The first 4 rows from North ( 8C ) and the first 6 rows from North ( 8A ) had opened.

For North 8A, left 3 rows only and they only will open 1 row ( the 3rd row from Central Garden / entrance ) but later. So subsequent row to be open would be expected 5th-6th row of 8C ( from North / Lake )

Meanwhile the first 2 rows of 8A, part of Central Garden would not open this year until they released and finished the South Garden rows.

South Garden expected this mth end but could be after North Garden almost finish sold.

Thanks for the info bro. May I clarify that last Sunday not all North 8A are opened - only 5 rows then plus recent additional 1 row (opened on Monday)? The 1 row of 8A (3rd from Central) is still reserved.

I guess at least some units of South Garden will be opened by month end together with all the Tenderfields reserved units during the grand opening of the sales gallery/show village/red carpet.

Booked the 8C corner. Dropped Saraca Corner as I think EM would provide better quality finishes. Still don't know want to change to Tenderfield or not.

Berapa, can share the price?

Btw, you wanna compare this corner ( 3002 sq ft ) with which Tenderfields? If assume RM 1-1.1mil, it only can be comparable with 2C & 2D ( 35x75 and 35x80 ) intermediate due to pricing and entry almost similar.

Not sure if any 2A or 2B's end lot or corner lot is available but I dont think so.

Is it not a good time investment as next year GST starts, market might be slow.. But landed property is less risk compared high rise.. ..

I think for EM, we should be talking about a (longer) investment horizon of no less than 6 years whereby at that time there will be residents already staying there and commercial activities would have already started in the township then. GST next year sure will have impact to the property market but may not be so relevant if you buy it now and keep it for long. If you are concerned about the investor's holding power may be eroded by the inflationary pressure triggered by GST, then it's a different story.

Plenty of ppl ask me this question, but quite subjective to every individual.

It also depends on our holding power & range and expected gain if to invest. Min expectation must be required for such a great township, or any new township first ever phase.

For me, Merrydale can be a good buy provided able to hold 2 years upon completion, it could be min period bcz it is expected to completed after Cradleton & Tenderfields completed for few months. And neighbours, SEH majority had been completed abt 2-3 years upon Merrydale handover.

Furthermore, Ivoris, the commie gonna kicks in next and expected to complete in shorter period due to individual title, thus the commercial is thru in to the township by 2017 and can be taking time slowly to gain momentum. F the commercial able to fetch in good tenants, restaurants, cafes, stores and banks, it would be a huge boost to the residential precinct.

If one wish to buy Merrydale now and expected RM 200k gain upon completion, I would say it is quite high risk. I doenst mean it is impossible bcz 2017-18 is way to go but at this market, it could be difficult, it is also applicable to any new township esp phase 1.

I like the risk of being too many units completed at the same time, landed I mean, EM + SEH by 2017 would be expected 1500 units but for me this is a good number we can sustain bcz both are combined 1700 acres township, not 2 highrises on the 10 acres land along the same toad with 1500 units. A low percentage of occupancy in high numbers can bring in more headcounts of residents.

Property bull run slow down, 2014 is slower in subsales than 2013 and if 2015 is remains stagnant, it can be a hit to those with property completed and handover now but I have an expectation that the property segment will comes alive once the correction period has over. Thus I believe 2018 is a good year, and 2019-2020 would be great time.

Meanwhile, those I recommended to buy for own stay, esp my Seremban, Nilai, Sg. Long, Kajang friends, they didnt ask too many questions upon their visit and made their booking.
