If sell during lock-in period either pay the penalty or just wait till end typically 5 yrs from 1st disbursement. Islamic banking will not have lock-in period

Hello. Would like to enquire. If i have 1st property under conventional bank loan (90% margin of financing), and have 2nd prop under lppsa loan. Will banks allow 90% margin of finance for the 3rd property?

If your payslip do not show the home loan deduction and the CCRIS record, technically you can get 90% loan.

Hi. Would like to ask if this rate reasonable?

Refinance with Zero moving. Amount 240k

Fully Flexi.

SBR +1.15% (with MRTA) @ 4.15%
SBR +1.2% (without MRTA) @ 4.20%

Any better rate can offer? PM pls.

As far as i know from diff banks, Zero moving lowest offered rate at 4.15% not any lower, Stan Chart and HSBC offers that, CIMB does as well but higher rate.

Got my loan proposal from 1 bank only currently, Public Bank.

HEF-i/HOME VR (Redraw)(Promo)

Loan : RM450,000(90%)
MRTT : RM7,165
Legal : RM9,140
==============
Total : 466,305
==============

- Tenure : 35 years

- Effective rate :
. SBR+0.85%=3.85%
(SBR = 3.00%)

- Instalment :
. RM2,030

Notes/condition :
1) MRTT covering RM135K for 35 years


Can sifus advise if this rate is OK?

Recently applied for a mortgage, all applied banks ask for proof of FD/savings. How much do I need to keep in my savings to get lower interest rate?

What hav you promise them? they didnt tell you?
how much is your loan amount?
usual 400K - 500k loan, FD of 20k->50k seems good. which could cover 1-2 years of loan installment
if show 100K fd abv, they allow more risk, and giv better rate lo

More is better? Where are you planning to make the amount appear from?

For me, I applied to multiple banks, OCBC offered 3.8% (I have no savings/FD with them currently, but years ago did) and UOB also offered 3.8% (myself and wife both had 100k in the UOB One account at time of application. Not sure if that helped (I don't think it hurt), but the loan officer did comment on the amounts, saying as soon as she saw it that she knew which promo we're taking advantage of. So they can see their own banks one at least obviously.
