Sam gor, the SEH roughly still got how many units still not launch yet and estimate how many years will the sales team still will be at the welcome center there?

Superlink, apartment, shoplot, bangalow lot, semid D and cluser in presint 2 and 3...

My rough guess will be another 2-3 years...

Sam gor, you saw the news from Star? New SP Setia CEO said this year focus on delivery again... new launches probably at developed area (i guess he mean Setia Alam). Medium range price launches maybe... i guess SEH 1 with Lekas link opened, they could launch more...

Yes, saw that... That's why they will pay more attention in terms of delivery. Therefore launching will take some time. Presint 2 still have a number of units not launch yet.. Some SemiD near to Tralas (presint 3) also not yet launch.. Apartment, shoplot still need to take some time, I think apartments also at least 3 - 4 blocks.. If they really manage to get some hypermarket in, maybe will assist in building the structure as well..

Some more I think they may want to launch Setia Ecohill 2 in the current sales gallery as well... So, stay here for another 2 - 3 years would be a resonable guess I presume...

I also have the same concern.... opposite of my unit will be all those apartments and school (if they decided to build) plus on the left got shoplots or maybe a hypermarket.... sound pollution is 1 thing.... air pollution also a problem. Should be quite a lot of dust as well..... I think can only have a piece of mind if they are not working at night. sweat.gif

Still wondering why they want to launch SEH2 so fast while SEH 1 is still progressng... unless they wanted to launch terrace homes.... coz SEH I think only got 1 not yet launch which is the land where show units are occupying now.

It is definitely going to be a problem.
Just the question is:

Do they thought about it and if yes, what is the mitigation plan?
Working hours?
Do they collect residents feedback.

Can't run away from it, as the whole area is being developed over the years and we are the initial lab rat.

Just a matter of moving in, see how it goes and start to feedback to them to reduce the inconvenience.

Sand, dust and all is expected, noise is expected, heck I even wonder how are the trucks going in and out of the housing area (pass by the guard house) and the frequent in and out will damage roads, etc or not…

We shall see upon moving in and then talk to them.

One thing for sure, I think they have similar issue with Setia Alam/Eco Park and definitely it is part of the approval permit to consider all this before they are allowed to start work on any additional buildings etc.

I presume as of now the % of unit released by SEH for sale following the percint as per below:

- Persint 1 - 50% (Apartment will complete the P1)
- Percint 2 - 25 % (only Arroyo Garden)
- Percint 3 - 50% (superlink consider not release yet icon_rolleyes.gif )

Therefore agreed with Sam to stay here for another 2 - 3 years would be a resonable. 5 years will be great. rclxm9.gif

Yes, i have registered in setia ecohill's website already. The g&g concept is one of the appealing factors as well (reminds me of setia ecopark). Noted that grandlis (especially the 23.6 x 86) is closest to the stp. Guess this is one of the cons that any interested purchaser will have to consider prior to any decision.
A few pages earlier a forumer (sorry can't remember who) posted a copy of the updated masterplan. From it can see there are only 3 types of superlink.
This is slightly different from the copy i have (obtained last Nov 2014 where there are 5 types i.e. Grandlis, Flovia, Vircia, Arcius & Majesta). Seems that sp setia has decided to reduce the number of superlink types to be offered. Maybe to reduce cost and expedite the launch?

Great, I presume you just need to wait patiently, you will get well-informed before the launch....

Yeah, though grandlis shall be closest to the STP, I am pretty sure SPS already did some measure on it, for example, putting a lake and trees separating the houses from the STP.. From the Lekas, there is one thing can be observed very clearly, the superlink land is definitely much higher than the STP, I guess is about 5-6 feet different... It will still depend on the purchaser choices, some won't mind it... Look at the STP in Pantai Dalam, much bigger than this and don't know how many housing projects nearby... Need to bear in mind that this superlink is truly GnG, sharing the same road as those cluster/semid purchasers in presint 3... rclxms.gif

Perhaps in terms of land size, Flovia, Vircia, Arcius & Majesta are same size, that's why they group it to Floris and Gloris only, no need too many different design... tongue.gif tongue.gif

Agree with you, there are about 40 - 50% still not yet launched (those in the red boxes)... 2-3 years is a must I presume... hmm.gif

I foresee when the first batch of home owner moved in, it will probably be dust from the ongoing works. It may need another 8 to 10 years before the greens are matured and the area fully developed.

Really need to eat dust for few years... Shld need frequent cleaning... Best is close all the windows and doors...
