PTLM has received confirmation that a New World Class landmark is set to be developed by M101 Holdings Group in Kuala Lumpur. Tentatively called "M101° The SkyWheel", the new twin office suites towers are located adjacent to Setia Sky Residences.

They will soar 65- and 63-storeys overlooking the panoramic skyline consisting of the Petronas Twin Towers and the City's Golden Triangle.

The development will also introduce Malaysia's first sky-retail floors and Malaysia's highest Ferris Wheel (for observatory and tourism) at Level 49 of the tower structure.

Being nicknamed the "new kid on the block" by a business weekly, M101 Holdings Group is certainly ready to rock Kuala Lumpur's urban landscape with redefining concepts.

Thus far, the company has launched two products which are M101 Dang Wangi and M101 Bukit Bintang. Both will be managed by Best Western International hotel chains.

went to yut kee for lunch today, and saw this next door!

great place to stay for yut kee fans. walk down to eat your fave food. biggrin.gif

The wheel is mentioned in their Development Order.

However, I'm not sure if this can be approved. Safety is really one of the big issue. Sumore it's standing on a building.

it should not be. imagine if the business fails and need to dismantle, with a building below. or can't dismantle and it rusts there, or need to maintain it forever somehow despite loss making. yawn.gif

The Ferris Wheel probably can use as windmill to generate electricity to the condo facilities area. So can save electricity cost and low maintenance fee and that's why is GBI building.

Please dun take it serious. lol

If kpg baru north station remain as proposed, there will be entrance/exit very close to M101. It is question of whether MRTCorp willing to directly link it to the development or not.

Developer are thinking out of the box to create Ohmmm, if purchaser prefer King Kong, for sure they will put it up there. The matter is made from Hollywood or China.

When their first launch dang wangi M101 heard they appointed GS agency to market, then come out with some GRR packages. Suddenly someone fm developer come out said GRR thing is not developer promise, buyer better look for agency to be responsible.. Then after many argument bla bla bla... The M101 Bbcc at first said hotel will manage by top class management team, after buyer research Best western in US actually under budget hotel range kind of management... Harlo, in Malaysia la, maintenance ok or not sin, or else 10mins wait the car come down become 30 mins..
Developer so new n wanted squeeze out all projects in same time, yet so messy n uncertain kind of marketing strategy .. I really doubt they can come out with good thing. Anyway, just bad comments I heard n my own point of view la, location actually quite ok geh since all stick with "border line" of top prime area.

in my opinion, i think this will appreciate in value..
i even went for a 1-on-1 session with one sales agent..

i was approach by agent. Die die wants me to buy 2 units or more. telling me put 4k (if my memory doesnt fail me) only ma. 4k is nothing la these days. I was thinking then why dont you give me 4k. I went to that place to check it out. It was next to kg baru and setia sky is so quiet. Again they are selling future price.

The developer is a well known lawyer in KL. But no comment from that.

Anyhow, there is a huge misunderstanding and over-sell.

Can anyone tell me whether Studio F. A. Porsche is the architect for the whole project, or just an Interior Designer for a certain no. of units within the development? These are 2 different things yo!

If planet hollywood couldn't survive at busy bukit bintang, will it feasible there?

Wind load at high elevation is higher than the ground level, stronger foundation will be needed for the ferry wheel and this won't be cheap at high level. The ferry wheel may end up disappointedly small.

i oso doubt planet hollywood confirm with m101 but y not Pavilion KL, is proven location.
sometimes design too futuristic might be an issue, what so 'wow' factor put the ferry wheel there? no maintenance incur to resident?

Architect could design almost any shape and size owner wants. Whether the owner is willing to spend $$$ to build?

The first project my cousin bought the Developer has secured tenant for buyers which is Best Western Hotel which signed a direct tenancy with rental price already agreed upfront . It's not exactly a GRR but the end result is the one that matters ain't it *wink*

if it's signed with best western, then i have no prob. but not some sketchy middle man agency

Wah... Pls dun put "GS" on my head, I'm not young enough to be GS agent. Hahaha~ I'm just an Ikan bilis learn to invest fm some of my property tycoon friends. I was pay booking... suddenly the GRR thing so "hot" then I pull back... 10k booking took me few months to claim back. The more research I did the more negative feedback n info I get... Sorry la. I'm not sure how the GRR thing now, that was quite sometime ago... That time developer team also leave comment in one of the lowyat forum (I forgot M101 dang wangi or Bbcc) to clarify that GRR is not from developer bla bla bla... Very long announcement. Maybe u can check if these comments still there.

Bro, I really not expert enough to give u advise. I would say u purchase product with developer n things that not black n white written from developer to u... means all can change... Have u ask the agent if best western at the end not doing the grr what action u can do? Or developer will be responsible?

Best western is not a hotel operator, unlikely to sign any tenancy agreement. More likely, tenancy is signed with best western's franchisee.

My cousin bought the Dang Wangi and yes I checked with her/ the tenancy agreement was signed by the owner of the Best Western Plus franchise owner . Alll relevant license agreement is legit even the best western website listed it as upcoming hotel. She says hotel expected to operate last quarter 2017.

For me, the design is without a doubt very "unique", or maybe too unique till i cannot accept.
Klcc i can accept, at least tallest at that time. Maybe i gt no special feeling on sky high ferris wheel.. tongue.gif

PETALING JAYA (Jan 22): M101 Holdings Sdn Bhd is forging ahead with its plans to launch 10 projects worth RM4 billion by 2020, according to Datuk Chua Eng Pu, founder and executive director of the company.

“We aim to launch a total of 10 projects by the end of 2020, with a gross development value (GDV) of RM4 billion. Our strength lies in developing metropolitan projects within Kuala Lumpur, including integrated and commercial developments. Our primary goal is to maximise our footprint and to make a statement with our projects,” said Chua at the launch of its latest project, M101 SkyWheel yesterday.

The group, however, remains tight-lipped on the details of upcoming projects. “We are still waiting on building approvals,” he explained.

Despite the slow market, the developer stays positive in launching new projects. “Investment in retail property remains strong, and M101 believes that it is not enough to just build. It is crucial that developers realise the full potential of our real estate sector, and their part in economic and social development in Malaysia,” said Datuk Seth Yap Ting Hau, who is also a founder and executive director of M101 Holdings.

“M101 Skywheel will not only attract foreign investments but also visitors from around the globe. We are confident that this iconic building will be on top of the list for those who would like to invest in Kuala Lumpur. We are targetting at least [a] 70% take up for this project this year,” added Chua.

M101 SkyWheel is the group’s third and largest instalment of the M101 development series so far, which encompasses mainly small offices/flexible offices (SoFo) targeted towards local and foreign investors.

M101 SkyWheel has a GDV of RM1.4 billion. The freehold, two 78-storey towers offer 200,000 sq ft of retail space. M101 SkyWheel is named after a proposed ferris-wheel on the 52nd floor (at its highest vantage point).

The development also has a SkyMall that extends from the 48th to 52nd floor and Asia’s first Planet Hollywood Hotel.

The group has partnered with Studio F. A. Porsche for its interior design and luxury suites.

According to M101 Holdings, prices of commercial units at M101 SkyWheel are likely to start from RM400,000 per unit, depending on market conditions within the next five years. However, the number of units have yet to be confirmed.

M101 SkyWheel is expected to be completed in 2020.

M101 SkyWheel has a GDV of RM1.4 billion. The freehold, two 78-storey towers offer 200,000 sq ft of retail space. M101 SkyWheel is named after a proposed ferris-wheel on the 52nd floor (at its highest vantage point).

The development also has a SkyMall that extends from the 48th to 52nd floor and Asia’s first Planet Hollywood Hotel.

The group has partnered with Studio F. A. Porsche for its interior design and luxury suites.

According to M101 Holdings, prices of commercial units at M101 SkyWheel are likely to start from RM400,000 per unit, depending on market conditions within the next five years. However, the number of units have yet to be confirmed.

M101 SkyWheel is expected to be completed in 2020.

The name has always been associated with numerous bankruptcy... Check Wikipedia.
Even the Las Vegas planet Hollywood hotel owned by Caesar entertainment has its largest operating unit filed for bankruptcy in 2015.
If it is some hotel brands by Sands, the it's BBB.
Planet Hollywood name stinks.. But most locals probably are not aware of that..

Went to the showroom in Jalan Yap Kwan Seng recently. Apparently pretty impressive sales at less than 100 units left.

Didn't make a booking because still think the concept is too "fantastic"... throwing way too many fantastic promises to attract buyers.. A lot of grey areas in the proposed plan, many things not specified clearly yet.

Such new developer with a plan to launch 10 projects worth RM 4b by 2020? Its first few projects should be a safer choice... This is only their 3rd.

Like someone from earlier replies, this developer really reminds me of another developer in Damansara...

Just my 2 cent.

Sticker doesn't mean unit sold. Stickers could denote unsold units for some developers. If less than 100 units unsold and over 3 years to VP, developer need not to spend $ on marketing anymore.

Studio F.A. Porsche is the ID consultant for one of the component only. I guess you know which component is this that they are hyping about.

The buildings are now 80- and 81-storey tall.

Studio F.A. is not an architecture firm, they are interior designer as mentioned and they provided concepts for the Planet Hollywood component and the general facade.

Concept architect and submission architect is by Veritas Architects Sdn Bhd. You can see the notice board at the site.

Yes, it is so that investors with more than 2 properties can loan up to 80-85%
And, the main reason is that there is skymall and hotel too, quite commercially speaking.

Really make use of its location beside MRT.

i think Mrt is the selling point plus it's located in city centre that attracts me. But having a shopping mall at 48th floor doesn't seems to be a very good idea despite having high speed lifts. No matter how fast the lifts, I don't think it will be able to cater to the flow coming in. If they can change the shopping back to ground floor then would be much better.

Imagine tenant can just go up and buy things without going through the hassle of travelling around busy KL
TBH, if im an expat, I would pick a more convenient place

this is really commercial property, i heard will have gst imposed on the residential units by the developer, please check and ensure if the price quoted by your sales agent is gst inclusive or not

Physical works haven't start yet for this one (expected completion 2020)
And currently this project still soft-launch (though tower A mostly sold out)
Will grand launch soon (that time maybe left tower B units, I think dual keys units will sold out by that time)

I believe they are focusing on completing M101 Bukit Bintang, due next year

is this project viable? from where i see it there are 2 lift cores at a minimum, 4 lift cores to cater the so called sky-retail/ hotel

is this for real?? and how do you maintain the behemoth ferris wheel? how much does this cost? what is the ROI? who gonna pay the maintenance for this? dont tell me it will be parked under the management fee whistling.gif

im a building engineer/analyst working at Atkins, we have done various research on elevated retail/what you have said - and frankly speaking it does not work. you need a huge core to carry all the logistic upwards to the sky retail. no issue here but the thing is most developer will not agree to part ways with huge GFA considering this core can take up 64m2 per floor plate, imagine if the building is 25 storey high to reach the retail area, thats 1600sqm of nett sellable space. 17000sqft x wtv is your selling price (assuming 1k RM) = 17 mil.

Developer initiated the idea and have the final say on design. Developers priority is to attract buyers. If the mall is not viable, could always convert into Soho later.

This developer have got very strong financial model and look like quite optimistic about market growth and future demand for this development.
Therefore, afford to keep partially for future launching.

KUALA LUMPUR (Aug 5): M101 Holdings Sdn Bhd, the developer of the iconic RM1.8 billion M101 SkyWheel development at Jalan Tun Razak, Kuala Lumpur, had unveiled 94 Design Suites designed by Studio F.A. Porsche.

Housed at the top of Tower A of M101 SkyWheel, the fully-furnished Design Suites will come in three layouts with built-up sizes of 1,018 sq ft, 909 sq ft and 879 sq ft.

With an average selling price of RM3,700 psf, the developer is targeting foreign buyers from China, Hong Kong, Taiwan, Japan, Indonesia, Singapore, Korea, the Philippines, Brunei, Sri Lanka, India and Bangladesh.

M101 SkyWheel consists of two 78-storey towers that will house about 1,200 Small-office Flexible-office (SoFo) units, the 94 Design Suites, the world’s highest shopping mall that extends from the 50th to 52nd level with over 200,000 sq ft of retail space, the first Planet Hollywood Hotel in Asia and a mass rapid transit (MRT) station at the basement.

The development will also see the world’s highest ferris wheel — Sky Ferries Wheel — built on the 52nd level, which has a vantage point of 220m above the ground.

Not only will owners of the Design Suites have an amazing view of the KL skyline, they will also be able to enjoy facilities such as an infinity pool, gym and sauna on the 78th floor.

The developer had partnered Studio F.A. Porsche to design the Design Suites.

When completed in 2021, the units will feature various smart integrations in a minimalist contemporary interior, such as the “magic” TV concept, which is integrated in the glass surface and only comes to life when it is switched on.

M101 Holdings CEO Datuk Seth Yap said the company is very pleased to be working together with Studio F.A. Porsche to bring to Malaysia this very exclusive product, which is only available by invitation.

“With this exquisite limited-edition Design Suites, we have elevated the property scene around the world altogether,” he said at the official launch of the Design Suites today.

The launch, which was officiated by Minister of Tourism and Culture Malaysia Datuk Seri Mohd Nazri Abdul Aziz, also saw over 60 Porsche-owner enthusiasts convoyed to the M101 sales gallery.

In his speech, Nazri said that with the magnitude and unique design of M101 SkyWheel, the development is set to be an iconic landmark that has brought back excitement to the local real estate scene.

“While other developers are looking at bread-and-butter products, M101 has taken a very bold innovative step to champion property tourism,” he said.

Also present at the launch was Roland Heiler, managing director of Studio F.A. Porsche. He said: “M101 SkyWheel is our first project in Asia. Hi, with shopping mall on flr 48 - 52 , so how much will be the rental ? & how much a "shirt" will cost?

If is fine dinning restaurant, may be still OK, as view from this height shld be very attractive !

Dunno ler, I saw that from lelong website. I was shocked about a pent house can be 30m... can't imagine how rich they "were", I think only the largest developer in my town (doing govt politeknik songlap project) can barely afford it only lel.

Pros: mrt2, klcc view, iconic tower, futuristic design.

Cons: non-hda, developer background uncertainty, no carpark, only 2 panel banks, GST, not favorable surrounding, Block B price has increased.

The biggest drawback for me is that only 2 panel banks, most banks not in favour of those hotel concepts.

I attended the groundbreaking for this project. It is located right in the middle of & surrounded by residential houses on Malay reserve land, if not mistaken. Surrounding the project there is nothing much. They may have borrowed (or paid for) the Ferrari design branding... but the design is somehow not translated into the project. So do go in with eyes wide open. smile.gif

All, i am lookign for buyers of M101 Bukit Bintang. They are ready to hand over by December 2019, but it is past the 36 months as per SnP. they have been dodgy about providing the Approval Building date so we are checkign with law firm F.L Foo and DBKL itself for this. if you search youtube, approx. 2 months ago, a mm2h prospect did check out this development and they are still selling. somemore the ceo got tok tok sing song.

I was turned off by the uncared pond right in front of the sales gallery. just imagine if a developer cant even maintain their own pond rite infront of their sales gallery, what cares do you expect on their customers?

Completed for quite some time and really puzzling to have a so call hotel at that area, came across their targeted market was mainly from China presumedly to entice them to purchase other group wide property
