I engaged Yap Peng Kim (012-329 1682) this year to do my toilets (retiling, general fixes & plumbing) after reading your reviews about him on LowYat, how good la, how polite, great work done.
But it turned out to be a nightmare, where not only he NEVER showed up even once after getting the contract but his contract workers were not even doing any work, and after taking more than a week to break my toilet tiles, I had to step in and ask him. Turns out his supervisor, Chong Chee Onn (016-332 2826) also wasn't on site, unlike Yap’s promises. Yap did sloppy work on my toilet, didn’t know much about plumbing, didn’t fix the heater hose properly, just did a half past six job, even didn’t finish the tiling properly, never added grouting for most of the tiles. But he was very busy promoting his relative’s shop to me to buy things from them (some Ga Hing Trading), instead of working on my toilet. Our toilet leaked once they fixed the sink, and his workers didn't even inform us even while we were on-site. We found out from management about this leak due to complaints from our downstairs neighbour. We had to follow up with him AND his workers to repair the leak and do our own water ponding test to check if it was fixed or not. He even told us another nonsense story about his supervisor left and he was so busy with other contracts he had. When asked on the progress, he always said "don’t worry, small matter", for a work he promised to finish in 2 weeks, took more than a month and a lot of our own time to supervise- he never once came to supervise on his foreign workers, even after I asked him to check on the work done, as it was quite sloppy, he kept giving excuses to not come and check. He even said he thought we were not serious about the date that was discussed and agreed upon in the contract. Worse is the lighting to our toilets, it was done in a really bad way, that the housing fell after a few months and we found out from another electrician that we engaged that the bulbs were not fixed and were free-hanging. He is very condescending towards females, and will launch a tirade justifying why his workers haven’t finished the work within the deadline, but won’t address the actual issue with you, which is to ask his workers and supervisor to be on site and DO WORK! And by do work, I mean do QUALITY WORK, not sloppy work! Towards the end, he instructed his workers to hide my house keys, and wanted us to pay in full asap (before inspecting) and launched a BS story about his deputy Chong stealing my keys, and he lodged a police report on his deputy. He STILL did not want to meet us to inspect the unit for defects together before we make the payment! Really a nightmare to hire Yap Peng Kim! Stay away from him at all cost! Some of the people doing the recommendations are actually contractors in disguise. Some of you need to wake up. I sympathize with your problem but I really doubt you have done enough evaluation of the contractor before you engaged him. Did you check the previous work/references? Did you have good detailed requirements and instructions? Did u monitor the work? Judging by last advice I doubt you have done any. Not many renovations projects sign contracts. You are demanding a toilet renovation project to have a signed contract? Good luck. I assume you are not living in a palace? |

Turns out his supervisor, Chong Chee Onn (016-332 2826) also wasn't on site, unlike Yap’s promises. Yap did sloppy work on my toilet, didn’t know much about plumbing, didn’t fix the heater hose properly, just did a half past six job, even didn’t finish the tiling properly, never added grouting for most of the tiles. But he was very busy promoting his relative’s shop to me to buy things from them (some Ga Hing Trading), instead of working on my toilet. Our toilet leaked once they fixed the sink, and his workers didn't even inform us even while we were on-site. We found out from management about this leak due to complaints from our downstairs neighbour. We had to follow up with him AND his workers to repair the leak and do our own water ponding test to check if it was fixed or not. He even told us another nonsense story about his supervisor left and he was so busy with other contracts he had. When asked on the progress, he always said "don’t worry, small matter", for a work he promised to finish in 2 weeks, took more than a month and a lot of our own time to supervise- he never once came to supervise on his foreign workers, even after I asked him to check on the work done, as it was quite sloppy, he kept giving excuses to not come and check. He even said he thought we were not serious about the date that was discussed and agreed upon in the contract. Worse is the lighting to our toilets, it was done in a really bad way, that the housing fell after a few months and we found out from another electrician that we engaged that the bulbs were not fixed and were free-hanging. He is very condescending towards females, and will launch a tirade justifying why his workers haven’t finished the work within the deadline, but won’t address the actual issue with you, which is to ask his workers and supervisor to be on site and DO WORK! And by do work, I mean do QUALITY WORK, not sloppy work! Towards the end, he instructed his workers to hide my house keys, and wanted us to pay in full asap (before inspecting) and launched a BS story about his deputy Chong stealing my keys, and he lodged a police report on his deputy. He STILL did not want to meet us to inspect the unit for defects together before we make the payment! Really a nightmare to hire Yap Peng Kim! Stay away from him at all cost! NEVER AGAIN A word of advice to the rest of you, please do remember to add in a clause in your renovation contract about penalty for late delivery of the property. I have always particularly been impressed by his quality of tiling and plumbing work in particular. Not completely doubting your experience but at the very least, you should provide some evidence for your claims, especially for someone who is a relatively new poster with only 3 posts. I note many people with long extensive posting histories in LYN have come to his defense in the past few posts (which means that even if there is some truth to this post, Mr Yap is probably still delivering good work in general) so this is the least you could before calling for blacklisting. Just for sharing, he recently completed renovation for my daughter's new nursery in July this year. Another tiptop job, no complaints at all. Hope your bad experience can be clarified soon to be fair to everyone. |

Hi, this type of thing, happen every where, seem only you pick the wrong one... payment should pay in depends what conditions you have to accept, maybe ask discount for compensation for what you really not happy, and don’t keep him to continue. Sounds like my contractor. Wall all senget need to hack some portion before installing kitchen cabinet. Even worse when in fact I already realized the unevenness of the wall a month before all works "completed". Keep delaying the repair and in the end did not repair when handed over the keys. All hacked/chased area for AC pipings and new wirings are visible even when I pay them to repaint the whole house. Smoking? My house is literally their giant ash tray. Floors and skirtings were covered with small dots of paints all over. Some doors were chipped, some were dirty. I hold some of the final payment before I rectify the cincai made area using other contractor. Will deduct from the remaining balance before paying the final payment. To all house owner or fresh house owner who want to do renovation works, once you appointed a contractor, you must fully trusted with your selection. Don’t end up with unhappy ending with your selection. I think no body wanna do a bad jobs or not responsible for what they doing. Always give and take, all craftsman works and not a printed works... no 100% perfect one, you might have 80-90% acceptance, is consider a good jobs for those contractor. Human also can’t get a 100% perfectly born. Hope all house owner can get what I try to highlight. Thank you. Robert.johor and donhay liked this post
