So far I noticed only one unit in SEG out for auction last year. And that was bumi unit. The last auction list price was rm900k+

non bumi cannot? Means non bumi value sorta maintain? Saw the latest launching of semi , price quite high

I didn't monitor auction market therefore not sure... maybe askarperang can advise...

The price I think maintain but of course.... didn't go up much compared to developer price... but I feel general market for landed new township launch post 2012... not many that has great appreciation.. this include EM, SEH, MR2, BR etc...

Most of us installed mosquito net (myself only installed at room that we occupied). I'll let all windows and slidling door open from morning until 7pm. So far so good, in case I forget to close sliding door then I will spray mosquito repellant.

Here do fogging 2 times a month, and all plants well taking care (I guess this is why strata title is good for us, the facilities and land scape r all well taking care)

No joke that You will wake up by bird singing every morning. smile.gif

The 900k auction unit sounds like the terrace house. Early Semi-d was launched at 1.7M onwards. Latest one is round 2.2M before rebate. Probably less than 10 units left altogether. Jewel of Grasmere (terrace) starts from 1.3/4M onwards.

Still got like 14 units of Grasilis n Ludwigia semi Ds selling for about RM1.67m for standard lots. I think no buyers since VP 1-2 years ago.

The one model with living facing central garden fully sold from day1.....still available from developer meh???

Meaning setia keeps few units ti release later or sticker game?

Yes too modern of the design wont be big fan for some people.....people said macan factory or warehouses ...

As mentioned earlier those are mainly west facing units. It’s entirely SEG’s fault. Would u pay heftily for a west facing semi-d and get ‘baked’ by sunlight for the rest of your life? 1.7M requires life-long commitment and u certainly don’t wanna mess it up.

And there’s a difference between being choosy coz u can afford it and making pointless debates it coz u can’t afford it.

I can afford it if u wanna know the truth. I was referring to that statement made by our dear friend looking for cheap auction unit and probably can’t afford SEG. Funny it upsets u more than him.

Well, they managed ro sell the rest of the 7 west facing lots - maybe these buyers like to get baked in the afternoon ?

The management launched it last as that land was supposedly used for sales gallery. Then at the same time Lepironia West was launched and people have choice. I believe that u’ll definitely get one ‘baking’ unit if it goes 20-30% cheaper.
