So is that means these kind of freebies are not "compulsory" stated in letter of offer as well, since it is just a letter by developer and not a truly legal binding document? Perhaps SP Setia and Ecoworld are top notch developers so they just do it in a proper manner. 

I have bought some other properties before which langsung don't have letter of offer, only have booking form (when paying the booking fees) then proceed to the SPA... Most of them in the booking form didn't mention anything about these freebies, but normally they will walk the talk.. If said cover the SPA legal fees, they will cover it.   

I think SPA still the most legitimate document, letter of offer, booking form, promotional materials are some additional document by developer to reassure purchaser shall be entitle for the freebies. So if the developer (especially the famous one) mentions verbally to public/purchasers, I think normally they will keep their promise though it is not stated in black and white..

Nevertheless, for the reassurance and protection for buyers, I presume all these freebies should be clearly indicated, be it in a letter, booking form or promotional brochure.. SP Setia and Ecoworld did a good job in this context for sure..

Same la with tiara east I only have letter of offer from the bank...langsung tak ada letter of offer from developer....
only booking form....cap ayam punye developer this Kueen Lai...gated n guarded but got tadika inside...lol
only in the promotional brochure said developer will cover S&P,stamp duty...but dont say anything about MOT...
I want to ask other buyer but Tiara East forum thread kinda dead and I dont know my neighbour also..I still stay in KL.. tongue.gif

Like the other day setia alam by sp setia sold out. One fansi said only few take ups. Saying SP Setia after TS Liew left jadi teruk.

He stopped when I uploaded the fully sold chart (except one unit) - Caffra

Lol, no wonder, really don't have letter of offer one, same like I purchase the properties from other not so famous developer.. But tiara east does cover other thing for you except the MOT lah...

Loan definitely have offer letter lah, by banks mah..

I think you can contact and negotiate with them again, try to fight for your own right. Does the promotional brochure mention stamp duty for SPA or loan document? Normally stamp duty for SPA, we refer it as MOT woh... hmm.gif

Forgot the nickname but I am aware of such post after I posted it was 95%++ sold in na day. He even said we bullshits and claimed the sales only 30% or stg ( lazy to trace back the thread anyway )

But got such older posts claimed he was EcoWorld fan? lol.

But sometimes, we cannot trust so much if self proclaimed.

Ex. A guy who keep shooting in some certain thread, was self proclaimed a sales staff of another top developer, he oftenly praised his company capability but seems do not have much knowledge on property being a reputable developer staff and worse, repeatedly spelled his own company's project in wrong spelling.

Hmm... in this case the real intention of the guy is actually to disgrace the developer that the guy claims to work with rather than the developer / project that he criticised.

That guy thought his gf work in SPS knows everything. He forgot there are lot of SPS family members out there.
If SPS staff report that comment to the management (don't know the exact name of the entity), his gf will be in trouble. Maybe not since he self claim will move to EW. shakehead.gif

EM will likely be the benchmark and so call crown of the jewels. But it comes with premium and for really rich people only.

Ecohill won't be that bad either, it can be really close or as good as EM, but with cheaper pricing.

So I am happy irregardless of what they said .

If I understand correctly, verbal contract is just as enforceable as a written one subject to existence of offer, .an acceptance of that offer and consideration.

SPS's verbal promise definately boleh pakai.

To think of it positively, projects that create lots of noise and fireworks are definitely popular projects. Hence nowadays when mentioned about Ecohill or EW, many people now knows about it! Haha. Good publicity nonetheless.

Yeah long time no see... Been too busy in work and life. Haha. Hope things are great at your end!

About the smell, I try to recall the similarity to other type of smell... It is quite similar to those animal feed manufacturing plant smell but with another chemical acrid tangy to it. But quite certain it is not organic fertilizer or chicken manure smell. I'm familiar with those smells because I grew up in village where all sorts or vegetable, chicken and pig farms were around. LOL, talk about me like a jakun that comes from village. Kidding.

Anyhow I hope that is a one off incidence and well controlled.

I only know AKH gor said eco hill wil die die die. EM won't allow eco hill road link to them. Vehicles from eco hill can not go in EW. Dun believe, pls refer to MPK master plan. biggrin.gif biggrin.gif
