QUOTE(d.storey @ Jan 17 2015, 01:51 PM) Can anyone advise i am entitled for 90% loan under below conds? First house: loan and spa are joint with my wife Second condo: loan under myself, spa is joint with wife I plan to apply 3rd house loan joint with wife. In this case can we get 90%? Thx in adv. Too bad, your 3rd housing loan can only get max 70% unless you have settled at least one of the 2 housing loans.

Sorry for taking a lazy approach for not reading the earlier posts - understand that 100+ units are launched today. Bumi quota is 50%?

QUOTE(eastken @ Jan 18 2015, 07:08 AM) Actually many people do not know IJM already prepare the fund for it, even they wanna build it together. But council only allow developer to get consent from buyer to have guard. But not allow developer to help to get consent to have fencing and boomgate, need RA to do them self. IJM also know they do it fencing and guarded nicely, pricing at least 50k jump again. But no choice, need after VP only can execute this part. Bro, do IJM help to secure the consent from the buyers to set up the fencing by getting their sign-off on the consent letter during SPA signing?

QUOTE(zzzhhhzzz @ Jan 18 2015, 11:12 AM) We have actually signed the letter of consent to set up RA and and a guard house.... Ijm will bear the security fees for first year... Perimeter fencing has been told by some SA to some of the forumers here verbally.... Not black anf white actually Noted, thanks. But since setting up the perimeter fencing requires consent from majority of the buyers, it will save a lot of time and avoid the hassle if IJM helps to get the buyers to sign the letter of consent up front (during SPA signing).

QUOTE(HonMun @ Jan 27 2015, 10:38 AM) 10000 house, low density ? Cannot just look at the total number of units without considering the land size. Chimes: 526 units on 56-acre land --> 9 units/acre Perennia: 484 units on 42-acre land --> 12 units/acre Periwinkle: 464 units on 51-acre land --> 9 units/acre Wisteria: 230 units on 23.1-acre land --> 10 units/acre Still high density?

QUOTE(eastken @ Jan 28 2015, 11:18 AM) Yeah Yeah, my friend stay IR, recently still received call from agents, said RM870k got ready buyers. So just waiting for Chimes VP, i also interesting to see how much can sell. I also wish Wisteria can pick up the sales at least 100 units around CNY. Because Zap Goh Mei, IJM will having function also ( I think same time will gather for phase 1 owner about AGM, not too sure). Besides, ES delay to Q3 already. The delay of EcoSanc is due to the acquisition not yet completed?

QUOTE(eastken @ Jan 30 2015, 09:05 AM) you mean the take up for which phases? Phase 1-2 super good. Phase 3-4 good. Phase 5 slow. Price increase for feb are phase 1,2,4 I see... I guess these are released bumi units for phase 1 & 2 and should be nearly fully released (for phase 1) since already launched near 1 yr. I think the 24x75 (phase 1) and 24x80 (phase 2) are good buy compare with phase 4 24 footer.

QUOTE(zzzhhhzzz @ Feb 3 2015, 03:35 PM) one small note... one of the SA told me that Rimbayu will be having a small party in March for Chimes VP.. they will try to get everyone to give their consent to erect the perimeter fencing during the party... so rimbayu is doing all that they can to get the entire rimbayu Fenced and gated... well as of now they do sound sincere... lets see how it goes in 2 months time A good start for the township with delivery of vacant possession of the 1st phase of the units. Sth worth for IJM to throw a party to celebrate with the 1st phase owners.

QUOTE(eastken @ Feb 3 2015, 07:44 PM) Not sure whether is join with the cny zap goh mei or not. Because also fall in march. Personally, I think IJM should make it as an exclusive event for the 1st phase buyers as appreciation for their trust, support and confidence given to IJM. The party can also slot in a short briefing session on the matter pertaining to delivery of vp and the subsequent prosedures for defect rectification etc...

QUOTE(eastken @ Feb 8 2015, 06:59 PM) Yes lo. Compare EM, EM is 1%. Hahaha. A lot. A good referral program helps a lot in promoting a new township. It makes every purchaser the sales person / ambassador of the project

QUOTE(eastken @ Feb 11 2015, 10:42 PM) Quite Confirm the HTC is the green line from the photo. Which means TA Phase 1 is the most nearer to HTC. Price from 800-850k onwards. HTC no cross over ES When ES bought over the land from Tropicana, it is stated clearly that the low cost requirement is to be fulfilled by Tropicana. With the HTC plus the low cost units, how TA wants to position itself compared with BR? ES is sure targeting the premium market.

TA starts the differentiation with BR's Wisteria (the only G&G at present) with diff dimension (Wisteria's width starts at 23') and offering 3 storey link house to avoid direct collision. But there could be overlaps in the future. So for certain phases the specs, the build up, the facilities and the landscape of the G&G community will probably determine who the winner is.
