Anyone bought or booked Serenia Anisa 1st phase? Corner lot is 24x70, priced at roughly RM1.3m before rebates (if I recall correctly, intermediate is 22x70, around RM800k before rebates). Wondering if it's a good buy for own stay. I'm currently hunting for landed corner lot 2-storey terrace to settle down. I recently booked Setia Ecohill 2 Chorus (22x70 corner lot, RM1.05m before rebates), but decided to shop around a little bit.

Some extras that come with the house (not sure if worth it, or just marketing bullshit):
- Water booster pump
- Basic alarm system
- 3 phase supply
- Parcel drop box
- WELPS certified sanitary-wares and fitting
- EV charger isolator point
- Ready for solar pv system installation

I work from home, so commute to work is not an issue. Main objective is to find a home in a nice township for my kids to grow up in.

So I visited the township couple of times last 2 weeks. I even managed to enter Serenia Amani because got relative open house there.
The place is not bad, I think overall pretty good place to settle down as a family. There are many parks, and each one is slightly different.
Sidewalk is pretty wide, I believe it's easy to walk or cycle around the place (hopefully people don't start opening stalls on sidewalks lol).
Central park is pretty huge, about the same size as Nilai Impian central park.

The only downside is there's nothing there yet, need to wait a long time before the amenities are built. I guess that's the downside of SD township. I remember seeing the same thing with Nilai Impian. But now NI is pretty developed already. So just need to be patient. Also it's sad that Serenia doesn't have club house. That's the other downside when I compared it with Setia Ecohill, which has a huge club house.

I haven't signed S&P for my unit yet. So far 90% of me says to proceed. The other 10% feels like maybe I should wait for phase 3 or phase 4, because those 2 phases are the closest to central park. But price will definitely be more expensive I think.

No, it's C1/C1M. I believe it's the standard size for their corner unit. ES1 is phase 3 and phase 4, haven't launched yet.

To reduce the traffic, do consider the unit at the edge not facing another row of unit but this will be nearer to the highway and with that comes the noise.

On the positive side, these 4 units have their side facing east, so morning sun which is much more bearable.

So these are just some of the consideration when choosing the unit. Some may not be an issue to you as it depends alot on individual preference.

Thanks for the insights, never considered that. The unit I booked is one of the 4 corner units facing east, so I guess it's fine.

A2 and E2 floor plans can be found on their website under "floor plan". There is a button at the top to toggle "Type 2".

Facing open field, nice. I grew up in USJ with house facing open field like this. Every day after school will go out and cycle around until parents have to call me back inside.
I wish the unit I booked is like this. For Anisa, there are only 2 corner units facing stargazing lounge and facing east, which are in phase 3. Probably very small chance to get it. I think people will camp in front of Serenia gallery on launch day to book it haha.

Regarding the 2 units with the west facing, it's not a death sentence. Since this is individual title and there is extra land at the side, with some creative design, the heat can be managed.

Of course it will cost some money to manage the heat but if you get a good architect and designer, select the correct choice of materials, equipment etc the results could be awesome.

I've seen alot of owners turn what is called a disadvantage or negative point of their house into positive or highlight of their house. It takes some creative design but not impossible if you are willing to put in the efforts.

Do your homework and you will see gems where others don't.

Honestly I don't mind. But it's already booked. The corner unit I booked is the last one left for phase 1.

To those that bought Arina and Adiva, how's the workmanship? Anisa has same contractor as Arina and Adiva, which is Nissin Builders. A bit worried because I've seen someone complain on FB about terrible leak that SD has not fixed till now, but not sure which unit.
