Anyway, any idea how long it takes for transferring the public amenities to MPKJ upon VP? As stated in the SPA, the purchaser need to pay 6 months upfront maintenance fees to developer upon VP, so that developer can provide the services such as refuse disposal, drain cleaning, cutting grasses, etc before handling over to authority. If the waterway is inside fencing area, this upfront maintenance fee I suppose shall be abit higher as well, but of course it is not for long term.

Based on PalmWalk also a F&G, Bandar Sungai Long experience, MPKJ cut grass every two to three weeks for our linear garden as well as grass in front of the house.

I think no problem in beautifying the linear garden as our KPT (RA equivalent) recently planted 40+ palm trees and consistently replace the damaged playground. However to add something extra MPKJ's approval is required.

Initially we request for basketball court but rejected by MPKJ reason quoted is lack of fund.

We apply again this year to build a basketball court, two badminton court and reflexology path with own cost, this time MPKJ approve it. tongue.gif

An outdoor basketball & two badminton courts at the field opposite Linear Garden of Palmwalk. No additional lighting will be installed in order to ensure peaceful and quiet environment at night time

There are enough lighting for people to walk around that area, it is quite safe too.

I think Precint 1 may install their own facility after RA is formed later, it stands a better chance for MPKJ to approve the application if RA willing to pay for the construction and maintenance cost, just my two cents.

Don't mentioned, I also learn a lot from you.

Recently we understand that if MPKJ does not act after receiving eAduan/complaint for more than 30 days, we can complaint to municipal councilor in charge at your area (quoting eAduan number, location and detail of complaint). They will voice out at the monthly meeting with MPKJ Department Head on our behalf. Then MPKJ will act very fast.

However I don't know which councilor in charge for Pelangi Semenyih/Ecohill, may be you can check the following for detail.

This is tough to ask resident to pay extra, suggest to build stuff after enough excess security fee accumulated over certain period of time let say after one or two years RA is form.

Actually roughly how many units in Precint 2 and 3, if the quantity is big enough the maintenance cost per unit should be minimal i hear that 70% of unit in Ecohill located in these precints, am i right?

Good thing open to public is the park is not belong to the resident, so residents pay less maintenance fee..

Bad thing is it's under the maintenance of MPKJ, if it is not manage properly, then will not serve the purpose anymore, don't think anyone would like to go to a park which has been poorly maintained...

For me, personally I wish the park is within the residence maintain area, though even I need to pay more, but the greenery is more exclusive and easier to maintain...

For semiD and bungalow owner additional RM100 to RM200 for lake and water way is peanut and fair to Tax player as you enjoy u got to pay . But i heard from SA that private park in Goodview Residence @ Sg Long is maintained by MPKJ i think this is unfair it proven true.

That is consider quite far especially if your kid want to go playground. Phase 2 buyer pay higher how come their treatment is worse than Phase 1?

If from Semenyih toll to your office take how long? I remembered the road there most of them one lane and not in good condition, somemore need to pass through commercial area/school then can reach Jalan Semenyih.

Which way you choose, exit Grand Saga after Batu 11 toll or inner garden road (BTHO-Anggerik-Len Sen) exit at Cheras Senral? How long it take for each one?
