this let the factory to do that bro. our ownself cannot do 1. stainless steel is with the impurity removed that's why it hardly stain. stainless steel also got few grade. commonly used is grade 304. grade 316 is also commonly used but more pricey coz much less impurity inside. so u hardly see rust on 316.
*
Actually that is incorrect. Steel becomes stainless not because "impurity removed" but due to addition of chromium with sufficient percentage.

Similarly, 316 is more corrosion resistant than 304 due to addition of molybdenum into the formula, not because of "much less impurity inside".

i buy bungalow lot can build 88 story "house" to rent out?  brows.gif

It will depend on the zoning of your area and also the allowable plot ratio. Go see the Jabatan Perancang Bandar of your local council.

Hi ts,

I wish to enquire about a sitiuation wherein there is a renovation process going on, which has burdened the neighbour with the debris and waste.. Its a reno in a va ant house, thus the owner is unknown for the moment.

The renovations workers have been notified of the mess, which they obviously know about! They had agreed to clean up the mess, but still nothing has been done. Its the back portion of the house, which has also caused the bricks to fall into the only drain pipe leading out.

Sadly its not foreigners who is at work, but locals ! There seems to be no notice or signboard in front of the house of which isneong renovated. Dont they have to put up a notice and obtain the authorities approval ?

What can be done to rectify such a situation ? I dnt think we can wait for the owners to appear, which we dnt know when!

Thanks.
*
Perhaps try approaching the authorities (meaning your local council) and report that there is illegal renovation going on.

bedroom flooring

usually hardwood is recommended, why?

is use granite/marble, what are the cons and pros?
*
It all depends on the feel you want. Granite/marble is colder, wood is warmer. Some people also feel wood is gentler on the feet.

hi, may i know do civil engineers work under the sun all the time? i am aware that site engineers are required to work under the sun more often on the other hand consultants usually work in the office..my younger sister planning to pursue civil engineering for her degree but my parents are worried this career might not be suitable for ladies as the working environment is undeniably harsh..what do you guys think? if she insists on taking this course what other career options will she have other than working under the sun all day? hope the experienced ones can give some insights on this matter..thank you
*
Civil engineers are not under the sun all the time. They will be under the sun mainly when visiting the site. At other times they will be in the office (doing paper work/design work) or perhaps attending client meetings.

bank will not support developer. bank pay developer because the purchaser borrow money from bank for the unit they purchase. bank just release the money purchaser borrow to developer base on the progress % certified by architect.
*
You are talking about end financing above.

But aside from end financing, don't banks provide project financing to developers also?

Yup, developer's QC make a lot of difference.
And, the bigger the developer is, lower quality materials they will be using. QC sometimes also not up to standard.
A developer will only start a project when they can use rm1000 to make rm20000, as part of the money have to channel to government and MO*****.
*
QUOTE(kengyan @ Aug 23 2016, 12:16 PM)
Well, if you are under the construction line or know the right person, you will know how much profit they can make.
Not to mention big developers does not sell properties, they only speculates the price.
Like diesel price went up, curing time for red bricks were 1 hour, they reduce it to 5 minutes, at the end, price of bricks went up but quality drops.
Cement price went up? No problem, they will prefab the walls, which reduce manpower significantly.
Roof tiles also same, using industrial zinc, 5 days complete few rows compare to using roof tiles, 5 days 1 house.
"Big" developers can "run" away as out of 10 properties being sold, only 1-2 are real buyers buying for own stay.
*
You're talking out of partial ignorance.

Where got developer "will only start a project when they can use rm1000 to make rm20000"? That kind of profit ratio does not apply.

What are you talking about curing time for bricks? Curing time is for cement, for bricks you need to refer to firing time. And even if diesel price goes up, the brick maker won't reduce from 1 hour to 5 minutes. That is pure exaggeration on your part.

Roof tiles - if your building spec already mentions roof tiles then it's not so easy to just switch to "industrial zinc".

the years of course can be change. due to some project require longer. therefore when the developer sign SPA with u they will amend it and let u know that this would take more years. so at the end it is abt the agreement between buyer and seller.
*
Are you sure the years can be changed? I thought generally all the developers SPA must follow either Schedule G or H of the Act.

nope. bank won't lend money to developer unless developer pledge their asset to bank.

eg developer want money how? they need to charge their land or property to get the loan. bank need security to lend u money.
*
Of course the bank must have some collateral. So, if the developer is willing to charge land/property to secure the loan they can get project financing right?

depend on the asset value. they can't get 100 million if their asset worth 50 million sweat.gif
*
Of course la, all the borrowers know that. The bank's lending margin is probably only 50-60% of the asset value.

I am currently a civil engineering student as well but i literally do not like what i am learning right now especially designing. What i know is site engineers usually dont do designing. Am i right?  i hope i can find a career that does not require me to do designing in the construction industry.
*
First thing you need to be aware of is: where is the high value in the engineering/construction industry?

If you strive towards the high value areas then you are able to move higher up the chain and be in more demand (brighter future for you).

Generally being at the site full time doing supervision is low-medium value. In my opinion, design skills is high value. If you want to go further up as a civil engineer, I think having design skills would be useful.

You mean the scale model.

Search on google using "scale model makers kuala lumpur" and you will get some hits.

It's way beyond my budget and anyway just need to fence up to mark my boundery scared I accidentally plant beyond my lot. Even at RM100 at meter, it's 4 x 32 meters = RM12,800.

The green plastic coated chain-linked fence, about 5 feet high that U usually see in guarded and gated housing estates - that should be the cheapest, right ? How much does this cost ? How far each post need to be apart ? Can I do it myself ?
,,
*
That pic shows a security fence, which is much more expensive than chain link fence. For your purpose, chain link fence is sufficient.

Note: nowadays most gated and guarded estates use security fence (not chain link). Also, even security fence has different variations.

Interesting, but since she is not the submitting person (as in the person who put signature and stamp on drawing for submission) she has no liability. If she misses things but the submitting person (usually boss who has the Ir.) didn't check by him/herself and submit, and eventually it fucks up big time, it is the submitting person's responsibility. She can just shrug and move on to other places doing something out of her expertise.

From your description she came from an accounting background, and no matter in what firms, she is still doing her accounting stuffs...I would be amazed if she changed from accounting to obtaining a civil engineering degree, and pursue her PE (Ir. from BEM)
*
Actually the original question was more general: "have you meet people who work in construction that has completely different background previously? (eg: finance, science, business etc?) and start completely from 0 knowledge?"

It was not specifically about someone becoming a PE or Ir, just about someone working in construction field.

I'm planning to built my own house, some said before built anything better call pest control to treat the land 1st, usually gov building did this, any idea what it is? is it necessary for normal house? cox don't want to end up like my current house so many holes at the tiles.
*
This normally refers to anti-termite treatment. You spray it just before casting the ground floor slab.

Normally advisable to do it if your land is vulnerable to termites (e.g. ex plantation land).

Find a licensed pest control company and get a quote from them.

Check what chemical they are using, there are 2 main ones used in the market - chlorpyrifos or imidacloprid.

And can I buy ready template of houses so do not have to pay the architect so much to design the house ? But he will still need to signoff the CCC - how how will the architect charge just to get signoff the CCC, in the case that I can get template free from some websites ?
*
Don't forget that you also need the architect to print and submit the plans. Those templates might save you some design time, but the architect still needs to prepare the plans (according to the design) for submission.

U cannot get the architect just to sign off the CCC.
