Planning to start researching for my 1st condo reno in Bangsar South area. Have been an active reader on LY kopitiam posts and of course, turn my attn here after lurking around similar topics in LY after getting my keys end of last year but due to MCO, shelve my plan to reno til now.

Looks like Yap is pretty popular around here, wonder those who took his services recently especially on the electrical part, still find fault with his workers?

From my very initial research, true, very rare for ID/reno company to start job without a deposit. Just wanted to know from the experience heads here, what are the deposit range you were asked to pay prior to starting work? 30% or maybe 50%?

Hi,

I am looking for a good contractor to renovate a newly acquired 30 years+ old house. Do hope all of the seasonal contributors here are able to recommend me someone thrust worthy. Appreciated everyone helps in advance.

In the end i asked an indon contractor, satisfied on quality and price AND ATTITUDE and till this day i still asked the indon to renovate my house every now and then.

Wonder if any contractor don't mind a very very small project (new lighting point, socket with hacking involve)? Just a 450 sqft studio.. sad.gif

Everybody, contractor are not god… it’s might happen and having mistake or error…. Pls allow a change for them to make a living during this pandemic period. Everyone also try to look for the best contractor, what the bases line of you all to judge who are the best?

I always recommend mr yap…. I think he is responsible person and sometimes he a bit lan si and emotional.
Always can give him a call when needed. And I’m not sided him, but at least he doing a few jobs I recommend him, ending all the house owner are happy ending.

Hi all, please avoid following contractor at all cost. It was the most heartbreaking money i ever spent.

IC end with 6245

when receive 50% up payment, everything is can do attitude. Draw all detail structure drawing for them but still can make it wrong. that was because he never over-see his worker. No communication with his worker and cabinet guy.
Lie that was able to finish all in 2 months time, but end up finiding out that cabinet did not promise him the timeline.
Always said " others people also reno like this" He doesn't based on owner requirements to do reno.
Bring bunch of people up to intimidate owner to pay 40% even-though progress haven't reach 50%
Scolds owner, as if i pay him to get scold.

AVOID him at ALL COST. you'll spent and had to live with those suck reno.(unless rich enough to do another reno)

Personally I would choose option 1. As the intention is more genuine.

Recently I got quoted to pay 50% depo, 45% after half work done ane 5% upon completion. I said cannot. Risky like hell.

Honestly, it is really difficult to get renovation who is accommodating, flexible and good price in the market now.

I have no issue at all for my house renovation throughout 5 months time.

ID reno company I engaged =
20% deposit (then they start doing the drawings - layout and built-ins, MBPJ application)
15% upon start work
30% upon completion of electrical wiring work
30% upon arrival of cabinets at site
5% upon handover

BEWARE, please avoid this wireman Ah Meng from NSY ELECTRICAL WORKS with phone number +6012-3915848. Irresponsible boss where create a lot of hassle after work done yet does not want to come back to fix back!

He even use speaker wire instead of proper wire for autogate switches.

Usually the payment terms for renovation goes by 50& deposit and then 40% and 10% by completion, but if you guys have financial issue, you can ask them the balance by monthly installment for an amount of period for e.g 6 months

Experienced a run-in with some bad contractors recently (they're partners):
1. (Peter) Ong Chee Chin - 018-2020456 (Maybank 1148 3311 2018)
2. Wong Jian Ning (DotsNLines) - 01123082908

1. Kitchen cabinet supposed to be installed in 3 days took over 2 weeks.
2. Kept promising the workers would come early to install but came at 11.30am or later every time. Didn't turn up a few days in a row. Doesn't look like they can actually manage their staff.
3. Finishing was really bad. See pictures below. Said they'd do aluminium stands but ended up using some aluminium sheet folded up and stuffed at the bottom.
4. Didn't put in a shelf for the lower cabinets. Promised to come and fix it and ended up not coming three days in a row (and counting).

If you want bad quality work at high prices, do engage them. Even though they came to "supervise", looks like they didn't see any problems with the shoddy work and poor ethics.

Edit: Some other forummer contacted me about dotsnlines after being cheated. I didn't deal with him directly, but through Peter, so I didn't know he was the kitchen cabinet company. Just found out that he's been scamming for a while already. Link below:
