Location is not everything.
Living environment, accessibility and surrounding amenities are to be considered too.

SEG is too inner part of Cbj, and to get in there, there are only small roads in and many traffic lights. in the future it will be congested once all the residents move in. There are just too many developments around SEG

Guys, I appreciate your reply in this thread but please leave your personal preference to yourself unless you have solutions or suggestions to help out other owners here.

No point going to dedicated thread to bash a project and praise another right? I'm sure all owners of GP know the pros and cons of this project. This thread is dedicated for us owners to discuss and solve any problems now and in the future and I would like to keep the thread clean.

It'll be great if we can keep the thread clean and not so many of "this is better than that" or whatever.

Cool? thumbup.gif

Gu Kor, you are right, different people have different preference and buying power ability for property selection. I just don't know why people just give comment like this as if we made a deadly terrible mistake, I'm happy to get my first property here, and I will do anything to make this place Ok to live by allocate problems and finding solutions. So it will be beneficial to other owners, not limit to GPGR , also other developing projects and so we can all live happily together !
Also GP owners will be the first few batch people to increase the targeted new population in Cycberjaya, our feedback is important !

Some people like traffic lights here. I don't understand as well. Center town will be definitely more crowded and more jam if all population increased, but I also don't know why some claim GP area will be more jam ... >_<

I still prefer the location of SEG with new interchange.
Not too far away from Putrajaya Sentral and also few mins drive into MEX / ELITE and yet so close to all the happening places (commercials and recreational).

Why compare SEG with GP? Comparing high end landed with high dense tiny studio?

very simple, its because GP&GR have only 1 choice to route.. , while the "inner cyberjaya"( you claim) have more choice to route..yes, persiaran multimedia many traffic light.. but there are many alternative road to use.. drive around yourself..

Inner cyberjaya also have walking/cycling distance mall.. such as Gem in Mall, Tamarind, D'Pulze, Centrus, pangaea.. also Autoville guess will be place where you can service your car?

at the end of the story, GR&GP will still need to visit inner cyberjaya often for meal and also groceries too.. yeah.. i know u will say you have sky park.. but.. but.. hmm... you can tell...

Anyway, GP not bad lar... have their own retail shop too... better than nothing...

traffic jam at inner cyberjaya? hmm... like many ppl said? meaning "wong" ? so its good right?

U do know that GR and GP have their own retails right? Garden Boulevard and Promenade, but of course will it turns out succesful it's another story. Just like any other projects in inner Cbj isn't it?

IMHO as a own stayer of GP, GP stands out from other SOHOs/Appartments because GR has it's own 50-acre forest reserve as their own community park. Honestly, that's the main reason I bought GP. GR as a whole gives me a sense of community living as it's situated in a good residential area with a park and a modern club house.

As for other projects in inner Cbj, they have the advantage of being nearby to companies and malls/retails. But sometimes, as a worker in Cbj, I just want to get away from the place I work after working hours, without the hassle of traffic jam and long distance driving. Hence I choose GP, because it is affordable and comparable to other projects you've mentioned.

But then, till now I have not seen any progress on the community park sweat.gif Really hope MS will start structuring it soon! Anyone has news on the community park?

You are right, I prefer not to squeeze in with others. Even though the inner Cyberjaya has the commercials and shop lots, I won't walk around during the noon time, will be melt at this kind of weather. At that time given, I think only GP comes with fully furnish advantage compare other projects, prolly this make me choice GP lor. Now construction period, many rubbish on the road and longkang... Hope once VP, MH will do something about it

If talking about traffic, I seldom go Cyberjaya on weekdays, only on weekend, even not many cars, the traffic lights already dam annoying. Imagine once all projects completed, all rushing to work at the sometime wink.gif all blocks just next to each other and sharing the same road via T junction traffic light .. Alternative road still have traffic lights, and then traffic lights right ? Can be faster than GP to escape to MEX? I think let us move in first then only can tell you la. Also la, driving from GP to inner Cyberjaya, less than 5 mins ?? Not ok meh

Cabinda, I worked in Cyberjaya for the last several days, and i know the every way in and out of CBJ. I agree with Hasec, SEG is too inner and the roads are quite narrow with heavy and light traffics on all the alternative road.. if you are using the DPulze way in the future, drive may be feel quite frustrated due to the endless traffic lights while if you are using the way on the new mosque' way, that could less congestion but then again, that road will not be smooth as other residents would be using that way too in the future with also major developments around SEG - Lakefronts, Pangaee, Arc, Tamarind, Mutiara Ville, Symphony, Multimedia, etc

I agree, if you want to live in a less traffic and congestion area, GP & GR are better. GP & GR have better accessibilities to major highways and public transportation in the future too. just to my 2 cents

agree with what you have discovered... another alternative is you can use is sejati residence there to go to persiaran apec/persiaran putrajaya.. or you can use another road which is persiaran ceria/HP campus/Menara hasil there to go to persiaran apec and persiaran putrajaya too.. if not you still can use Q cell there directly go to the south and then which like you to clover PICC...

anyway, no matter how many route there is, as long as the route are convenient to owner is still okay lar... like at GR & GP, if you work in putrajaya/seri kembangan/serdang/cyberjaya, then it would be great...

if you work in damansara/shah alam/ subang jaya/PJ/KL/Nilai/KLIA then inner cbj still better...

many development in inner cbj are good right? but dun worry.. cbj land are reserve more than 40% for landscape.. if prefer less development area.. probably south cbj will be idea place.. like Harmony park, dengkil?

have you drive yourself from GP and GR to some places? or you just pass by nia? and see its near to highway... look strategy location only probably? but not if u route?

bro do you notice the cctv installed at the junction? where the traffic light is located? that cctv isn't used to catch ppl who break a red light, never received any summon on numerous occasion breaking a traffic light (before these coz road is like jln bapak saya, moving forward will not do it anymore as the road in cyber nowadays doesn't feel like it belong to my father anymore).

Question : what does it do?

According to Cyberview/setia haruman:-

The centre of CBJ is at LKW side which is the CCC. Therefore you got to be sure. Another point is SEG is not cheap at all.
