Could be.. Even Anira was selling in three sub-phases for total 300 units. Each sub-phase increased ~15k.

By the way, new phase called Anisa coming soon. Located right beside the central park.

From Aerial view, Serenia Aqila is sandwich between Serenia Aiora and Serenia Anira. I was told that Serenia Aqila will share the same access point (Security Post) as Serenia Aiora while Serenia Anira has a different access point. Serenia Aqila has total of 72 units, with 3 phases, each phase with 24 units.

You mean 3 sub-phases? Btw, same security poat for a terrace type and a semi-d type doesn't seem like a good idea. Especially considering the starting price for the terrace is around 700K but for the semi-d is 1.7M.

Yes, you may consider that as sub-phases or any term you prefer.
I think it depends on the collective decision of the owners of Serenia Aqila (Semi-D) whether they would want to have a secondary Security Post. Judging by the relatively small number of units (total 72 for Serena Aqila), i think it is a bit difficult to have a guarded secondary security post.

dont really need to spend for a secondary security post, but this is really an upgrade from the rest of the housing estate in serenia city, being the only semi d and at the highest level

Hi All, just curious about this serenia city. It is just around 20KM only compare with Nilai Impian. But the housing price is huge different.
Why not just choose Nilai Impian instead?

Anything so attractive about this serenia city?
Mind to share your thought about this?

I guess it depends on where your workplace is. If you work in Nilai, Bandar Enstek/KLIA area, then Nilai Impian with lower cost will be a logical choice. However, i noted that there are people who live in Seremban areas and willing to travel to Shah Alam/PJ/KL on daily basis.

yes, correct also. For me, if u working at KL/Selangor, it is not much different also whether you stay at serenia or Nilai impian. Both area also having a industrial area.
The different is Serenia have a ERL and Nilai Impian is a mature township... Maybe can share out other facility or alternative highway If any?

The difference is most likely due to land price between Selangor and Negeri Sembilan. Land price is not cheap.

Yes exactly, pay the extra fee due to the different State. The fact is there is the same concept and same developer for serenia and Nilai impian.
Unless Serenia have outstanding master plan compare with Nilai impian. Else, Serenia is just a another "Nilai Impian" but because of the different state then buyer need to pay more.

Surprisingly Nilai Impian is better for me when I compare

NI is in mature township, they have their own dedicated public school, petrol station, police station, just few km away from biggest Aeon Mall in Malaysia

Plus highway is just beside them and while they are in N9 they just bordering Bangi, Selangor

You can also easily go take Elite Highway which the exit is just across them

They also have connectivity to Lekas Highway where you can also go to KL via Cheras or SUKE if PLUS traffic or Elite is packed

Serenia is still new, you need to go further out to get your daily stuff .. and you only have Elite highway and windy and jam JKR roads to Puchong.. if you want to go KL it will be hassle as you need to drive far away to Mex and then stuck in the legendary jam

Actually, i do the comparison on this 2 place and NI really worth although it is the N9 address, but actually it is no different compare with Dengkil, Salak or Bangi (Selangor).

Thus, hopefully you all can share some thought with me which i have missed out. Regarding to your point to get the daily stuff of in Serenia, i guess most of the 70% resident in Serenia will got to Nilai (AEON, TESCO, GIANT & JAYA) Unless you prefer those high end groceries

Anyone bought or booked Serenia Anisa 1st phase? Corner lot is 24x70, priced at roughly RM1.3m before rebates (if I recall correctly, intermediate is 22x70, around RM800k before rebates). Wondering if it's a good buy for own stay. I'm currently hunting for landed corner lot 2-storey terrace to settle down. I recently booked Setia Ecohill 2 Chorus (22x70 corner lot, RM1.05m before rebates), but decided to shop around a little bit.

Some extras that come with the house (not sure if worth it, or just marketing bullshit):
- Water booster pump
- Basic alarm system
- 3 phase supply
- Parcel drop box
- WELPS certified sanitary-wares and fitting
- EV charger isolator point
- Ready for solar pv system installation
