A landed superlink is a more value buy than semi d?
Hahahaha..... common sense will tell u that Rm 1.1mil+ for a 26’x95’ with BU of 2900ft2 than a semi d Rm 1.7mil, 41’x95’ with BU of 3250ft2? Not to forget that living environment, density, community quality and exclusivity that yet to be considered.

I don't have the exact figure, but a quick drive around it seems to be around 70% or slightly more. Phase 2 of Liu Li is catching up and there are sign of over taking phase 1.

Not exactly true. I contacted the SA about 2 weeks ago and was told they still have 1 unit Grasilis n 6 units of Ludwigia.

liu Li phase 2 has more ownstay buyers than phase 1 which has more investors.

Coz he said people dislike Grasilis layout but turns out it’s 99.99% sold despite having smaller master bedroom. Maybe u should consider taking that last unit instead of ask ask and keep asking but never intend to buy and wait for lelong. What’s the point of asking if u don’t intend to buy? Finding fault is ur specialty then.

I go for almost sure to profits investments n at 1.68m now, still not a winning buy.

When i picked up the key for Leporinia the other day, the management office told me that its not recommended to rent out to students especially from Africa continent. I asked her if that is common here in SEG and she told me it happens in link houses and somehow other tenants are not happy with it as they always party till late and make lots of noises. Funny that i didnt see much Africans when i was driving around there (havent yet moved in)

SEG is indeed a good place to stay. And Cyber’s location is not that bad either and conveniently linked with highways to KL and KLIA, much better than Semenyih, puncak Alam etc if u ask me. However, it’s far from places like Subang, Damansara etc. Unless you work in those areas, why bother going there when U can do your shopping in Midvalley, Pavillion and so on?
