The Jade Hill SD if I remember correctly (as I found it a month or two ago) the avaliable units is 3-storey with starting price of RM1.8+ mil. So not really an apple-to-apple kind of comparison with EM SD.

I contacted the alliance officer today and was informed they will distribute to those who applied this coming weekend at EMSO. I done myself last week at the branch and thought to collect the card in few days or a week but was told to wait 30 min only. |

Just want to put up a reminder. If you choose someone who has zero relationship with you or zero credential, you may not even see the split referral fee. And this is quite clear, develope will not reimburse you for whatever lost deal between you and introducer. So, dont get caught. Promise is like screen saver on your monitor...nice to see.
And then hor, once you click NO REFERRAL on your booking form, there is no more U-turn allowed..... |

Maybank to revise deposit and BLR on Wednesday. Deposit rates to rise by 15bps while BLR, BFR will rise by 25bps from 6.60% to 6.85%.

Tmrw is for repeat buyer AND repeat buyer can bring in a guest who can also buy. Therefore its better you get introducer within next few hours and ask him/her to bring you tmrw to choose unit before public buy on Sun. As someone said earlier, get introducer who has been active here and knowledgeable eg.Teng Gor etc

Out of the 80 units open today, 50 - 60 has been taken up, response considered ok, not that great though.
Morning the breakfast is poorly arranged. They served coffee and nasi lemak to the interested buyers while they are sitting on the queuing line. Tables were only prepared later when most of us have finished the meal. Reason given by EM was that they didn't expect people to come so early which I think unacceptable as they should have taken this into consideration even though today is just for members + invited friends. I couldn't imagine if the crowd is much bigger than expected. While this is no big deal, if things can be done better, then do it better. |

Was told by SA the Tenderfields units have perimeter CCTV, intercom in the house, 2 points CCTV for each house (1 unit at front of house and 1 unit at side of hse, window/sliding door sensors.
I think the above features will enhance the security of the units within Tenderfields. |

They should also chalk up ideas like dual pane laminated glass for heat rejection and security glass for windows since many of these units are more exposed to sunlight and without grills too. That would be a serious game changer

They are indeed very good glass. They are good to reject heat and also to attenuate sound. They are commonly used in airports but not all. I doubt this will happen... Today...when I left at 3+ PM! there were still many people in EMSO. There are mainly public group who don't have EWP member to bring them in. Saw many of them studying the township, layouts, spec, ask left right up and down to gain more knowledge.
Tomorrow there are some fresh rows and sections of each types to be allocated for public. Some rows are pretty decent. I expect EM will give details of the house specifications and the selling points (e.g. perimeter CCTV etc) in the brochure but to my disappointment it is nil. To me as a buyer it's call transparency rather than just lip service. I see no harm of doing it unless EM is worry about over promise. Rather than wait till upon signing S&P only knowing about it, shouldn't we as a consumer have the full knowledge of what we buy prior to entering into the contract? Moreso given that this costs us hundreds of thousands to millions.

Went there this afternoon around 3pm to kpc. Still big crowd there but understand that many of them are there to enquire rather than making decision to book a unit on the spot - this is further confirmed when I personally looked at the dots on the plan.

It is a very unique experience buying house from EM, they have very knowledgable and senior people who are there to answer your questions. I think tenderfield addressed the security issues very well, which is big concerns among house owners such as providing CCTV points, pacnic buttons, wiring for alarms (not sure if it s for every window and door), I forgot to tell them enough water supply is also a big issue nowadays, big enough tangki e.g 2x1500ml tangki, water tap at kitchen and downstairs toilet that can switch to water supply from tangki when there are no direct water from main, water pump, which is headache for owner to do as these will involve hacking, these could b provided to buyers as optional package which I think will b most welcome for genuine own stay buyer. For cluster, I think a lot of people will intend to install grill door at the yard, put their washing washing at the yard, but current layout is no roof and grill at the yard, so perhaps this is also something to look into to maintain a more consistent look. This is a view from someone living long in KL with no sense of security, may b someone staying in strata G&G will have different view?
Another point since there should b enough fund to run the precinct, installation of water filter at the main water supply should b considered as well so that buyer no need to install eye soring water filter at their own water meter. |

Not many people today compared wth yesterday. Around 8 corner units still available from Cradleton and some intermediate lots. Inconsistent replies from SA cannot extend corner units after VP n CF. Maybe this is causing unsold corner units as usually all corner unit will be sold first. Only cakes n coffee available. Probably the increased in BLR by Bank Negara dampening the property mkt.

Consider maybe want to cancel my semi d 40 x 90 facing lake unit due to worry the sport facility will also open to public. Because have bad experience at current residence club house. Because open to public, at weekend always flooding with non-resident at club house. So cannot enjoy it at all.

Too many unconfirmed details on design, clubhouse etc is hurting the sales, some people will hesitate cause so much money committed yet not sure what is the final decision. I asked can place solar panel heater also no confirmed answer.

Yesterday got 60++units booked, today got 30++units booked, and staffs/associates got 70++unit booked. So total unit booked so far is around 170 units. Market slow down liao meh? No more BBB? |

I think the club house to some extent is chicken and egg problem. Country garden selling well other than being price attractive the club house is a factor also, though not my cup of tea the design. To make it attractive to stay far away from KL, clubhouse is important, otherwise what to do there even want to treat it as weekend home? Can't broga hill every time right?
