Bro..probably you can check out the cyberjaya thread. FYI, there are already plenty of upcoming highrise in CBJ. Imminent oversupply of highrise units in CBJ.

His crystal ball is out of order already. Maybe waiting for repair and re-calibration.

They meant Cyberjaya.

Btw, Semenyih is still mean for landed bcz there are plenty of new development at this area and the prices are still affordable than those in sub prime area of KK / USJ - Subang, Denai Alam and etc.

Dangerous for highrise in Semenyih unless those affordable apartments below RM 300k, sure got market.

Afaik there will be low to medium cost apartment in EM but that maybe at the later stage.

The apartments is definitely part of the DO. But could be medium cost apartments with alteration works as binded agreement into the S&P to enhance the quality of the highrises, if any.

Quite similar to Seri Jati, Baiduri, Intan, Kasturi, Mutiara in Setia Alam.

Hi, new here. Booked a corner unit but found Tenderfield more attractive I.e. bigger unit , lower price. Any suggestions? Should I change to Tenderfield?

Which corner? Reckon should be 8A?

20" ft land vs 10" ft land and built up bigger than Tenderfields, unless 2D but price a bit higher.

Went there on Monday, they had opened up additional one row of 8a and 8c. 8c price increased by 10k

Which type of corner unit you booked and which type of unit of Tenderfields that you compare with? Since Merrydale corner comes with 2ft extra width, there will be around 280sf extra added to the built-up. It means in terms of built-up 8A will be larger than Tenderfields Cluster 2A and 2B while 8C will be larger than 2A, 2B and 2C.

Things that you may want to take into consideration shall include what your plan is with the additional land given the constraint you may have on what you want to do on the land as this is strata titled, and perhaps the monthly maintenance fees which will be higher for Merrydale on psf basis (based on land area).
