it is like a cute looking baby have potential to become a handsome boy/ pretty girl.. of course... many years later... likewise here

haha.... if i invested in these kind of township... i really expecting something like that before the return come... for property to play short term... u must play it in hot location with higher selling price... hence the rich can get richer from flipping short term... provided there are buyer in the short term though...

good lar u Aaron knows the game... those ppl in SEH1 or coming SEH 2 most probably wanted a fast term...

they now singing the song " a township needs more time" SEH1 song

for SEH 2 song " a township which need decades time"

see the demands lar... when SEH1 launch... bukan main lagi... all the midnight line up... with tents ... no sleep... cheque all prepared... now.. what happen? got see ppl line up with cheques to buy SEH 1 upon vp?

now all also line up to sell... advertise berebut rebut to sell... not holding 1 unit many are 2-3 units above... (claims ownstay, weekend house lar... semua bagai alasan) now SEH2 same ppl come sing the the same old songs

answer is obvious... investors a lot... could highly be from setia alam... failed... SEH 1 failed... SEH 2.. haizz

anyway... for long term... this really a good township... township planning also not bad... i wont be so skeptical on their potential.... its easy... you can hold you can wait for the fruit to ripe... you cant wait.... just look elsewhere.... setia or ecoworld project still have certain quality geh.... first batch of setia alam owners did make profit from their investment.... of course after 4-5 years of holding.....

ah.. very fair assessment... SEH should have advertise when they are selling... long term investment ... like 4-5 years after VP... that is like 6 to 7 years... sounds better...

and the selling price start ard 350k to 450k... maybe lor... ini terus 400k then 6xxk some 7xx in EM..

4-5 years of holding in SEH 1 first badge is 400k entry...

that converts to 2.5k installments plus maintenance (u know SEH hao lian G&G)

2.5k (not include insurance and others) x 12 = 30k

4-5 years = 30k x 4 /30k x5 = 120k to 150k.. and increase of 3 % yearly .. profit or not pun tak tau..

my layman calculations... but you are free at will to buy and invest long term... I am flexible man... you know... biggrin.gif

also promote... but flip first only promote...with so many want banners up for sale... how to promote ownstay....

takkan u park ur honda in SEH there maa... so few ppl staying.. not safe...management issue arise..

next shops, amenities problem... less occupancy draws less ppl to business...

tolls is another problem lor.. most expensive

and lastly... far

Lol what's the point of arguing so much. Whether they want to flip or ownstay that's their freedom. What we care is the future of the township rather than debating over the short term gain or long term gain. Those who have no holding power will be eventually wipe out haha smile.gif
