I don't see why it would be hard to get out of the car when I park my car nearer to the wall at shopping malls and can get out from my door easily?

I'm pretty sure we only pay the cukai setahun portion, nilai tahunan is annual valuation? Hopefully someone can correct me if I'm wrong. sweat.gif

If I'm not mistaken, the quit rent and assessment should be paid by developer and not us as a buyer. Because the developer has not VP the said property to us, why should we pay?

MPSepang is not asking you to pay now, is asking you whether you agree with the amount or not? You will need to pay in future.

If I’m not mistaken, nilai tahunan means Annual Rental Value.
They put it at RM3600, which to me is extremely cheap, divided by 12, that’s only RM300 per month, based on their valuation.

The one that make it extremely expensive is the rate set at 8.4%, which is almost double of what I have seen in other areas (mostly 4-5% thereabout)

e) Saya bersama dengan pemilik-pemilik yang lain telah menyerahkan pemohonan rasmi untuk penukaran kadar electrik daripada kadar “Commercial” ke “Residential” kepada Tanaga Nasional Berhad. Diharapkan tuan mempertimbangkan semula kadar cukai yang dikenakan.

I still prefer side ... At least people won't know your car ... Left kena... Right kena @@ I used to have side parking near to wall... Now MS change for me become middle ... Dam it ....

I sent with POS laju, the charge is RM5.95 with GST.

Some of my points:
2. Saya memohon pertimbangan pihak tuan untuk menurunkan cukai taksiran berdasarkan sebab-sebab berikut:
a) Saya hanya memiliki sebuah harta kediaman yang bersaiz kecil iaitu 450 sq.ft yang sesuai untuk 1 orang tinggal.

b) Kadar taksiran yang dikenakan ialah 8.4%, adalah sangat tinggi dan tidak adil kalau dibandingkan dengan kadar yang dikenakan oleh DBKL dan MPSJ dimana kadar yang dipakai ialah 5% saja ke atas pangsapuri servis.

c) Sebagai penghuni apartmen, kami bukan sahaja terpaksa membayar cukai tanah dan cukai pintu, tetapi perlu juga membayar 'maitenance fee' dan 'sinking fund' setiap bulan. Bayaran ini dikenakan untuk menampung kos penyelenggaraan, pembersihan dan pembuangan sampah. Ini secara tidak langsung telah mengurangkan kos penyelenggaraan, buruh dan beban tugas pihak MPSepang.

d) Memandangkan apartmen kami mempunyai peraturan yang ketat iaitu tidak dibenarkan mempunyai haiwan peliharaan seperti anjing, ayam dan sebagainya, maka, tidak ada risiko haiwan ini terbiar atau pencemaran yang disebabkan dari haiwan peliharaan.

e) Cukai taksiran yang tinggi akan membebankan rakyat pada masa ini di mana negara kita masih lagi merasai kesan kemelesatan akibat pengurangan tahap kuasa membeli rakyat selepas GST dilaksanakan.

f) Kami perlu bayar Indah Water Konsortium yang bertugas untuk membangunkan dan menyelenggarakan sistem pembetungan dimana MPSepang tak perlu belanja ke atas sistem pembetungan.

g) Adalah menjadi tanggungjawab kerajaan pusat untuk mengawal inflasi dan tidak memperkenal dasar yang akan mengeruhkan kedudukan ekonomi rakyat terbanyak - khusunya menerusi kutipan bayaran taksiran yang amat tinggi.

Nilai tahunan can be easily increase, rate is normally fixed for long time. Once they increase nilai tahunan to RM12k, we will need to pay RM1008 every year.
