is this good for SEG? very high discounts...when I bought , I was the first buyer of 2nd phase Leporinia.. not much discounts...price 2.1M...

Many if not All sp setia prject now having 40th anniv promo. Its 20% for existing setia customer.

U can give ur feedback , how u feel ? As I felt seg buyers of previous phase expecting seg to be high end development , now have "condo villa " at 7xxk after discounts, would u feel disappointed?

If 950k before diskaun .. With 18+2% loyalty diskauñ. Isn't it below 800k?

But actually I rember setia always got high diskaun which make it "easier" to buy their property. 15% diskaun or more is common in the past for their early launch of their developments

Nope , setia normally have special package but seldom throw much discount for the past few years . Phase 1 of Setia Eco Glades is without any discount if I am not mistaken .

At this market condition , 5-10% discount is quite a norm in Klang valley , previously only iskandar are giving this huge discount. This is a bit worrying if big deceloper like sp setia need to throw such a huge discount to attract buyer .

I understand that with that heavy discount the net selling price quite close if not the same as the price when the units were launched - I mean those phases with some remaining units.

The leftover units (lepironia phase 1 and Liu garden Phase 1 & 2) are mainly the one has:-
a). corner unit with extra lands which the pricing is very close to next new phase - i.e, Rm1.4/1.5mil corner unit from liu li garden that top up additional Rm200K can get u a semi D in Lepironia garden or, at the same price can get you an islands unit in western heritage.
b). Facing T-junction or backyard next to main roundabout / entrance into SEG of future backing condo type.

I think the right move for SEG is to push for own stay than majority of investors.

I think the lowest after 20% discount is Rm780K (GF unit 1414ft2).

You mean the huge discount is for the left over ? Then still reasonable as developer wanted to let go the unit.

Concern is on the latest phase if such huge discount is given then bit worrying .
