QUOTE(cheryee @ Dec 23 2014, 04:15 PM) Precisely lo! If based on those jokers' perception, the definition of KL is only limited to KLCC area and we are prohibited to work anywhere else except KLCC and KLCC only TKJ, not only that. Keep on questioning the developer give wrong info like can reach KL within 35 mins from township. Come on la... we all are not stupid ma. Surely we know that timing is based on none peak time and no jam. Traffic jam is everywhere. No one can escape also unless you stay few blocks away from your office. |

QUOTE(Jasoncat @ Dec 28 2014, 03:52 PM) I believe one of the reasons there is limited greenery (and no water features) in precint 1 is because it's not a G&G precint hence long term maintenance could be an issue. Although there will be RA formed and likely it will be a F&G community but there are still uncertainties. Yes and outside the fencing area is consider public area. I did asked couple of times before and even told them I rathee have the waterway inside the fencing but again was ignore. I can tell u, if outside the fencing possible will theow rubbish inside. Once the it got stuck then flood mari. Even if no flood, definitely will be smelly and looks like shit with all the garbage inside. I do not know what is their obstacle but if me, i rather give a justification to MPKJ and get it approve. If I am the RA of this place now I will fight for it till I get it.Just my RM0.02. |

QUOTE(samkps @ Dec 28 2014, 09:06 PM) Anyone know how presint 2 and presint 3 is going to be fenced up? No idea too. So far have not seen any fencing it and dont even know the entrance for both precinct 2 & 3. Superlink have to drive thru few KMs only can reach the site I presume units located along Jalan Ecohill 2/xx shall be the precint 2 while those Jalan Ecohill 3/xx shall be presint 3, am I correct? I think Persiaran Ecohill Barat shall not being fenced up, it will be a public road... Based on the masterplan, I think main entrance (with guard house) shall be along Jalan Ecohill 2 for presint 2, while the emergency exit should be somewhere at the starting of Jalan Ecohill 2/3. Similarly, main entrance for presint 3 shall be along Jalan Ecohill 3, while the emergency exit should be somewhere at the end of Jalan Ecohill 2/3, near to the overhead bridge.. Superlink at the other side of Lekas shall be a standalone fencing area. In the masterplan, there is no road connected to the STP.. Furthermore the superlink is somehow at an elevated area, separated from STP with a mini lake and landscape I presume. To reach the STP, most likely there will be another road from Jalan Bangi I presume.. Any different thought? |

QUOTE(samkps @ Dec 28 2014, 11:11 PM) If you see the fencing layout, SEH already in their plan to exclude the waterway within the fencing area. Before the confirmed fencing layout I did check with the SA and few different 1. They asked my peference and I told them I prefer inside due to those stated reason of course. 1 SA think if inside of fencing cant see ppl trying to come into the gated area. To me this is bullshit reason. The waterway just 50-70 feet i think and if guard cant see then really blind.Dunno why, perhaps they thought if putting the waterway within the fencing area, definitely will increase the maintenance fees.. If can have the waterway inside the fenced area, definitely it will be a plus point. If want to fight, next time JMC must gather enough voice from residents to MPKJ... Maintenance to me is not required. This precinct is not G&G hence all maintenance shld be taken care by MPKJ. To me os no different if inside or outside. As long as they doing their job, the fencing will not affect their work. Guards will allowed them to come in just like the garbage collector. Seriously, they are not doing enough to convince me that they are doinf their best to boost up the security of the area. This post has been edited by treehill: Dec 28 2014, 11:21 PM |

QUOTE(Jen1 @ Dec 29 2014, 06:37 AM) Waterway inside fencing will mean that it is no longer public amenity, so there is a difference to non-residents of the specific fenced area. Jen, that is the reason given by SP Setia but waterway is not suppose to be use by public. No one suppose to use it but again if is not fenced up surely got ppl will throw rubbish there. You can image what it will become.Did anyone get this SMS yesterday? "RM0.00 [SA] We're delighted to invite you & 2 guests to a private New Year's Eve party: 31/12/14, 8.30pm, Duta Villa Clubhouse, Setia Alam. RSVP 0333432255." Anyone going? No SMS recevied.... Maybe they just invite the recent purchasers only? |

QUOTE(samkps @ Dec 29 2014, 11:45 AM) Yes, you are right, this is a FnG, not GnG, the maintenance shall be handled by the MPKJ and residents are not paying to maintain it.. Yes, putting the waterway inside the fenced area should be able to reduce the chances people throw rubbish in it, but if inside the fenced area, MPKJ must come over frequently to do the maintenance, such as collect the leaves, dry twig from the tree etc.. Otherwise it will be a problem and eyesore and worse is inside the fencing area. Since now SEH going to make a linear garden at the waterway as well (presumably some garbage bin are provided), hopefully there will be less irresponsible people to throw the rubbish into the lake thereafter.  Sam gor, at the end of the day MPKJ still need to do their job regardless of inside or outside. RA defintely will inform guards to let them in. Again, I dont see any issue at all but just where the are accessing from. Since the waterway is outside as part of the linear parc, we can only hope for the best. If they are not doing their job and ppl throw rubbish in I will definitelly complain till i dont see a single dirt in the waterway amd the linear parc as well. Also, SPS shld plant more trees to give privacy for the resident/units facing the waterway. Since is a parc many ppl will walk around... SPS if want to do a good job then they shld do this.Talking about this, so is that mean the linear park inside the fenced area supposed to be stay as it is, RA cannot spend money to beautify or maintain it as it is public amenities belong to MPKJ right? If really so, hopefully MPKJ can come to cut the grass and do maintenance often, otherwise it can be a problem as well... Anyway, any idea how long it takes for transferring the public amenities to MPKJ upon VP? As stated in the SPA, the purchaser need to pay 6 months upfront maintenance fees to developer upon VP, so that developer can provide the services such as refuse disposal, drain cleaning, cutting grasses, etc before handling over to authority. If the waterway is inside fencing area, this upfront maintenance fee I suppose shall be abit higher as well, but of course it is not for long term. Yes, from the SnP it mention 6 months... I guess it will be handover within that 6 months. I doubt they will wait till the whole township is done. Just like the Ecohil Parc i think now is already handover to MPKJ. All the signboards got mention MPKJ. I dont mind mind to pay higher abit in terms of the maintenance fees. I just wanted to live comfortably, safely and have the surrounding looks green and not a garbage dump. If Ecohill dont have enough trees or greens, then is pointless for this project. SPS committted to have 80arces of green so I expect to see more trees This post has been edited by treehill: Dec 29 2014, 12:08 PM |

QUOTE(samkps @ Dec 29 2014, 12:14 PM) Yeah, that's something SEH should do, furthermore that waterway will be near to the future apartment, suppose will be a hectic park area during evening period. MPKJ should do the maintenance efficiently and let's hope for the best. I can only hope since SPS doesnt seem to do enough stuff for precinct 1. All the excuse is public area. From the masterplan, it seems like SEH is going to plant many trees along the waterway, hopefully it can improve the privacy of the residents. From the last row of pistia, there is still has a road (Jalan Ecohill 1/3F) plus the waterway separating from the linear park and Jalan Ecohill 1/2, should be okay I presume. |

QUOTE(semenyih2014 @ Dec 29 2014, 12:34 PM) Yes. Sam gor. I can share the journey from Semenyih to KL (Near KLCC). The following are the journey from Semenyih to KL (KLCC). Bro, good 1. See got ppl dare to challenge now1. Around 6:45am send my children to Sin Ming school (Journey around 15 minutes) & If on school holiday only less than 5 minutes. 2. Used Silk highway (RM 1.00) to Mines around 7:30 am (Journey around 25 minutes-35 minutes) to Sungai Besi (Nirvana - Jam) around 7:45 am (Traffic Jam) and reach my ex-company before 8:30 am. Actually Semenyih not jam, only jam at KL area. If on School holiday only take 45 to 50 minutes. The reason I resigned from my ex-company because Traffic Jam at Mines, Sungai Besi, Tun Razak, Jalan Ampang (KL) only. Not all people work in KL or PJ. My part time jobs at Selayang Baru (Saturday) take me around 50 minutes. Talk to me first, If people said take 2.5 hours to KL, will make me KETAWA only. PJ people will said Semenyih far, Semenyih people will said PJ far. |

QUOTE(samkps @ Dec 29 2014, 12:42 PM) With such entry price, SPS already tried their best to provide the amenities I presume, but of course can do even better. DSL residents by right can enjoy THE PARC better, too bad there are too many outsiders flooding the area. Yes... Again is public (i mean the Parc) so it can be accessible by everyone. I am not sure they are doing enough but for me I still dont like the reason that they give me. |
