QUOTE(zhou.xingxing @ Jan 26 2018, 12:34 PM) yes thanks for your input... i just thought the box structure could cost less. guess not really haha. my dreamed design would be something like the st thomas kuching bishop house - european design. not sure about the design prices. but i guess since i have limited budget, i would just the a smaller scale and get it done in the future as phase 2 the cost can be as low as 125 psf. just need to use not expensive material. example instead of use marble u can consider use tile selected from shop in jln Ipoh. save a lot. |

QUOTE(zhou.xingxing @ Feb 24 2018, 09:29 PM) yes understand. but researching what are the difference between high pitched n the benefits as well atm In tropical country like Malaysia, higher pitch roof is ideal to discharge the rain water quickly.I think if you go for 25-30 degrees pitch will be good enough. |

I plan to separate grd flr and 1st flr in a double storey shoplot (with internal staircase in building) by covering one side of the staircase with brickwall up to 2nd flr slab, and then add 2 new entrance door so that grd and 1st flr have separate access as shown in picture below.
I am concerned whether can i get bomba approval as there is only 1 fire escape back door on grd flr. Anyone can advise? |

No problem. Most shoplots are like this also. With single staircase only. Make sure that the walls are fire-rated. Only you need to make sure the distance between the two front doors are space adequately according to by-laws.I am concerned whether can i get bomba approval as there is only 1 fire escape back door on grd flr. Thanks That may be because of these shoplots are very long hence the total travel distance and dead-end limit exceeded the limits set-out in the Uniform Building By-Laws 1984. There are many provisions in UBBL which may result in a certain element in a constructed building, without looking at the actual building, the place and the time it was built, one cannot say why the building is designed in such way. Every local authority may have different requirement; and the Acts and By-Laws were amended many times since they first gazetted. |

That picture is more than 30 deg. Looks like 45-50 deg. Having too steep of a roof can be problematic also if people need to go up there to repair or install something (like solar hot water heater).Roof material looks like shingles of some sort. |
