u cant judge people from view..i think u have a problem quick to judges people from what the people looking, i also walkin to sales gallery serve by staff also only pakai selipar jepon. the staff is gud and their more know about the project and give me advice how to invest the project with unit suitable for me to invest or for own stay, if u know their are friendly maybe ur friends the agent only so your condem the sales staff their. common brother u like to judge people if u dont know the people. if people judge u without know u it is fair for u and what u felling its is gud.

avoid at all costs. All condo at this area is doing badly. The one with the best prospect is equine resident by beverly group but its performance is yet to be seen. Handing over this year.

If equine residence also follow suit and fail then this are is certified dead and should be avoided at all costs, unless you are buying for own stay happy.gif

haha...he heavily invested in bukit jalil the park 2 + shoplot there. he banging big on Pavillion 2.
meta city dont have any track record of managing mall. how many mall have already failed.
is a risky bet to buy, but if you just invest in their small studio unit that is fine. worse case scenario is still ok.
ownself go stay studio lor. or else rent cheap like room sure got people want.
but those who believe and mall fail, then expensive lesson. those who greedy compress then (speechless)

i like his weird thinking but find it hard to accept this method.
he has his ability also that i agree but i dont like the idea of compression loan and refinancing and putting yourself into high debts.
if property only 1 way up, yes, can do.
one thing he fail to share is the risk in doing all these debts. noob doesnt know and fall victim.
he earn his course fee but his student will suffer if things go wrong.

well....this area has been bad traditionally....even the landed properties are seeing limited capital appreciation. Investment wise this is not the wisest location. Own stay then nothing much to complain.

One must be extremely familiar with the location he is buying into.

A location might look super fantastic on paper....location might be fantastic, infra might be coming up this and that...but towards end of the day if all these doesn't translate into real capital gain that could be realised its all uselee and meaningless.

I personally think this place will not do well. It has limited immediate catchment and this particular area is only known strictly by residents from this very same area. Those who live in Subang or PJ might never ever passby this place.

somehow or rather the complicated highway always lead me to this place. i want to go back to subang jaya but always the gps will lead me pass this place.
this place i not say like nor say dont like. but the lelong price here attracts me a lot.
really cheap. even dual key unit also cheap.
only the price is attractive. this place i camp here half day. makan vise still got chinese shop. heard many malay dominate this place also.
near to some universities. and equine park macam quite hot. mrt also ada.
other than that, i dont see what else is attractive here.

he only has 1 shoplot there. The shop is indeed an extremely good investment. The rental has pick up since last year despite MCO struggles. Rental slowly increasing bit by bit every few months.

But in reality, maybe only 1% or 0.5% of his students will be able to add these kind of property into their portfolio. Park Sky condo ... whether it will turn out to be a successful investment remains to be seen...solely because the entry price itself was already damn high.

If people are banking on pavillion mall to be successful to eventually push up the price...what is the realistic prices these people are looking at? Owners who bought it hoping to make a quick buck might realise the entry price was set too high to make any money..at least not in this coming 2 years.

Midvalley with its super office & weekend crowd...also plateau at RM1000 per sqft.......ecocity across the river isn't doing particularly good either.

He only entice his student to buy and collect his commission sahaja.

yes, he entice his student to buy. but he himself invested 10 units or more in The Park 2.
but he did say he sold off some to reconsolidate and bang on pavillion 2.

i think pavillion bkt jalil may eventually be great.
opposite, there are still many vacant land and there is already plan to build Wellness City.
not mall mall mall. too many malls already.
