1) Can you share the take up rate of Acacia Phase 2? Is the response as good as Phase 1?

2) For Phase 1, when is the latest date registered buyers must sign S&P? and is there any units open for sale due to loan rejections? If yes, please PM me, I have a friend keen to buy Phase 1.

Can you please clarify us on Lease hold year remaining for this Acacia Project???, since I just been told by Affin bank that its 44years, or have YL extended the Leasehold Years..... Please do share the info here tx.

I do facing the same problem, SNP clearly written the lease hold is up to 2060 only, so mean that remaining is 44 - 46 years. Could you explain for that?

This means we are paying high premium just for 44Yrs instead of 99yrs...and who going to bare the cost after 44yrs !!!

Wonder why YL didnt mention this ahead or I was not aware... guys please share your views ..on wht kind of implication we might face or etc etc...im nt expert in this portion.

To clarify your doubts on the leasehold issue, the 40+ year unexpired lease you see on your SPA and also on our APDL (press ads, etc) denotes the unexpired term for the Block Title, not the Individual Title of your house.

As mentioned before in previous posts, how we go about is we only surrender the block title for subdivision AND lease extension when we come to developing the particular block. The Block 5 (where Acacia Park is) block title has been sent for subdivision into individual titles and the lease extension to 99 years is already approved and pending the paperwork. This is why we have mentioned many times that when you get vacant possession of your house, you have a good 96-97 years of unexpired lease. The same goes for our Garden Heights (Block 4).

The banks are all aware of this arrangement, which is why they are on board for the end financing. Banks seldom /never finance property with less than 50 years lease other wise.

So please be assured that there is absolutely no issue with the leasehold term.

Can you let us have your contact number and our Sales Team will get in touch with you if there are any pull outs from Acacia Park Phase 1.

Why not get your friend to consider Acacia Park Phase 2.

Hi khairul25 - Thank you for your PM and please bear with us. Our Sales Team have been calling all the buyers from Garden Heights Phase 2 onward since last week and there are a good 500-600 of them so the call may be coming in a day or two.

However, the event details are already posted to the left, so we really look forward to seeing you with your friends and family this Saturday.

My experienced last Sunday back from ipoh nkve via latar to selayang just 15 minutes . At nkve toll exit a bit jam because only 1 lane t n go but still nearer compare to jln duta toward selayang .

Exit Duta toll to Selayang is the farest...nearest will be Latar to Selayang, then Sg Buloh exit to Selayang.
