Yeah, so the service apmt & SOHO are in Phase 2. With such a huge piece of land Im surprised SD does not want to start selling DSL first? hmm.gif service apmnt & SOHO take up lesser land so can target Xiamen U's students & staff? smile.gif

Looks like this Serenia City is a JV project between SD & Sunsuria. SD contributed the land for Xiamen U & Sunsuria is handling the coordination part.

if you go there, earthworks actively is in progress including new ELITE interchange. Yes Xiamen University also what they call Suria Serenia project which is a 50:50 joint venture with Sime Darby.
SD, Sunsuria, IOI, Glomac, KIP , KLIO, Xiamen U, ERL, ELITE very close to each other Wowwww

SD will hold n incredibly mark up landed price
no gain for them to start with entry price dsl and not wise to start at high price at current eco and unmatured area. SD is good, let glomac n ioi enter the market 1st with their entry product n join letter on at high price.

This map indicates quite clearly there a bit of distance between the dengkil/kota warisan/xiamenU exchange to Elite, vice versa. See the dotted line.

From elite have to go turn 1 o'clock then only can come down south again.

I don't know why they don't build the interchange at the cross road.

From the X-change indicated on the left hand side, have to turn up north ( not shown in the map ) and then come down south again.

not enough space for toll booths..
plus this is highway exit, need long run for deceleration lanes and big turning radius
same as per southville, ppl make noise about the long round turning but this is standard from LLM oledi

SD has different strategy compared with Serenia. In Elmina, they started with DSLs first and for Serenia, it's commercial and high rise 1st. At the end of the day, the prices of their props will not come cheap!

When they launch their high rise projects, I guess the price psft should not exceed 500psft?

Still no info on the price. .currently they are still developing xiamen u campus..or mybe followed by commercial.

The campus will built on a 60-hectare site with five academic buildings, six students' residences, activity centres, sports facilities and a cafeteria, is expected to be ready in September 2015. They already setup their website lah http://www.xmu.edu.my/index.html

This Suria Serenia is the new name for Serenia City or it is part of SC?

Since this SS is only 500 acres, I guess it is part of SC?
