LED light is more durable, long lasting & energy saver if compare with normal bulb. It should be saving more cost in long term. This is quite depend on IJM budget as first time developer will do it for MDKL. I believe EW will use LED bulb for their ES project since they are doing the same at Eco Majestic. ☺☺☺

Boss, EcoMajestic is under MpKj and LED is compulsory for all the street lighting. shocking.gif

MDKL not in force because no budget to maintain. cry.gif

ES project can use LED if gng because owner are paying to change the lamp rclxm9.gif

See more comments comparing IJM with EW and Tropicana or by products BR vs ES and TA. I'm one of those who gave some comments. To be fair, I'm of the view these 3 developers can be trusted and credible. Though EW is "new", the track records of the key men and what they have delivered so far seems convincing. To BR owners and IJM fansi here, there is no ill intention to do the comparisons in this thread. I hope that healthy and rational discussions are welcomed.

Hei bro no worries.. Constructive criticisms are always welcome... I'm a BR owner and I also always bash IJM. I do agree that IJM lacks in some way or another as compared to the other two developers. But also no doubt IJM offerings have its own plus also like larger land size which, in years to come, can prove to be good investment. So no worries about the bashing. I think discussing the pros and cons of each developer or developments are one major reason why we lurk around this forum 😄 so please feel free to comment more 😄 I always find you to be an experience and knowledgeable person in property investment... Will love to learn more from you . Cheera

Bro, I'm still learning and in fact do learn a lot from the sharing by many forumers. In terms of knowledge and experience, still a distance for me to catch up with the sifus like Chrischew, Kochin, Samkps (Semenyih King tongue.gif), Babizz etc.

IJM? Can not compete with EW la..see what the shit they did in Permatang Sanctuary in Penang, then you know how "good" this company. The best product from them is The Light so far.

Land sink, car porch and wall crack almost all units. The road and drainage have to redo, some owners can not wait and settle in own cost. Even contractor admitted can not solve until the land settlement stop. All are Semi-D house.

ES starting price expected to be 1m+. While BR starting price 500k +. Ijm spent a lots on their infra. Try to compare apple to apple.

if one works in KLCC area, is it worth to drive 45km from rimbayu to KLCC everyday for work?

rimbayu to KLCC area is as far as nilai to KLCC.

For me it depends. Canal city is strategic for those who work at cyberjaya pj klia sunway subang shah alam or maybe puchong. for nilai nearest area is seremban semenyih bukit mahkota Kajang. This is based on 20km radius. My info may differ from the actual 1.

Worth or not worth depends. because I got friends also every day drive from bukit tinggi to kl work. I think is 50km.
For me, yes got a distance actually. unless you really super love this location and important no jam (out early) will do smile.gif

i wouldn't do it. so much time spent on the road and it's pretty unproductive. it's not like you could read during your commute.

Agree. But depends on overall things. family support, ability to send kids for night stay with parents etc takes into account as well.

At worst, can always ride a Ducatti to work. biggrin.gif

In my opinion, you can still drive to putra heights, take lrt to klcc, i think single line no need to change train. Or drive using MEX, and forgot what highway, pay more toll but i believe can reach within 1 hour even peak hours...

Actually even if you are staying puchong, peak hours, it's all car, from klcc u need longer to reach home even though nearer...

Of course maybe if u stay north of selangor or pj then will be better... but more expensive
