The Jade Hill SD if I remember correctly (as I found it a month or two ago) the avaliable units is 3-storey with starting price of RM1.8+ mil. So not really an apple-to-apple kind of comparison with EM SD.

It boils down to entire township planning and concept, then execution and deliverable and lastly maintenance of the all.....and also preference. Very hard to say it is a BUY CALL.....

If you are referring to Ecohill Lekas Interchange, it should be completed by end 2015 (latest)....it should be earlier I supposed.

that good, i already booked a 2ty house at tasik kesuma just nearby eco hill, hopefully can be erlier .. so no need to drive trought pekan semenyih to exit LEKAS, i cant efford yet landed house at ecohill, so expensive

Land footprint bigger but built-up < Cradleton 24x75 - 26++ sqft? Of course just comparing built-up here.

To compare it a more meaningful way, I think we should compare 32x70 with 22x70. Otherwise, the parameters are very open and vague....

I can tell you why Tenderloins is better in certain aspects.

Got to know from the SA today that the show units may be ready by Sep... It's really like a moving target - they said earlier ready by Aug then change to Oct, then now Sep... Banyak pening.

I think queuing on Friday night may not be feasible since 12 Jul 14 is not a public launch day. The preview is for EWP member who can invite a friend to the preview n selection of units of Tenderfields.

Any existing EW buyer can be a referral or introducer.

If u have sign ur S&P, the lawyer should have pass u the EW Letter and submit it to Alliance Bank ( certain branches ) You can get the Debit Card on the spot.

Yes, my application was handed to alliance office at EMSO during the SPA signing on 22/6. Was told then it takes about 3 weeks for card to be ready.

I contacted the alliance officer today and was informed they will distribute to those who applied this coming weekend at EMSO.

Yaloh can go for free food then collect d card. But they also give option to collect at branch. So can make own choice whether want to go to EMSO.

Some bank (e.g RHB) can offer -2.5% without MRTA.

But I will go for MRTA, although painful but it's a security for family.

Instead of MRTA, other alternative will be life insurance (though MRTA is also a form of life insurance). Not sure how old you are but MRTA premium could be a huge sum for older buyers. Perhaps can consider buying an insurance with investment feature with projected return of certain percentage so that in the future you can take the cash return of the investment and get your loan paid off fully or partly. By that time you may not need the insurance anymore and can just cancel it (since the objective at the very beginning is just to ensure that loan repayment will not be affected if something happen to you), thus easing the burden of keep on paying the premium. I'm thinking of this route.

Jason boss is Tenderfield leh, cheap cheap unit also RM 800-900k and later RHB quote him B - 2.50 sap sap sui maybe bcz he buy 2 units or more for Semi D corner? Lol.

Btw, all my gang signed at B - 2.40% for Cradleton, only 2 lucky fellers got the bank approval late and revised to B - 2.45%, but I am the worst bcz I took B - 2.35% but I dont mind bcz i able to get the approval and service good.

Setia Alam/Ecopark also dont have LRT/MRT....and still no future plan for it.

In fact, I am also looking for property to invest. Found out that Eco also quite famous but unfortunately, it is not my cup of tea. Location too far and not so much job opportunities around that area due to lack of commercial building and education hub as for now. Some more, they are offering landed properties which is not suitable for rental. Same like Setia Alam, many investors and plenty of properties for sale.

Such township normally starts off with small medium landed...and then much later only condo/apt....

THere are OCP and West Side in DPC. You should consider those condo.

Commercial, officer and education buildings are part of the ingredient of success. THey are planned for in EM. THere is a dedicated 170+ acres precinct namely SIlver Square...not only that but also a shopping mall fronting Lekas Highway. How about that?

When is the last time one heard of dedicated 170+ acres land for just commi?

Then you must look for matured development property at matured price dy loh.

If EM already have 50% of what's they suppose to deliver, then the cheapest Cradleton wont be RM 600k dy, could be RM 900k or even up to RM 1.4mil like DPC

Just want to put up a reminder. If you choose someone who has zero relationship with you or zero credential, you may not even see the split referral fee. And this is quite clear, develope will not reimburse you for whatever lost deal between you and introducer. So, dont get caught. Promise is like screen saver on your monitor...nice to see.

And then hor, once you click NO REFERRAL on your booking form, there is no more U-turn allowed.....

Maybank to revise deposit and BLR on Wednesday. Deposit rates to rise by 15bps while BLR, BFR will rise by 25bps from 6.60% to 6.85%.

Tmrw is for repeat buyer AND repeat buyer can bring in a guest who can also buy. Therefore its better you get introducer within next few hours and ask him/her to bring you tmrw to choose unit before public buy on Sun. As someone said earlier, get introducer who has been active here and knowledgeable eg.Teng Gor etc smile.gif

This WC a bit dramatic although not all matches in the hgh tempo version.

Too bad, I am an Italy supporter since 90s but they crashed out along with Espana, England and Portugal.

My 2nd team, Ger reached the Final, enjoying their matches so far together with the likes of Colombia and Holland. But, I think Argentina might claim the winner on Sunday due to too many ppl punt for Germany and this WC is at South America. I was lucky to hit outright to buy Germany vs Argentina for Finals. Top gun gor, EM is the "upgrade version" of SEH mah... depend on the individual perception whether it is worth or not loh...

As like the SEH 20 x 70, starting from 468k, while in EM 20 x 70 is starting from 586k.. BU different, design different, facade different, surrounding and landscape are different as well... All depend on individual preference.

Be frankly, I don't really like the marketing strategy by EW this time. They don't really give the choices for the buyers to consider between the DSL and cluster. DSL is already launched when the layout plan for cluster still pending for amendments.

Now EM is upgraded further from two weeks ago!
After EW acquired another 500acres land near Broga hill, all the low cost elements in existing EM masterplan will be move to that 500acres land.
Therefore, this current EM is a very high end township development! The cheapest will be medium cost service apartments!

I feel that SP Setia is more sincere to his customers.
At least those reserved for staffs, VIPs and associates were not better locations than those for public one!
For SEH, few of my friends can buy those very exclusive units be it bungalow lands or houses!
But for EW, all those better location lots are booked already before open to public!

That's what I said from the beginning and some here echo the same comment. It was kinda rush job, offer letter also not given initially, seems pending clearance for development order...

Out of the 80 units open today, 50 - 60 has been taken up, response considered ok, not that great though.
Morning the breakfast is poorly arranged. They served coffee and nasi lemak to the interested buyers while they are sitting on the queuing line. Tables were only prepared later when most of us have finished the meal. Reason given by EM was that they didn't expect people to come so early which I think unacceptable as they should have taken this into consideration even though today is just for members + invited friends. I couldn't imagine if the crowd is much bigger than expected. While this is no big deal, if things can be done better, then do it better.

I went to EMSO today, and prior today's EWP member day, there are 91 units of semi d and clusters type 2A,2B,2C,2D already booked by staffs n associates.
Please see attached layout. Some of the units is reserved for future launch which the SA told me will be launched in 3 months time when the show village is ready.

Looking at today's crowd, I think it is not bad as the pre-selection of units is done upstairs and some have to wait on the ground floor before going up.

There is surely room for improvement. Seriously, I do expect at least one or two staff come slightly early to execute a plan B and C based on the situation.

Tomorrow is another test for them.

Great that you got what you hope for. You got rewarded for queueing early to get the desired unit. Early bird catches the worms.

Tomorrow could be another busy day for EMSO. When I left, many are downstairs studying the layout, masterplan, etc....they don't have EWP me ever to bring them in for immediate booking and cherry pick session. They are doing homework, I supposed. Tomorrow they may piakahliao...

Apparently there are some dropout units from those reserved for staff and associates. Eg. the lake facing 40x90 SD has 3 dropouts but 2 were taken then.

Was told by SA the Tenderfields units have perimeter CCTV, intercom in the house, 2 points CCTV for each house (1 unit at front of house and 1 unit at side of hse, window/sliding door sensors.
I think the above features will enhance the security of the units within Tenderfields.

They should also chalk up ideas like dual pane laminated glass for heat rejection and security glass for windows since many of these units are more exposed to sunlight and without grills too. That would be a serious game changer

Heard of that too. Wonder why they didn't put up as additional feature to sell these products as part of Tenderfields, if they provide, I will say two Thumbs UP....

Lil birdie also informed me that they are working on preventive measures in curb tailgating vehicle to get into the precinct. If this is true, I think they are a learnt team. Such incidents happened in Ecopark. Curbing tailgating is essential.... rclxms.gif

I think you are referring to double glazing glass when you mentioned dual lane laminated glass. This glass is normally quite pricey. They are indeed very good glass. They are good to reject heat and also to attenuate sound. They are commonly used in airports but not all. I doubt this will happen... EcoWorld, please surprise tengster and oreomambo. Let's do a new theme "Under Promise Over Deliver"

Otherwise tint film with superb heat rejection rate is good and to have certain minimum thickness tint to prevent easy breakin.

Afaik, it is as good as Confirmed.....

Yeah CCTV points only... 2 for cluster & 3 for semi D.

Intercom is confirmed.

Today...when I left at 3+ PM! there were still many people in EMSO. There are mainly public group who don't have EWP member to bring them in. Saw many of them studying the township, layouts, spec, ask left right up and down to gain more knowledge.


Tomorrow there are some fresh rows and sections of each types to be allocated for public. Some rows are pretty decent. Those who have placed cheque, time to sleep early and Gambateh....one who have yet to place cheque, still can go for it.....

I expect EM will give details of the house specifications and the selling points (e.g. perimeter CCTV etc) in the brochure but to my disappointment it is nil. To me as a buyer it's call transparency rather than just lip service. I see no harm of doing it unless EM is worry about over promise. Rather than wait till upon signing S&P only knowing about it, shouldn't we as a consumer have the full knowledge of what we buy prior to entering into the contract? Moreso given that this costs us hundreds of thousands to millions.

I agree with you. More clear information for buyers or prospects to make informed decision. Maybe the show gallery will be a great tool to show the spec, info and other smaller details in future...

I just found out (verbally told) last week more info about the CCTV points, SD MBR floor is timber strip while cluster is laminated, tiles full 11' height at kitchen but 9' only at bathroom etc... These are basic stuff mar. Never ask never know - mana boleh?

I did that when I was 15yo. Security guard. They sent me everywhere.... Turf club in KLCC site, Amoda building and Caesar Club...they asked me to work there...

Wansekkharnnan.... I worked there for a month.... They asked berapa umur. I replied 18+..,, biggrin.gif

The queue for Tenderloins started on Friday afternoon. Two persons queued there. The third one came sometime after midnight.....

Sunday is public day. There could be more people for Sunday session. Not sure what time is good to go there. Be early bird, can chiak the right units. They have allocated fresh sections and row for Sunday cherry pick session....

I think its true bcz my contractor used to told me this before that CCTV point and wiring is much more exp than the CCTV itself.

Anyone has any idea of the expected range of the quit rent and assessment of a typical DSL, cluster and SD unit in EM? I know too early to talk about this but just for the sake of interest.

Went there this afternoon around 3pm to kpc. Still big crowd there but understand that many of them are there to enquire rather than making decision to book a unit on the spot - this is further confirmed when I personally looked at the dots on the plan.

Today - went there to study with small number ready to cherry pick. Today pick up rate is no where near yesterday....

It is a very unique experience buying house from EM, they have very knowledgable and senior people who are there to answer your questions. I think tenderfield addressed the security issues very well, which is big concerns among house owners such as providing CCTV points, pacnic buttons, wiring for alarms (not sure if it s for every window and door), I forgot to tell them enough water supply is also a big issue nowadays, big enough tangki e.g 2x1500ml tangki, water tap at kitchen and downstairs toilet that can switch to water supply from tangki when there are no direct water from main, water pump, which is headache for owner to do as these will involve hacking, these could b provided to buyers as optional package which I think will b most welcome for genuine own stay buyer. For cluster, I think a lot of people will intend to install grill door at the yard, put their washing washing at the yard, but current layout is no roof and grill at the yard, so perhaps this is also something to look into to maintain a more consistent look. This is a view from someone living long in KL with no sense of security, may b someone staying in strata G&G will have different view?
Another point since there should b enough fund to run the precinct, installation of water filter at the main water supply should b considered as well so that buyer no need to install eye soring water filter at their own water meter.

Not many people today compared wth yesterday. Around 8 corner units still available from Cradleton and some intermediate lots. Inconsistent replies from SA cannot extend corner units after VP n CF. Maybe this is causing unsold corner units as usually all corner unit will be sold first. Only cakes n coffee available. Probably the increased in BLR by Bank Negara dampening the property mkt.

Unfortunately no photo taken...
Noticed also that type 2E - the SD with the modern layout, only have 2 units sold. Perhaps the market is still not that receptive to the rather new concept.

Afaik, I have seen some can and some cannot. To me, I will vote for NO.

Increase of OPR will surely whack the market by a bit. Only the stronger one will stand firm

This one is a tricky unique layout. Either you love it or you hate it. IMHO, such layout suitable for dual fronting semi D. Single fronting one may have smaller pool of buyers. It ain't wrong, just different segment.

Kitchen tap is always from Syabas direct. Toilets are always from the tank. It will be relatively tedious to get both tapping since such drawing is required to be submitted to authority for approval.

Water pumps are only used when anticipated or calculated pressure is inadequate. Otherwise it won't be used.

Main water filter at outside and after the water meter is a GOOD suggestion. I think EcoWorld should put on thinking cap on this matter. Moreover, installation of water filter could Possibly distort the facade.

Metal grill at yard??? This one they need to re confirm. I asked the same for 2B.

Understand your point. Owner has to do themselves then on the tap thing, less eco lor. This one for people who has suffered water shortage will appreciate it.

The metal grill I saw that at ecohill zero lot bungalow, which is quite nicely done and not so offensive.

On the yard, people will tend to put up poly roof, which may not b ideal if they just do their side as the coverage would b limited, better developer make one that cover the 4 attached units. But then again may b violating building rules for cluster?

According to SA, sports complex shall be located in silver square, so presumably it will be opened to public, on pay per use principle.

Nevertheless, perhaps they will employ the Setia Alam club principle? If so, most likely this sports complex will be exclusive for EM residents only.

At this stage, information is very scanty. Brainstorming is a great idea.

Exclusive to EM, can the club be sustainable? How many are willing to pay per month? Some may say I am not using it, why need to pay. If don't open to others, how to sustain?

I think they are planning something very majestic and comprehensive. Sustainability is a realistic question.

I hope jonathansoh can spill more beans and share actual experience....perhaps EcoWorld can learn from it.

That's the reason I'm a bit sceptical with the statement given that it's only exclusive to EM residents. I tend to ask diff SA for the same questions to check the consistency in facts (since no black and white given). Most of the time they do quite consistent except for few occasions but perhaps that's because they are not the sales staff at EMSO.

Maybe.. but current stage is still too early... the new land just being purchased, a lot of environmental study need to be conducted, before the masterplan for this project can be drafted and designed... hmm.gif hmm.gif

Anyway, this new land is a few km away from the current EM, how to link the development to each other (beside the connecting road), still a pending challenge...

The account number of Ecoworld-alliance debit card for all the Cradleton purchaser only consists of 15 digits, not 16 digits as for those EcoSky purchaser...

If the idea is just for EM residents I reasonably believe that the sport complex will only be ready when there is enough population in EM. So by that time the Broga development may have started.

The Eco Sanctuary land afaik the purchase from Tropicana Corp has yet to be completed pending fulfilment of certain condition precedent but heard that EW intend to launch it end of this year. If this is true, it shows that they can be very fast and efficient. Premised on this, the Broga development could have already started then before the sport complex is ready.

... again this is just speculation - after all it costs nothing to speculate tongue.gif

Wah, it is really a brave move by EcoWorld if they really try to lunch it by the end of this year. I heard Tropicana and local authority still have a serious unsolved issue about that piece of land so far, still don't have a very affirmative solution yet.

Lol, that's nothing wrong to speculate based on what have known now, and we will see what's the outcome later. Ecoworld always do something out of expectation.

Too many unconfirmed details on design, clubhouse etc is hurting the sales, some people will hesitate cause so much money committed yet not sure what is the final decision. I asked can place solar panel heater also no confirmed answer. huh.gif sad.gif

Perhaps pushing out the project too fast. I also noticed that some of the SA are still very new and not very well-trained, can't provide the updated info about the project.

Yes indeed not a small sum. The Park City Club sits on a 5 acre land. There are a fitness centre/gym, leisure pool Olympic length, children pool, tennis courts, badminton courts, multipurpose hall.

The sports centre at the Silver Square if built I think when there is critical mass in Eco Majestic otherwise it is difficult to self sustain if there is not enough residents using the facilities. Even in DPC the sports centre n club over there are built a few years later after several precincts are completed.

With the pricing of RM1.4mil for SD, it is not ideal to buy for flip unless those special lakeview units.

I believe so, Tenderloin investors are much lesser compare to Craderloin and aslo expected the lower rate for Semi-D.

However, I believe those willing to enter Semi-D at RM 1.4mil instead of Cluster at RM 900k - 1mil, definitely have their final says and power of flipping, where since maojority buying for own stay, the outgoing subsale units upon VP would be even less supply. Provided EM able to deliver the top notch quality, these owners can be have some bargain power to " come and plea me the Semi-D if you want "

Honestly, I think there are a lot more people who are really existing buyers (with more than one property for each project) of EM and SEH deserve the referral fee than any of those "pm me pm me" loh.

Some KLCC condo have jacuzi too. SOme condo have car porch in condo too with car lift. Different products will have different positionings and different expectations.

Whether it's for investment or own stay, holdimg power is critical as it will take some time for the EM to grow to a mature township. Not approved yet. Submitted the loan applications last Sat. So far RHB, CIMB and HLB can give up to -2.50% provided loan > RM1M

Of the 330 units (if I calculated correctly) reserved and opened for staff / associates + existing EM buyers + 1 recommended friend + public, 170 units booked is equivalent to a take-up rate of 51.51% (assuming no dropout). Not impressive but considering no publicity at all, seems okay to me.

Let say EM Lifestyle clubhouse charges RM138 per month for family of four. Will you all hesitate?

Will all sign up?

If not all sign up, how to make it sustainable? To run a club, it may need like RM40-50k per month. 3500-4000 families... One precinct is about 600 families.

Can someone continue to do the maths?

For Setia Alam Club Package, it is RM 600 annually for an adult or RM 1320 for 2 adults + 2 children.

Inside have half olympic sized swimming pool, sauna room, lounge, music studio, flexi studio for dancing/yoga/exercise, gym, badminton court, squash room, pool table and table tennis..

Looks quite okay though...

For me personally, it is a reasonable figure, plus more than 90% for Cradleton units, it is indeed a good response for the first phase of EM.

I think the club house to some extent is chicken and egg problem. Country garden selling well other than being price attractive the club house is a factor also, though not my cup of tea the design. To make it attractive to stay far away from KL, clubhouse is important, otherwise what to do there even want to treat it as weekend home? Can't broga hill every time right?

When? ....don't know...where is the mass? Did you continue to do the maths I mentioned in my earlier post?

Setia Alam...I can say very late. First batch VP is like 2006. Clubhouse is up only in 2011-2012

Ecopark....very early...upon VP I think

SPA is standard doc. Such info is not there.

My plan is stay for retirement or near retirement so may not want the extra expense if not necessary but if it's a place I have a reason to hang out at least once a day, then I am willing to pay up to RM200 bearing in mind this is 5-10 years in future.

For non athletic retirees, sports facilities may not appeal very much but cafes and less vigorous activities ie qigong, archery, billiards etc will be good.

Looking at the recent crowd of buyers, its a good mix of all ages so definitely there will be interest in clubhouse.

It is confirmed already and I think by the time the houses are VPed, the club house will be ready for you!
To make you more happy, it is for residents inside the GnG community only. Even the link house residents outside also cannot use.
Also, they have got The PARC for you to run up and roll down, so dun need to go Broga Hills lah!

Don't think the establishment of club house shall be listed in SNP.

Anyway, I am pretty sure they will build a sport complex, which at least will be having swimming pool and tennis court, as illustrated in the booklet distributed to all the the cradleton purchasers during SPA signing.

If not much subscriber probably they will open it up. Somemore is a separate fee from the monthly maintenance the precicnt 2&3 owners are paying.

Within the same project, not sure, may need to confirm with SPS.

On top of that, the introducer fees is not in cash form as in EW, rather some points that can be used for rebate in the subsequent purchase, though the point is transferable within the members.

I understand that Cradleton (DSL) still have some bigger size / end lot units. As for Tenderfields (cluster and SD) there are still quite a number of units - but pls don't come to the conclusion straight that poor demand. Fyi, no publicity for the Tenderfields preview recently. The formal launch is after the completion of thr show village which is ecpected simetime around Oct14.

Yes. If i can remember correctly, there is a cement fence wall separated the garden of both cluster units to avoid ur neighbours to peep ur side sliding door. It leaves the owners some privacy.

Nowadays, the makanan jatuh standard already. Even last weekend at EMSO, coffee tasted sour. Luckily didn't lau sai. Don't know if anything unspeakable added.

I missed the S&P signing at EMSO late June and also didnt go there again for Tenderfields couple of days ago due to World Cup fever.

But I damm like the unlimited coffee to be serve there and remember the EcoSky food quite good.

Speaking from experience, RHB is rather fast. I got my pre-approval in 1 day and LO issued in 3 days
