From the last few posts I wonder if this is a commercial thread instead of good and bad contractors list. The so called good ones are probably self promoting and the bad ones are both the faults of contractor and owner.

When you select a contractor, when you are not clear on scope/specifications and yet u want the price below cost. Such is a disaster in the making.

For those self promoting ones ... at least be more honest and do it in appropriate forum rather than pretending to be user(s) recommending a certain contractors.

He quoted me cement brick price but willing to give me clay brick after i requested.

He just finished his work at my house yesterday. he and his worker tried their best to spot flaws before they left and rectified whatever they can.

I am a happy house owner with his work.

I am not hard selling here. just share my experience.

That's why i highly recommend him here.

i think most contractor factor in too much margin to cover for any unexpected lost.

U did some wrong calculation for the concrete slab size, but i did agree to compensate him with reasonable price.
He also showed me the size of the steel rod and told him some contractor reduced the number of steel rod in the pillar just to con few hundred but he will not do so.
from my view, he is a responsible guy and wish to give the best to his customer. just from my current experience only.

He treated me nice, so i just returned him favor.

If these are not hard sell I don't know what is. I have used a number of contractors for my previous renovations and many are recommended by good friends. Some are doing a good job but none is as great as as what is described here: a perfect ideal contractor. Even the best contractors that I had I have some things to say about them: price, communications, quality consistency, payment schedule, etc. This is especially they have many workers in the project and some are beyond their controls.

First right minded contractor will not do non profit business. This is nonsense. They may make less money but many will ask for change orders if scope or materials are changed. Second some contractors will do a thorough job but nobody will do "a lot of extra stuff for free". Third, if you can get lowest price but with best quality the contractor does not need any recommendation in this forum. Lastly I have not come across any contractor that will "give the best to his customer" unless you pay top dollars for it. The good ones will do the best for that budget. The lousy ones will use lower quality stuff for your budget.

i would take this recommendation with a pinch of salt.

He even told us another nonsense story about his supervisor left and he was so busy with other contracts he had.

When asked on the progress, he always said "don’t worry, small matter", for a work he promised to finish in 2 weeks, took more than a month and a lot of our own time to supervise- he never once came to supervise on his foreign workers, even after I asked him to check on the work done, as it was quite sloppy, he kept giving excuses to not come and check. He even said he thought we were not serious about the date that was discussed and agreed upon in the contract.

Worse is the lighting to our toilets, it was done in a really bad way, that the housing fell after a few months and we found out from another electrician that we engaged that the bulbs were not fixed and were free-hanging.

He is very condescending towards females, and will launch a tirade justifying why his workers haven’t finished the work within the deadline, but won’t address the actual issue with you, which is to ask his workers and supervisor to be on site and DO WORK! And by do work, I mean do QUALITY WORK, not sloppy work!

Towards the end, he instructed his workers to hide my house keys, and wanted us to pay in full asap (before inspecting) and launched a BS story about his deputy Chong stealing my keys, and he lodged a police report on his deputy. He STILL did not want to meet us to inspect the unit for defects together before we make the payment! Really a nightmare to hire Yap Peng Kim! Stay away from him at all cost! NEVER AGAIN  mad.gif !

A word of advice to the rest of you, please do remember to add in a clause in your renovation contract about penalty for late delivery of the property.

I have been telling people don't believe too much the so called "recommended" and "best" contractors in this forum. Every time I see people asking for dumb question for best, good price/cheapest contractors without doing any research themselves I just see disasters are happening.

Some of the people doing the recommendations are actually contractors in disguise. Some of you need to wake up.

I sympathize with your problem but I really doubt you have done enough evaluation of the contractor before you engaged him. Did you check the previous work/references? Did you have good detailed requirements and instructions? Did u monitor the work? Judging by last advice I doubt you have done any. Not many renovations projects sign contracts. You are demanding a toilet renovation project to have a signed contract? Good luck. I assume you are not living in a palace?
