paying 2 loan account is standard for refinance existing home loan plus cash out term loan.. If apply cash out in overdraft then no need to serve installment if you didn't utilize the fund.

what i heard from my mbb banker is new rule...refinance property that already fully paid is only 10 years loan only, not cash out/top up loan.. if refinance existing property that still have loan is normal 35 years or up to 70 year old.. dunno how true is it...

Got offer from both HLB and MBB same 3.9% for 95% loan. Both semi flexi. Don't know what to choose since all same same.

Amount? Suspect you may get better deals elsewhere, 3.85% seems pretty common (500k above), I got 3.8% offers from two banks (see a bit earlier in this thread) myself.

Ah yes, amount of that quantum would definitely attract slightly higher rates. Suggest checking other banks too though, the 0.05 difference will add up over time.

Possibly because I refused to take the insurance. They told me it's the best rate if I don't want insurance. Cause at that price I feel like I could afford it even if something happens.

3.8%
885K
9k MRTT for 15 years
Flexi

MBB
3.85%
905K
13K MRTT for 20 years
Semi-flexi

Both need CC application, but MBB give premier banking, is it useful?

Any sifus can advise

No use, I'm taking MBB too. The criteria for premier banking status is to maintain at 250K casa if loan is below 1 mil for the service.

Since HLB gives better rates why not go with HLB. My 2 cents

Yes, 2 conditions to fulfill - either casa 250K or loan with 1 mil. But need to maintain either one in the account for the status.

What happens to the status in coming years when the house loan has been paid down below the RM1 mil?

Take 3.8%, don't think too much. The benefit is more than the value of free parking =)
