4.3 for 300k with mrta, this rate i got before the BLR increase and change to BR.

after BLR increase, now it increase to 4.55%. fyi, this is my 1st housing loan and 2nd loan. my 1st loan is asb, so i dont hv much commitment.

this year i want to buy another house. but offered 5.25% for 150k, which i think very high. this is from cimb. other bank still pending approval.

What is the best rate for 700k without MRTA in the market? 4.45%?

By the way, any disadvantage that I should know on Islamic HL? Tempted on the 20% discount on Stamp Duty. Was informed no disadvantage. Can early settle with rebate given.

Can get 4.35 subject to profile grading. Average 4.4 should be no problem without mrta. There's a slightly disadvantage documentation for loan legal is more compare with conventional loan therefore for professional charge at loan legal fees there will slightly higher. And early settle with rebate given? What do you means by this?

Got it. Good deal. 5.25 for 150k quite high, should be able to get 4.75% -4.85% no prob.

^^^ can early settle with rebate given. Do you mean no locked-in? Yes. Because Islamic teaching encourage early settlement. But if you settle early and expect some discount.. I don't think so....

As for loan legal fee, this is absorb by developer (panel bank). In view of this, bank may not want to offer lower rates to 4.4?

For Islamic loan, its stated the selling price upfront in the loan documentation. The selling price comprise of principal amount + profit (interest in conventional terms) over the whole tenure based on ceiling rate. Thus when early settle, they will consider the "unearned profit portion" as rebate. The rebate is not discount. Its a 'mechanism' to deduct from the outstanding loan amount in the event of early settlement since Islamic loan has stated the selling price upfront.

There must be some error in this website, i'm dealing alot case with ambank, so far their approve lowest is 4.3 first profile grading, unless you tell me those accept their offer before their BR drop then yeah their loan interest now is around 4.16 lowest.

I kept telling him his agent din inform me anythg abt the incomplete documents, but he just ignored...

im to my max of tolerance already.. actually file a complaint to ambank... they deserve it..

my case is almost the same as well... the agent is not efficient AT ALL.... very late and super slow in responding... other bank which i submitted 2 weeks after Ambank also replied faster then this agent. Not only that... she gave wrong information somemore... told me full flexi with minimum 1k excess amount can waive the monthly fee....not only that... i had to send my documents few times... always keep missing my email... dont even know how to search emails.... "ah already send? i didnt receive can send again?"

but then its really the Agent's problem... Because after that i got another agent's contact just talked to her like 5 mins in phone... she gave me super clear explanation on how their flexi and semi flexi works. Now im thinking on how to change the agent..... hope its possible.

sorry boss... wrong info by an unreliable agent... monthly fee is RM 10.60 including GST.

Wondering what is the best rate now for 450k loan with MRTA? As my agent told me average 4.45% ... So i still waiting for the approaval & final rate.

can request appeal to 4.4 since with mrta. or 4.45 waive mrta. should be fine.

I tried checking b4 if can change agent, u need to cancel the previous app then only resubmit...which may bring some prb to yr later submission..and normally they will need to know the reason y u wanna resubmit...and also it seems it doesnt reflect well on yr record if u resubmit..

But i guess if u think the agent is really not gonna help and u hav the time...mayb worth a try...

I strongly suggest to everyone to try the service of the broker in lowyat...i gain more info fr here than fr the ambank agent..the broker here r more helpful than the bank agent..and u can submit to diff bank at 1 go..so save time also...i would really like to thank ims2628 for explaining to me abt my case...as this loan thingy is draining all my energy and time...i finally can get it over by not putting anymore hope on ambank..as for my case it has bcome too complicated thanks to the ambank agent..

guys, want check with u.
i hv received LO( letter of offer) from 1 bank, others still pending approval and 1 of the bank just approved today. i want to compare all banks 1st before accept the offer.

there is 14 day validity of this LO, if already exceed it , then mean the offer no longer valid ? how if i want to accept that loan but its already exceed the validity date?

Depends with bank, which bank LO you receive? some 7 days some 14 days, however sometime you can try request banker to extend the LO validity date.

ok, i just checked with the LO,
CIMB - 14 days from the date of the letter
maybank - 14days from date of approval( i just got the sms from maybank today, didnt received yet the LO
