tbh, i went to EM showroom and before I open mouth to ask question, the salesgirl already explain EM and started to compare with SEH...

amazing the level of selling/downgrading they put into SEH to sell their project

It's good that the developer is absorbing the mot stamp duty, legal fees etc as purchaser only have to think about the downpayment. Hopefully sp setia can give something like free maintenance charges for 12 months after vp (for upcoming launches).

This is what have been told, MOT is absorbed, though SnP mentions purchaser need to pay. When I asked about this particular matter, the SA told me SnP document is standard legal doc, cannot simply change. But later SPS will cover the MOT for us, so no need to worry..

I just hope they will keep their verbal promise in future.

Sam Kor..this is normal sales tactic..i also meet same situation when visiting tropicana height sales gallery. SA keep compare maintenance fee btw tropicana parkfield residence with Eco Majestic. 😀😀

Other developer is common, but not between SEH and EM I presume.. SEH and EM should grow together, either one fell others won't survive..

Tropicana Parkfield maintenance is much lower than EM? hmm.gif

Actually there is black & white listed at the phase 2 promotion brochure. 😀😀😀

Good, this is applicable for phase 2... Phase 1 don't have such promotion brochure, coz all fully grabbed within 3-4 hours after launching.. All verbal only...

Keep this promotional copy as evidence and if don't mind, share with us about this particular in your SnP later..

Then it is great, we will know later, whether SPS keep his promise. But I think should be no problem for SPS..

TP charge rm0.10 sen per sq but EM charge rm0.15 sen per sq for maintenance fee. I think TP sale no so good as i saw still gt a lot of units left for sales.

Our SPA is a standard SPA under Schedule G of the HOUSING DEVELOPMENT (CONTROL AND LICENSING)
ACT 1966 and HOUSING DEVELOPMENT (CONTROL AND LICENSING) REGULATIONS 1989. Thus, amendments are not allowed in any manner whatsoever.

For special incentive between the developer and the principal purchaser such as rebate and absorbing the legal fees, stamp duty n bla bla bla, more often than not, it's by way of verbal only or the most a letter. Such deviation from the standard T&C in the HDA SPA can never be reflected in the SPA itself.

Waste time talking to such SA. Whichever project you are in, you are supposed to sell your project, not open mouth and first word out is degrading other project.
It speaks volume of your credibility & integrity.

Even if I have money I wouldn’t want to make a deal with you.

hahaha... RM 0.10 psf will last for how long? Everyone also knows maintanence fees rate will be determined by the JMB later mah, who know one day the rate will be same just after few years.. tongue.gif tongue.gif
