My ground floor tiles poped up just after 2 years plus due to lousy previous contractor work. I contacted My Yap 0123291682 for the tiles replacement after getting the recommendation from the member of this forum. He is friendly and helpful and the work is done nicely and the workers did a good job and clean the area properly after the tiles replacement is done . Recommended.

Mr Yap's work in both my houses definitely left a lasting good impression. Will definitely recommend his service and can vouch his good work.

Want to report a bad contractor from Ampang here. Got introduced this contractor from relatives to do major renovation for an old double storey house.

At the beginning everything seems smooth, but started to show true color by middle stage of renovation. Keep charging VO for minor things such as water tank installation and touch up. Always pushing any faults or defects to other sub contractors. Found water leaking issues in ceiling after a few months completion. Call the contractor but refuse to pick up.

We engaged Mr. Yap (012-329 1682) for our bathroom renovation as well as some wiring and painting work for the living room after reading positive reviews from our fellow forumers.

It was truly a pleasant experience working with him as he is very accommodating and attentive to the job. He is always there to guide us through the process and is very responsive in replying whatsapp / returning calls.

Work quality wise - No complaints from us as Mr Yap fulfills all our requests and also give us helpful advice along the way to achieve the desired effect that we wanted. There were some hiccups during the renovation (which is normal) and he helped us to resolve those issues quickly and professionally.

Despite the high quality work performed, his charges are very reasonable. In fact, lowest amongst the quotations we have obtained.

We are really glad to have him for our renovation and would definitely engage him again in the future. Highly recommended.

hi all, deposit paid, reno started, but no progress for the last 2.5 weeks. The contractor not picking up my calls or reply to Wastapp since last week.
If this continues, what can I possibly do?

Hi guys, may i know did your contractor give you itemised quotation (on site measurement or according to floor plan) prior to engaging them? such as install heater how much, plaster ceiling per room how much etc.
My contractor said will only provide itemised quotation after we confirm engage their service, is it common practice?

They can give you rough quotation only during their on site measurement, according to your need, they roughly quote you how much is it, not too detail. As the designing and planning haven't start, they do not know how many sqf of cabinet, how many wiring point, lightning point etc. Asking them for detailed quotation is like asking them to brainstorming the full complete design of your house which I think most of the contractor will not entertain you. Instead of asking them for itemized quotation why not you ask them unit price like, plaster ceiling 1 feet how much, lightning point 1 point how much, install heater 1 unit how much, which I think they can easily answer u.

They wont give...coz u will curi all details for free then give other...brain work is more valuable than actual work....

worst some will say to pay certain amt even if u dont engage them..so pay and get it

Recently I got contact of one general contractor in LYN to renovate my condo unit. I called Mr. Yap Peng Kim after saw the review.

He is a friendly guy and he give us right advice whenever we stuck in any decision taking.
His jobs were clean. Sometimes I asked him to do some extra touch up works on different things. He made sure he check and make sure the whole things works properly even though we only ask him to repair a part of it.

He is a person who never complains. Admit if he or his workers did any mistake and he make sure he repair / replace those damaged items. He is also a trustworthy person and his workers really take care the house in good care. the job was CLEAN!

Overall, my house looks superb now. Even after he finished his job and got the full payment, I still calls him to drill or do small jobs (New house sure we need to fix lots of things until we move in). He do that. If we notice any small errors in his job, we just need to WhatsApp him the picture. The next day he comes and repair it.

There a lot contractors out there don't turn up once the full payment settled. He is different. I would like to engage him again & again for any jobs in future.

finally selected one of the many contractors i screened as my contractor.. but now having second thots.

He is very responsive on whatsapp etc, however i think now he is actually dont know much about renovation. For example, i wanted to do a composite metal alum awning, when i showed a picture of the awning and ask him the name of the material, he dont know

same also when i wanted to build deck using composite wood pvc, when i ask what is the material, he also don't know.

for the quotation- he charge me for preparation area like cover proch with plywood and canvas, but when i checked, he didnt cover yet and just pour the sand on the porch, bricks on the grass...

for the backyard concrete tiling, i told him to do 30 X 10 ft, but when i checked yesterday, he already concrete 40 X 10 ft (mind boggling)

and it seems like he used the worker for the developer for the job.

however, he is very responsive and he apologizes and makes correction, like today he went to pickup the tiles i bought and will put the cover in place. though i dont know how he is going to rectify the additional 10 ft of concrete he laid on my backyard..

i already paid him 50 % for the job.. im wondering what should i do moving forward. i actually asked him to quote me for several more jobs such as carpentry/plaster ceiling etc.. but now i dont feel so confident.

any views ?

does he have proper company or bank acc or did he gave quote? if not then sorry to say...u r just gambling...price and responses alone not suffice...remember, even 10k loan bank asks u to give solid documents etc (except credit card..just swipe la)....

oh he has a company, and we signed an agreement. well anyways, he have rectified most of the things i complained about, so its manageable for now.. hoping everything to run smooth from now on

Ya, i agree with your statement. Even in kaodim.com also only 1 review with the contractor i mentioned.
The Nizam contractor with plenty good n excellent reviews in kaodim.com (Naz Asia) but get bad reviews in this chain discussed earlier.
My frenz intro 1 now also havent reply me, drag me 1 month already.
Thats y im stucked in middle of nowhere but looks for kaodim sources. Haiz... (sharing some of my experience here).
