Sorry I'm not pro but from my understanding, both semi flexi and full flexi with 2k park in casa will reduce the daily interest charges on principal. For example, daily interest for 100k, after park 2k in casa, daily interest for 98k.

The problem with semi flexi and full flexi is that full flexi has a monthly charges, usually RM10, but you can cash in cash out anytime. Semi flexi, I think no monthly charges, and you can cash in anytime, but if you want to cash out, there will be a one time charges with a minimum amount.

Which bank you were referring to ??
For Maybank, the loan account is link to a CASA account. If you deposit 5K in CASA, it will not reduce your loan principal. Only monthly instalment is deducted from the CASA every month. No interest saving in this scenario.
Scenario 2, If you deposit 5K directly to your loan account, then there is an immediate 5K loan principal reduction, thus you save 5k loan interest.

Its bank dependent, usually for semi flexi's it will involve a savings account yes, but by putting money in the savings account, there will not be any interest offset by the amount in the savings account.

Meaning to ddt interest on your loan we shall putting money direct to the loan account instead of saving acc which can't offset any loan interest right ?

how long normally ambank take to reply to a loan interest appeal? ambank is really inefficient... oredi waited for more than 3 weeks for loan approval, now asked the agent to appeal for better interest, the agent is not replying me when i will get a reply.. and my time to sign for s&P due soon..... wish they r more considerate and work harder to improve their work efficiency..it makes a whole lots of diff to their customers.... from counter processing to loan matter, they r slow like toitoise... they have nv failed to make me feel angry with their inefficiency every time i attended to their bank or deal with their agent...

I really felt they r really causing lots of unhappy circumstances to me... just now i chased with the agent, then only she told me the reviewer said not possible to giv the interest rate i requested for.. before this i oredi checked with her twice and she was not replying me. I actually do not trust her very much, the fact tat she delayed in replying me when she knew how urgent it was for me to get to know the reply, really make me feel weird..

Can request drop from her side. But now you don't have much time so I don't advice resubmit. Ambank average should be 4.37 instead of 4.35. But depends on profile grading. Sorry I can't recall what's your loan figure. And ambank is no problem to approve case within 7 working days, so I don't think is ambank fault.

yeap by right it should be this way for semi-flexi's.

a word of caution, do check with the bankers on every fine print though, different banks may have different terms.

Have yous submit your loan application to other banks, sometimes, the delays is just due to the person u are dealing with, other personnel is ok

you guys are so riteeeeee... I walked into another ambank banch, wanted to check if can resubmit my app and how long it would take, the agent told me my app was only submitted on 30/7, when i submitted all the documents to them on 14/7.

previously when i checked with this agent who deal with my loan app, she told me on 24/7 tat my loan was pending final approval, but how would the loan pending final approval when it was not even submitted tat time..

When I checked with the agent why my approval took so long, she first told me they need to run check on the presence of business premises, hence taking longer. I told her i realised my app was only submitted on 30/7, then only she told me bcoz the documents were incomplete, my bank acc number was not appeared on the bank statement, hence they need to run the check on presence on premises, and hence took longer. She has nv informed me anything about incomplete document, and has nv requested me to submit any further document. With the 'bank acc not appeared on bank statement prb', i can easily walk into bank and ask the bank to do a verification, and i did everything within tody aft I realised abt this prb. If she informed me earlier, they wouldnt need to run the whole 'check on business premises' thingy... speechlesssssss... its so rediculous.. I contacted the branch manager who actually accepted my documents that day, he actually pushed all the blame to me, asking me back how would they giv approval when documents incomplete... damn it!!!!!!! I kept telling him his agent din inform me anythg abt the incomplete documents, but he just ignored...

im to my max of tolerance already.. actually file a complaint to ambank... they deserve it..

is there any reason why she tried so hard to drag my application? I do not think its purely because of laziness of inefficiency. possible she do not want to allow time for me to make appeal and if no time to appeal I would sign with higher rate?

No la.. Once your loan is approve you can proceed with snp and in the same time request she help you appeal to lower rate.

but if interest rate still not ideal im not gonna take their loan, will go for pbb.. still a diff of 0.05%.. though it would means i need to be really strict with how i allocate my money with pbb semi flexi..

so i cant just take their offer and try to appeal for better rate at the same time... and my app is not even approved now..

y all of a sudden in 2 weeks time ambank lowest effective rate changed from 4.35 to 4.37??


my developer told me after i accepted loan offer, the bank need time to send relevant documents to loan lawyer, and if this process take long and developer do not get the money before i sign sap, there will b a penalty..normally how long after we sign loan offer letter, bank need to take before they send the money to developer?

I have not even met this agent, and I do not think I have offended her in any way.. why would she put me into such situation... My luck is just bad....

Just proceed to sign sales purchase agreement first since loan approve but not sign loan agreement while waiting but in the same time try drag public bank side as their letter offer only valid 14 days. Normally once loan approve you can inform developer you're still deciding which bank can provide better offer so proceed to snp because to secure this units before due date. Once sign loan agreement doesn't means bank direct diburse money out and I believe it's under contruction if yes you don't have to worry either they can only request bank money once they develop until your phrase
