Hi, guy... why always is house owner complain about the contractor no good and not responsible? Is someone try to take advantage to contractor? Or contractor take advantage to the house owner?
Contractor must balance up their profit margin, if not profit margin how to survive to pay the skillful worker? It’s really hard to find a team of skillful workers now days...hope all the contractor don’t get a bad name from the house owner. And hope all the house owner also don’t squeeze the contractor pricing to tied. Both also need to be balance and fare to each other’s and get win win situations.

Just completed some minor renovations at home (mainly a new nursery!) after contractors were allowed to resume work after the MCO period.

Engaged Mr Yap again (my 3rd renovation contract with him) and once again, am very pleased with the quality of his work and the price was decent as well! Mr Yap's workers also had their Covid-19 tests carried out so a bit more peace of mind when letting them into our home.

And of course, the final result!:

Scope of works:
1. Wall crack repairs
2. Installation of new lights + relocation of existing lights
3. Addition of power sockets + hacking
4. Painting
5. Plaster ceiling
6. Mounting of fixtures & fittings

Best thing was the team really took care to manage the cleanliness and dust (which is very important as we are currently living in the house and have furniture, etc). They even protected the bed in the room (which we didn't remove during the renovations) and kept it in perfect condition! And finished everything on time as promised.

A solid 9/10 for attitude, quality and price for Mr Yap and would not hesitate to engage again.

Also.. ur charging for ceiling paint u think cheap is it? U paint one time or one thousand times make no difference.. I look at the outcome, dun blame me for your cost increase when u dun handle/in charge of anything.. all I have to be there and answer questions as if I have no contractor..”

My answer is:- 2,100.00 to paint double storey terrace ceiling, ground and first floor plus extension part. House size is 22’x55’ x 2 storey.. 2,100.00 is it too expensive?

My answer:- how to say not arrange in properly ?
Wall not yet completed touch up wiring hacking, cabinet guy and ikea come in already.... ceiling haven’t completed install. This owner must be mad already....

Guys, is this contractor fault?
I’m not a contractor.... but just heard from others ppl .

Should just ask the owner to really go out there and check on paint price nowadays. biggrin.gif

The market itself is competitive, good quality material and workmanship do costs a lot more than inferior/normal quality products/workmanship. Also, If the owner hire different contractors for different jobs then the hired contractors should know when is the best time for them to come in, the painting contractor should also advise the owner beforehand. Only start the work when both seller and buyer has consensus on it.

Yeah. 2100 including paint for whole house is damn cheap already. My contractor quoted me 1200 for ground floor only, excluding paint. If I compare to 2100 for whole house, the price I get is pretty expensive. But I will go with him anyway since I saw the quality of painting in my sister’s house (who recommend me this contractor) is still like brand new after 8 years ++.

Btw, how many liters of paint do I need to paint ground level only for 22x75 house? Built up around 2300/2. Other than all side walls, internal walls are only divider between kitchen & living hall (9x15ft), 1 room & kitchen.
