If one wish to buy Merrydale now and expected RM 200k gain upon completion, I would say it is quite high risk. I doenst mean it is impossible bcz 2017-18 is way to go but at this market, it could be difficult, it is also applicable to any new township esp phase 1.

I like the risk of being too many units completed at the same time, landed I mean, EM + SEH by 2017 would be expected 1500 units but for me this is a good number we can sustain bcz both are combined 1700 acres township, not 2 highrises on the 10 acres land along the same toad with 1500 units. A low percentage of occupancy in high numbers can bring in more headcounts of residents.

Property bull run slow down, 2014 is slower in subsales than 2013 and if 2015 is remains stagnant, it can be a hit to those with property completed and handover now but I have an expectation that the property segment will comes alive once the correction period has over. Thus I believe 2018 is a good year, and 2019-2020 would be great time.

Meanwhile, those I recommended to buy for own stay, esp my Seremban, Nilai, Sg. Long, Kajang friends, they didnt ask too many questions upon their visit and made their booking.

I like the idea of next year would be slow.

Its good to be slowdown in 2015 and let the market pick up back in 2016 or so. Lol.

2015 first half would be slow, GST looks like really made a lot of ppl preparing their finance management.

I agree that landed is lesser risk compare to high rises.
I have few highrises with < RM 400 psf on hand, I worry this slightly more than my landed, min gain is expected but worry got value without market. I couldnt imagine how for those who bought > RM 500 psf or > RM 650 psf.

Boss, I chui sui only la, plenty of experts here yet to voice out. But when we chui sui, also blow with reasonable facts that we find out lo. Lol. In fact, I know this from a lot of high management ppl of PLC and own stay buyers at EMSO.

But I believe most flippers at EM ( if there is ), would bear the consideration to hold longer than 5 years from now. Thus, it also reduce with many speculators or quick flippers wannabe and all these segment go to other highrise with low low dp.

I unable to comment Bangi further bcz I am not even pun tong sui or half tank knowledge for this area. Did u put a reason to urself why u bought Bangi? I didnt go into Bangi bcz investment yield is lower expectation here.

Any area or property can be a good investment. Timing and expectation is the most crucial aspects.

Buy Bangi is becos 180psft Landed, near my wife work place (15 mins), got Chinese school. My Brother buy MS SouthVille 2.5 Story with 850K (low density Landed in southville & near PLUS). Both of us go look for EM but didt buy becos too deep inside, even we like whole masterplan thumbup.gif thumbup.gif

Don kno my bro invest SouthVille is correct or not. Becos the Landed in Southville cheaper is 2.5 Story 850K with very low density (I think is around 250 unit ++), but problem is that Avens is nearby Savanna 3000 unit sad.gif. He buy for invest, not own stay ...wat u think ??

Hi, just wonder if someone invest in EM noe and let go in 5-6 years time, what's the profit margin here I.e. after deducting interests , maintainance fees and etc
Not really a good investment right?

Hmm, I unable to comment further bcz I not keen to invest into Bangi area and thus, not really pro about it.

RM 850k, may I know is that 22x75 and what is the built up? The price looks fair, but if to invest, it surely asking RM 1mil+ in the future, therefore I believe to let the time to decide the housing to be matured a bit bfore asking such prices in Bangi.

I still see double storey is the most solid landed house, demand is across the board but if 2.5 storey or 3 storey, I fear it is not practical enough for many home buyers due to high cost of additional half or one storey house, maintenance issue, etc

As long as can hold longer, not an issue.
