Find a trusted lawyer to kick start the process, earnest deposit etc will then be payable to law firm client trust account and release back to you once whole transaction complete

C can transfer his/her right to either A or B by way of transfer, beneficiary to pay for legal fee and stamp duty while C need to pay for RPGT based on 1/3 of market value-not applicable if transfer to close next of kin i.e husband to wife or parent to son/daughter.

The Spread Rate look on higher side, above the norm +-0.5% given BR outlook will continue to stabilize if not another 1/2 drop this year. If there is no lock-in period then good to go as ultimately you may refinance down the road shall BR moving uptrend

The purpose is to remove bank claim on your property thus full ownership with you, beforehand bank own the right to the property and can sell off the property shall you default on loan.

Your lawyer will pretty much represent you to liaise with bank’s lawyer on removing the bank interest from your property so when you transfer / sell your property is much easier as bank consent no longer require

MBB will reflect the reduction on 8/5 stay tune and so far the fastest to reflect so among those banks that had make reduction announcement. There were talk around another reduction in 2H20 shall economy remain not promising. Not advisable to refinance given the 3+% interest u having now, perhaps top up loan can be consider shall MV have move significantly amid paid bulk of your loan sum to date

Perhaps consideration if there is any other financial commitment higher than current loan interest rate, 2nd to consider stability of the employment and chances of impromptu financial needs arise during this pandemic period, cash in hand always better and can come handy when needed.

Has bank disburse partial loan sum to developer if yes then they will already charge progressive interest which is payable unless you have opt for moratorium, non repayment when due will impact your CCRIS record which will be bad in long run

Yes if financially you are good as ultimately will reduce the loan sum, how long to go till the project completion? Btw for Term Loan any additional payment will be treat as advance and will not reduce the interest if not wrong

The norm is reducing installment in tandem with interest rate reduction but no harm to maintain the same installment if you can afford it as eventually will reduce the principal. Best to also check with your banker/branch to confirm

The only option is the investment unit rental are able to cover the installment or at least 70% alternatively is to park fund to offset the payable interest-that will however refrain you from utilizing the fund for other viable investment
