800 per room is over-optimistic, I guess 400-500 is reasonable.

Saw people posting room rental from 3 stories Garden Residence. RM 1200 / mth Master Bed Room Semi Furnish with Aircond (Inclusive Utilities) appx 400 sqf.. Do you think our 450sqf private studio can fight ?

I dun understand why need to share a house and rent a room loh, wouldn't it be better to rent a whole studio unit with more privacy laugh.gif ?

But in reality both private suite and room in 3 stories house will be hard to rent out due to lack of demand here in Cbj, for now. And the drop in oil price, Bursa, and Ringgit makes things even worst icon_question.gif .

Can explain further? How drop in oil price, Bursa, and Ringgit, will affect rental Leh?

Meaning ppl play commodities lost, play stock market lost and play forex lost? So all lost and no money pay rental? Or

Because all drop so no more side income on commodities, stock market and forex? So unable to pay rental?

This student suite si beh geng... 450sf can make 3 rooms, so if 1 room can rent for 300 u can collect 900 for 3 rooms.. So it's consider RM2/sf rental, very good edi.. If expecting 800/room which 3 rooms give u 2400? Dun dream man... If 800 I rather go rent soho... More spacious and more privacy

Not directly relevant la but in general the economy is getting worse, inflation high salary low and more people cannot afford renting studio so will opt for staying with family or cheaper condo to reduce expenses...

Plus, most of the people in Cbj who willing to rent a studio are middle eastern people and PH (pak hitam)... guess where they came from? an oil producing country... yawn.gif will the drop of oil price affect their living standard here in Malaysia? only time will tell sweat.gif

3 bed rooms in 450sf might sound absurd, but it's catered for student rental only. So if you compared it with hostel which have 3 students or more sharing a room and toilets which is shared by all the students at the same floor, this is much better with privacy.

its around 12' in length and 5' in width.. if you put sofa, u're just 2.5' away from ur tv... or if u put ur tv at the windows there, then u can put a single seat sofa, which give u 1 ft on each side of the sofa for walking space...

i think remove the middle room is better... which give u around 7.5' x 10' .... its better to remain the toilet..
