In terms of design. I prefer phase 1.layout. Railing and the detailng.

for phase 1 they use timber for the handrail. Phase 2 is just mild steel with paint fiNish. phase 2 dont have balcony n they should think of how to avoid the rain from coming in especially for swing Window. so happens if u forget to close ur window the rain will tend to get into ur room.

Batch by batch is better for them to manage on the defect report as the contract only allow them to rectify the defect within 1 month. For phase 1 they have 500 plus units. I dont thnk they can complete Within 30 days.

I don't think ijm will build permanent guard house n boom gates after vp. if they want to build they can build frm day 1 since they have all purcharsers concern on the allowable of security. The only pending now is on the perimeter fence Where the residents need to setUp the RA and Submit the application to local authority.

If really want to know on approval of perimeter fence/permanent guard house/boom gates, u can check with local authority (majlis daerah kuala langat-jabatan bangunan/perancang) it is their decision to allow individual title to have perimeter fence n permanent guard house.

Its ok. Now ijm already build 'manual boom gate'. Next one container guard house.

I dont see any selling point from TA. the worst part is they are very closed to pylon reserved area. for me I would go for BR or ES.

TA phase 1 starts from 800k for 20x75. Still consider expensive compare to phase 5 BR.

Ijm should not use authority as a reason to avoid this issues. they still can provide temporary water/electricity to all before tnb and syabas comes to install their meter. Its really show how bad u r in handling this issues

ES starting price expected to be 1m+. While BR starting price 500k +. Ijm spent a lots on their infra. Try to compare apple to apple.

For me it depends. Canal city is strategic for those who work at cyberjaya pj klia sunway subang shah alam or maybe puchong. for nilai nearest area is seremban semenyih bukit mahkota Kajang. This is based on 20km radius. My info may differ from the actual 1.
