Any lower rate will be beneficial to borrower, I have mine reduced to 3.9% and my spouse 4.05%

C can transfer his/her right to either A or B by way of transfer, beneficiary to pay for legal fee and stamp duty while C need to pay for RPGT based on 1/3 of market value-not applicable if transfer to close next of kin i.e husband to wife or parent to son/daughter.

Hi all,

There is a house with 3 names, eg. A+B+C
But now we would want to remove C

How is the process? And how much?
House loan fully settled. Market value should be around 500k.

Thanks and stay safe.

The Spread Rate look on higher side, above the norm +-0.5% given BR outlook will continue to stabilize if not another 1/2 drop this year. If there is no lock-in period then good to go as ultimately you may refinance down the road shall BR moving uptrend

The purpose is to remove bank claim on your property thus full ownership with you, beforehand bank own the right to the property and can sell off the property shall you default on loan.

QUOTE(darrenboy @ May 5 2020, 08:39 PM)
I need your kind advice.  After we have made the final payment to settle our housing loan, the bank will return us all the documents and ask us to go see /appoint our lawyer. May I know what is the purpose of appointing a lawyer? Is it to discharge? What exactly does the lawyer need to do to discharge the property?

Your lawyer will pretty much represent you to liaise with bank’s lawyer on removing the bank interest from your property so when you transfer / sell your property is much easier as bank consent no longer require

QUOTE(darrenboy @ May 6 2020, 08:29 AM)
What does the lawyer do? Issue a letter to the land authority or city council? Or what to effect the discharge?

MBB will reflect the reduction on 8/5 stay tune and so far the fastest to reflect so among those banks that had make reduction announcement. There were talk around another reduction in 2H20 shall economy remain not promising. Not advisable to refinance given the 3+% interest u having now, perhaps top up loan can be consider shall MV have move significantly amid paid bulk of your loan sum to date

QUOTE(soulmad @ May 6 2020, 10:53 PM)
hi guys,

my is mbb semi flexi
recently BNM just revise the ORP
but haven't see banks update

My loand still see 3.75% profit rate showing .

any way to take advantage of low interest currently?
Other than refinance cost.

if making advance payment will help a lot?

Perhaps consideration if there is any other financial commitment higher than current loan interest rate, 2nd to consider stability of the employment and chances of impromptu financial needs arise during this pandemic period, cash in hand always better and can come handy when needed.

QUOTE(saebuzz @ May 10 2020, 06:37 AM)
Anyone can advise if now is a right time (based on low rates) to settle mortgage loan (around 300k left)? I just need to go to the bank and ask them the exact amount that need to be paid right?

Has bank disburse partial loan sum to developer if yes then they will already charge progressive interest which is payable unless you have opt for moratorium, non repayment when due will impact your CCRIS record which will be bad in long run

Yes if financially you are good as ultimately will reduce the loan sum, how long to go till the project completion? Btw for Term Loan any additional payment will be treat as advance and will not reduce the interest if not wrong

QUOTE(coolguy99 @ May 11 2020, 06:37 PM)
Yes I am paying progressive interest now. Thinking if I want to start my installment earlier.

Was told delay due to officers on rotation not to mention the layer of approvals requirement internal for CIMB

QUOTE(panafone @ May 15 2020, 11:41 AM)
Are banks still giving out loans?

I have a condo with 30% it's market value left on my home loan with CIMB. Before MCO, I applied to top-up my loan another 30% with CIMB so I can purchase another property (for a total loan amount of 60% the market value of my current condo).

Filled the forms and submitted the required documents. Then MCO happened. And everything just stopped.

I made a report after a couple of weeks of no news and "MCO excuses" by the bank officer (even though their branch remained open). I've even received two apology letters from CIMB for my unresolved report.

Could it be banks (or CIMB) are no longer giving out loans in this uncertain time?

The norm is reducing installment in tandem with interest rate reduction but no harm to maintain the same installment if you can afford it as eventually will reduce the principal. Best to also check with your banker/branch to confirm

QUOTE(Timothy500 @ May 16 2020, 08:08 AM)
Hello , I have a question.

My loan was 4.15% on December 2019. Throughout 2020, bnm has reduced 1% in total. Hence , now my loan is 3.15%.

However, I found that MBB still urging me to pay monthly instalment 3305. (Which is same as 4.15 rate)

Does my extra instalment deduct principal? Or do they simply put extra payment into prepayment ?

The only option is the investment unit rental are able to cover the installment or at least 70% alternatively is to park fund to offset the payable interest-that will however refrain you from utilizing the fund for other viable investment

QUOTE(zfc @ Jun 9 2020, 10:22 PM)
But a lot of articles are encouraging us to pay more down payment.
https://www.propertyguru.com.my/property-gu...-malaysia-18659
https://ringgitplus.com/en/blog/home-loans/...wn-payment.html

I can't find any article which recommend us to take the max load with max tenure, then pay more installments per month.
