Joker very funny one, thought amenities open to public is sure a loss one and already can predict sure will be badly maintained one. Look even at the DPC, they also have park for public as well, to attract fame mah... SEH P1 of course not that much exclusive compare fully GnG housing, but also considered among the best within the FnG housing in KV already...  rclxms.gif  rclxms.gif

How many FnG in KV can provide THE PARC, Meadow Weeping Lake and Linear park with waterway at the same time? But in SEH, we can have them all....  rclxms.gif  rclxms.gif

My report of semenyih traffic to KL center (shangri la area). Leave home (Tiara East) at 7am.

Previously i reported it took me avg 45 mins to reach office during the month of Nov and Dec (school holiday konon).

After 2 weeks of enduring the traffic with school reopen, the duration have streatch to 1 hr to easiy 1.5 hr. Avg 1h++

I am stil using th sg. ramal toll, kl - seremban highway, then enter smart tunnel to get into KL. Bottlenecks encounter as compare to previously...sg ramal toll, is still bearable....the worst...right after sg besi toll...it can stretch all the way to smart tunnel on a bad day. Some day, small buildup after sg besi toll, then smooth till after sri petaling exit. Most of the times, after sri petaling, traffic is heavy till smart tunnel, and even smart tunnel can even jam for 20 minutes yawn.gif Stupid car hogging sultan ismail lane instead of sticking to jln tun razak lane.

So, on a bad day, if traffic jam stretch from sg. besi till smart tunnel, you can easily take 1.5 hr to reach kl central but if you use mex highway after sg besi toll, you can reduce further 20 minutes (which helps a lot if you see big traffic buildup after sri petaling exit).

I may want to try sg. long way to mines and exit to lebuhraya salak b4 joining smart tunnel and the bottle neck of this road is mines area and near midfield place and also lebuhraya salak. I will post more once i do another few trips using that routes.

Hope this provide enough insight of travelling from semenyih. School holidays, nice traffic....non-school holiday....hahaha better leave home at 6am just to skip those congestion entering KL.

I used to stay at ampang and use DUKE to goto PJ office previously.

Duke jam can be pretty bad. 2 bottlenecksif heading towards pj. One near the genting klang entry joint before toll. abt 10 to 15 mins..., the next bottlenecks is right after the toll, jam towards hartamas exit (the narrow roads towards hartamas to mont kiara and finally, the traffic lights to turn towards eastin hotel pj) Can easily take 30 mins jam at this areas. I used to bypass the hartamas and continue straight to use nkve and exit at kota damansara. But nowadays, it's not advisable due to heavy mrt construction which add to more jam.

If the new highway is to exit at ukay perdana and no seamless joint to duke, you may need to get stuck for 30 mins to 45 mins in ukay perdana to mrr2 before entering duke at peak hrs. Shall see than how big they going to widen the existing roads.

But overall, its still a good alternative highway to ease the congestion of the entry point towards KL city from the southern corridor and to join the eastern corridor.

Wah u also know ah tongue.gif Yr angin very keng. I am still contemplating whether to proceed with paying the MOT or hold on till i sell my TE (could be in 2 - 3 years time).

As long as you leave before 7am, it should be fine (non-school holiday). School holiday, 7.30am also no worries tongue.gif

I agree. There are times when i use the normal jalan cheras all the way to sg long to semenyih during off peak after office, the distance is shorter but it's scary with all the heavy machinery and praying the lrt construction don't collapse blink.gif

Developer got absorb stamp duty on MOT mou? If yes, fast2 perfect it la coz some developer very sombong, once individual title is issued, they do not consent for a direct transfer laterĀ  sweat.gif

Already got tesco in semenyih lar...Aeon more expensive ler tongue.gif

What is lacking in semenyih now is good f&b cafe/restaurant. Nearest for semenyih folks now is IOI City Mall. Not counting jusco selatan or mines as i find both of them pretty run down.

I foresee when the first batch of home owner moved in, it will probably be dust from the ongoing works. It may need another 8 to 10 years before the greens are matured and the area fully developed.

Yes, MOT can be pretty expensive especially with property hitting 1 million.

Even condo units have MOT but somehow, it take a very long time before the developer issue the individual title out for highrise building. Some even after 10 years, the title is still in the air....eg. MK Land property damansara perdana, damansara damai...

Somehow i believe it's just a matter of how much discount the developer is giving. SP setia gave a standard 2% rebate and thus free MOT. Tiara East gave 8% discount and MOT buyer have to pay...MKH also gives 5 to 10% rebate depends on project and MOT are not Free.

Yesterday went to the ecohill park to look see look see....pretty pack with families sitting on the grass and chilling out with their kids. One even play kites and quad helicopter. Majority are malay families. Guess chinese families prefer their kids with ipad and stay indoor.Ha!
