesterday and was informed quite a number of loan reject unit coming out. This post has been edited by tthm: May 15 2016, 03:35 PM |

QUOTE(Babizz @ May 15 2016, 04:54 PM) Bro quite surprised loan reject unit quite a lot.. if they open tower 2 with still units left in tower 1 wld be competitive.. From the last 2 days opening seems should be able to sell out all units (including loan rejected) as now those SA there are pushing new booking to 2nd block Adria. The absolute price for big units here is very OK compare to the Lead Residences at 800+k (1316sf but bad layout) although quite a few big units there sold. What are your comments on the upcoming mix development of svc apartment, office, retail n commercial by WCT on the other end of Laman Greenville? Wld u be worried if buying fr ownstay here n see strong supply of highrise around your area? Pricing for The Lead bigger size unit can actually buy new subsale landed at Kota Bayuemas or 2nd hand unit at Bukit Tinggi with money to spare. You mean the empty land next to IOI / Johan Setia or the one with HTC on to it? My thinking may be WCT is looking at the sales of Gravit8 as a benchmark before deciding on how/what to build and market their service apartments / soho. Worry or not have to depends on the future which is 4 years from now. Hard to say what will become of this part of Klang but if not wrong, Banting / Jenjarom / Klang residents which by now certainly have plenty of young working adults needing affordable priced happening location just for the fame of it. Also, since WCT may be building all-in-one including retail/office/commercial one-shot, Gravit8 and KSL2 will be playing waiting game to see who will set highrise commercial benchmark at there. I may be wrong.... |

QUOTE(Babizz @ May 30 2016, 08:04 PM) which college open in gravit n is it going to be big campus or jus small style college. Here you go, a snap of the signboard at the Klang-Banting road.Wct is clearing d land now right..i call wct b4..said now cant launch svc apartment due to freeze. ahld he 2017..mix development of shops n svc apartments.. Did d signboard say service apartment? Two more 1031sf unit released out after loan rejected as according to my friend working as SA. QUOTE(93126668 @ Jun 2 2016, 09:32 AM) Klang with the landed house started spilling over to jenjarom and banting...Wonder if higher ended high rise would work for Klang people....Also the location quite a distance away from future LRT, need to drive there some more.... Jenjarom is a bit far and the distance to travel to and from places of happening is a hassle. Tested on Saturday 2pm after work, need to add additional around 30 minutes to travel back to Sri Jaromas from Bukit Tinggi. For Bandar Mahkota Banting need to add additional about 1 hour one way on same working day Saturday 2pm. Maybe worst once KSL mall is up and running. Limitation of good food, education, entertainment and healthcare nearby are another drawback.I would think klang people are still very much like to stay in landed houses....and there are plenty of them around.... Hope gravit8 works lor... There's flooding as well on certain parts of Bukit Tinggi and Jenjarom during my search for better property for own stay. Not sure on flooding near Bandar Mahkota Banting but mosquito is confirmed a big problem due to close proximity to forestry area. My parent prefer to stay at town centre area than remote area like Sri Jaromas where everything is around walking distance. And lastly, not many freehold land available along the Klang-Banting stretch if not mistaken. |

QUOTE(teohjo @ Jun 3 2016, 08:31 AM) because still got construction on going at the shoptlot (owned by Mitraland) & lorries are in & out.. although the road not even but it's a tar road & short distant connecting to Bayu Emas.. Kota Bayuemas back road to Bandar Parklands & Bandar Bestari area not open / blocked, have to use Klang-Banting road to access those area. Parklands shoplot frontage is alright but the row behind it is seriously dangerous with lots of 'dark-tinted-one-door-no-signage' business with 'samseng-jaga'.GM Klang more toward Malay market.. i wouldn't want to go due to choice of food. Tesco & Giant is still consider quite a distance away from this side from pratical point of view. The nearest & attractive mall would be AEON bukit tinggi for movie/restaurants/grocery & KSL (if they are successful) access through Bayu Emas road. But Klang Banting road will going be massive jam! Hence Mitraland shoplot should bring in some banks or famous cafe like Starbucks to attract the crowd from Bayu Emas. I don't see any tenant like this in Parkland. Which land will be used for end-station of LRT3? WCT may propose a walking linkage direct to that station if they get the contract and if not too far from their empty land. QUOTE(geolee76 @ Jun 4 2016, 10:10 AM) no.worry wct.did.weird thing by hook.or.by crook jus to connect to their mall... Hopefully WCT put in some major investment into Parklands and Mitraland + KSL both throw in major attractions events to make this side of kesas into major entertainment location for big events. take a look at the 5 years construction of underground pass loop under paradigm mall QUOTE(teohjo @ Jun 7 2016, 08:08 AM) Kinda made the area like OUG in the 90's. |
