Just check in your router, the IP same as IP in website such as speedtest.net or not. If same means already public IP.

Do you have another PC or laptop to try? Any other lan cable to try? Because sometime it is cause by bad termination of ethernet cable.

Well just grab any available port. The more you ding dong, when all ports are full you will be having a hard time waiting for TM to add new one. Fibre is the standard nowadays and you can always upgrade/port out when the contract end.

From copper to fibre is always treated as new installation if not mistaken. From Unifi fibre to another provider then can do transfer.

Yes Maxis is the most efficient when it comes to blocking xxx website, unlike TM or others, change DNS already can bypass.

Means your Maxis account still active until 12th. Usually even though you have successfully transfer out, your previous account will still active for around 1 week plus.
When I transfer out from Unifi, I can still use my Unifi for 1 week plus. So technically I have 2 active line for that period until Unifi terminated the account.

Well I guest that's it when swwitching provider, unless you want to try and dispute with Maxis. Even for Unifi I have to pay 1 month advance to avoid any outstanding. So technically if they want, they could keep my account for another month and not refund back the balance.

Keep us updated. Though, it will be the same thing if you switch out from Unifi. I am also interested to know how they set the rule for the termination.

Check lan cable, especially from modem to router. If you have spare cable, use it to test.
Check to ensure both modem and router port support gigabit speed.
If still stuck at 90mbps, lodge report to Maxis.

If you just need a router, I would suggest the TP-Link AX73. If you need a mesh, go for the TP-Link Deco X50, which cost around RM900 for 2 packs. The router or mesh also can be use later if you decided to change to other provider.
However if you are on a higher plan like 500mbps or 800mbps, then you may want to consider to get a better router or mesh

So this is a 3rd party repair not from TM? If from TM I think should be free for cable outside your house.

Try to enquire at Tmpoint to see whether can get Unifi RM129 for 300mbps, 6 months free. This promo is currently offered to unifi subs who wants to port out to Maxis.

If you are still gonna stay 30mbps, maybe Celcom is the cheapest currently. Their 30mbps is just RM80 monthly.
