I want to share the work of a contractor I found from kaodim.com.

Waited 2 months and now seem like uncontactable.

my contractor used cement bricks instead of clay bricks as stipulated in the quotation. as i m quite busy, i dont go to the site frequently, even if i do, its a quick stop n go. by the time i realized he used cement bricks, more than half of the house is done.

what can i do about this? i dont want him to replace with clay bricks because he has delayed my house too long and i m rushing to move in.

he is on this forum too so i dont want to reveal too much details

It is not really just about the colour, the difference on the material, density of the brick which clay stronger than sand and also price of clay bricks is higher than sand brick.

Clay is regarded as better than cement brick. Higher price as well.

with the amount of corruption in the country, it will only inflate the price even more.

just look at industries that require certification from authorities, all cut throat.

that is why they want to limit the number of lawyers in the country, so the supply won't exceed demand and drive down the legal costs due to competition.

i think if a specification has already been agreed (with B&W), if material supplied is not as stated nor is it equivalent to stated, there are 2 option, contractor to replace the material with specified material.

and if the client agrees to the alternate material used, if the value of the used material does not match the original spec, they have the right to request discounts.

how much discounts, depends on the negotiation skill & contractor. if really cannot come to an agreement, have to open a dispute.

if can opt to cancel the contract, better do so, because you won't get any good completion with this contractor anyway. if you have outstanding payment, you have the upper hand with the nego, if you paid more than he delivered, then you are at a disadvantage. if you paid fully, you are at his mercy.

On 1st Nov 2017, I engaged him for minor kitchen cabinet work, curtain railing, lighting and fan installation works. Completion dateline given is on 15 Dec. Paid 50% as deposit. After dateline, only lighting and fan are installed (material supply by me).

When i confronted him, he gives empty promises that will be complete before Christmas and he went missing until new year. Before that he demanded me to pay another 50%. During that period, I have to dig out all his sub-sub contractor and arrange the work myself. Finally managed to get the kitchen cabinet and curtain railing installed.

However, water tap and kitchen hood and hod are not install as he didn't arrange to buy them. Again after more than 50 times calling him, he promised to install on last Saturday but didn't turn-up. Ever since that day, I couldn't reach him by whatever means.

I will proceed to make police report within this few days. So guys, if by any chance you encounter this guys, appreciate if you can inform me. And please, don't ever trust and engage this fellow.

so did you pay the sub contractors to get them to work?

why did you not buy water tap, hood & hob yourself? you can get it cheaper yourself.

did you go to the shop to check?

Luckily I no need to pay them to work.
Initially I though lump sum to him so I no need spend time buying stuffs.

He doesn’t own a physical shop. The registered address is his home address. Many of us in the same condo already conned by him. If not con, then the works will take ages to complete.

Hi, anyone dealt with Mandic Kitchen Cabinet before? Heard that they are under Casablanca Design and Construction (m) sdn bhd (which has good review at kaodim.com). Just want to know if they are good.

so the guy did pay the subcon? if not hard to imagine how subcon willing to come work without getting paid.

if many of you guys, just file a report together, go for class action suit. he will shit his pants.
