If tint is installed from glass outside, what can be done to make the inner lighting be seen from outside?Attached Image

How? The self appointed property manager will stop the unit owners to take out the tint...
Pity my friend , the unit at corner selling billiard over 10 years as showroom can see from the road outside... Suddenly kena tint up like that... $$$$ flyyyy...

Apparently got no real property manager. A tenant with many units saying they are the manager if the building. Developer last time no money to complete construction, so gave these people right to manage, the building, til today got no CF, no JMB, take over common area, never follow strata act.

Complain aso don't know to who.


Anybody curious to know the property name? Don't buy, no strata title over 20 years ady

Anyway, since the "property manager" is self appointed then I think they have no real authority or power. So if I were your friend, I would just go ahead to remove the tint film.

Definitely no for Mah Sing. Cross that name off your list. They only build and cabut, leaving behind dead communities = Southgate and no JMB & Strata title = Wisma Mah Sing

market rate lo. coz if u don't want eat this piece of cake, other will. maybe other offer lower. 0.5% is 750k what.

Construction Industry is so complex and actually affect various party namely,

House buyer / Purchaser
Developer
Consultant (Architect, Engineer and etc)
Main Contractor
Subcontractor / Vendor / Supplier
Local Authority (DBKL, BOMBA, SYABAS, TNB, TELEKOM, POS, JKKP, IWK and etc.)

If I am a buyer of a condominium which is still under construction, do I legally have the right to gain access to the construction site to inspect my property. This is because I have been billed by the developer up to a certain stage, but I have doubts that they have actually reach that stage. Do I have the right to request access to the site while it is still under construction?

no. developer haven't give u vacant possession. also contractually, the main contractor not yet given possession to the developer. even developer want to give u also cannot laugh.gif

No, as explained above. However you may request for progress report from developer regarding this. As you have been billed, it means architect's certificate has been issued. If you suspect that the architect has certified a certain stage prematurely (before it is fit for certification) then you may seek help from KPKT and LAM. Remember that according to S&P agreement, the stage certified may not be in chronological order. The roof can be certified even before the wall.

Hi, I am currently facing an issue in disposing my terrace house.
I bought a terrace house from the first purchaser 20 years back and the first purchaser had extended his kitchen (appx. 8x4 ft) and he didn't apply for the extension from the authorities. As of now, I am going to sell the said house and already signed the offer letter with the intended purchaser and received 2% front payment. But the issue now is the purchaser wants me to apply from the authorities. So my questions are:
a)Can I know the approximate cost required for the approval?
b)Is there any fine as it has been for 20yrs+?
c)How if I chose to demolish it? Can the purchaser take any legal action on me?

Cost depending on the architect/draughtsman + submission fee based on floor area + 10x submission fee for fine.
It may only require submission of standard plans (no architect/draughtsman involved) depending on the extend of renovation, subject to local authority's rules. Submission fee and fine still applies. Owner can check with Building Control Department of the local authority directly.
If you choose to demolish (means you revert to the house's original state) then no problem for authority-wise. However you may have breached your agreement which you signed because what you are delivering something different than what you have agreed to. Ask your lawyer who facilitates this transaction if you have one.

Hello iwubpreve

I work in a property firm and I go out for inspections sometime for fire insurance cases.

Is it mandatory for a sprinkler system to be installed into modern day residential high rises?

I have inspected a lot of high rises in Klang valley, like condos and apartments but most dont have a spinkler system, some in the carpark levels but none at residential ones. Why is that?

I have checked BOMBA regulations but they don't really mention this.
