You just go to DPuzzle Cyberjaya G Floor to see the 3D model, but there is no sales chart lah... SA just told some units had already booked...also still many units available especially for the flippers hehe

this project should not be comparing with sunway - please visit sunway gallery and you will understand sunway was an ex mining land with small ex mining pool.  those ex mining land are solid land and are used to build condo/apartment now , and ex mining pool is still remain as pool .

sunway developer know well what they  are doing.
For Cybersouth Dengkil , this is ex timah langat mining pool owned by selangor state gorvement last time . they use Dredge to dig deep to get the mines(biji timah) - and now the whole new cybersouth housing plan to build on the ex mining pool  ? is this feasible ?

D island and saujana putra wct build on ex mines area. Several house in saujana putra got 'mendap' issue esp on early phase unit.

Because it's ex-mining land? some more land area so small, ppl prefer superlilnks lo nowadays? rolleyes.gif I think due to the gomen's measures to cool down the prop market & with GST coming next month, many buyers & investors put on hold their purchases.

1- it's on ex tin mining lake ( 80% of the areas are former mining lake)
2- wrong strategy and launching the projects not on the right time
3 - Small land and BU size
4 - above 500K consider not affordable for most of the middle income.

Ex mine is one of the factor but not the most important factor.

One or two post above people have summarised the factors already.

I would say in the decending order of importance :-

1. Wrong strategy and launching the projects not on the right time.

Only super good deal will make people commit.

2. Small land and BU size.

For this size, people would rather go for a condo.

3. Ex mining but developer has not indicated any offer of super good value
to counter this negative point.

4. Above 500K at this location is not seen as good value.

1) I think MCT has only soft launched this project. More aggressive marketing should follow...

2) Yes, the build up is small comparing other landed properties, bottom line is that it is STILL a landed unit. and in malaysia track record, link terrace houses never disappoint.

3) ex mining yes, there's a risk. but we've seen succeeded projects on ex-mining lands.

4) 500K landed properties, for location near klia cyberjaya putrajaya, actually not that bad? is it?

Seriously for this size better get condo? Landed > condo for whatever size!
