Lol... I just sharing the time taken for me to travel.. My working hour is flexi and I am pretty sure there are many people are having the same working timing as me...

I did share the time taken during peak hour mah, from Dataran Merdeka to SEH during Friday evening plus drizzle.. Time taken is about 1 hour 10 minutes.. Even staying near Leisure mall also takes about 40 minutes mah, so?

TKJ, very true, whole KL only have KLCC, for joker no more other places people working in KL. If working in KL, must mean you work in KLCC, if not working in KLCC, that's mean you are not working in KL.... doh.gif doh.gif

Those joker always take distance as the issue, but any place within 10km from KL city center still have landed DSL selling at RM 400-500k? As I shown in my previous post, during peak hour even reaching Leisure Mall also need about 40 minutes, but can you find any new landed DSL near to Leisure mall which is selling about 400-500k? As we all known, even a SOHO measuring about 700 sqf (as a result duplex some more) near Leisure mall also selling 500k already... doh.gif doh.gif

For those project in Sungai Long and Bandar Mahkota Cheras, they must say about 1 hour to reach KL already, coz their internal connecting road is not planned properly and jammed like current Jalan Semenyih... But even so, there are still many people flooding these 2 areas, although it is jam, so what?

Even there is a project near Bukit Bintang, also must say 30 minutes to reach KL city center already (the so call KLCC)... doh.gif doh.gif

The route taking is Lekas - Kajang Semenyih Bypass - Cheras Kajang Highway - East West link - Jalan Syed Putra...

Sales figure for the latest DSL launching:

Saraca units (22 x 75) - 80 units sold, out of 91 units, total sales ~ 87.9% rclxms.gif

Begonia units (20 x 70) - About 49 - 50 units sold, out of 70 units, total sales about 70% - 71% rclxms.gif

Bellucia units (20 x 70) - 34 over 48 units sold... representing about 70.8% sold rclxms.gif

Bartonia units (20 x 70) - Out of 72 units available, about 35 units are sold, representing about 49% of sale rclxms.gif

Let's summarize the total sales in SEH since launching:

Arroyo Garden - 224 units (sold out), starting from RM 560,990

DSL Phase 1 - 592 units (sold out), starting from RM 408,000

Cluster and SemiD - ~ 400 units (sold out), starting from RM 728,000

Zero lot bangalow (Tralas) - 56 units (~ 48 units sold), starting from RM 1,590,000

DSL Samanea - 60 units (sold out to solely staff and associate), starting from RM 583,000

DSL Saraca - 91 units (80 units sold to public only), starting from RM 673,000

DSL Phase 2 - 190 units (118 units sold), starting from RM 598,000


As conclusion, about 1300 units are sold since launching, excluding the Arroyo Garden. thumbup.gif thumbup.gif

Chan gor, not 200k increase till so extreme. DSL first phase has 20 x 65, starting from RM 408k..

DSL first phase 20 x 70 starting from RM 455,000, BU 1690 sqf, RM 269 psf.

DSL second phase 20 x 70 starting from RM 598,000, BU 1936 sqf, RM 309 psf, representing only RM 40 psf or 15% price increase.

Personally I think any project with 10 - 15% price increase compare to the previous launch which is one year ago is fairly reasonable... thumbup.gif

Chan gor, thanks for sharing the useful info from the point of an associate for the SP Setia project..

There are some forummers come to the thread with bad intention, troll with some baseless info and hope to confuse people by hoping that this project can be a failure.

No matter how many times you show proof that they are spreading the wrong info, they will reply a few words, ignore, pretend nothing happen (without any shame) and coming back to troll on the same or other baseless topic again. From their perception, they have nothing to lose since they will not responsible for any wrong info that cause the confusion.

For them, spreading negative elements on a project is good thing, coz this will "remind" and "alert" the potential buyer, though all those info are baseless, not representative, wrong and confusing. They will ignore all the strengths of the project and keep on talking the bad thing about the project, with hope this will lead the project to failure, because for them, only the negative elements they thought of are the truth for the project. doh.gif
