They should also chalk up ideas like dual pane laminated glass for heat rejection and security glass for windows since many of these units are more exposed to sunlight and without grills too. That would be a serious game changer

Double glazed are windows with two glass panes separated with a gap,which is either vacuum,air or with gas. (Expensive)

Laminated glasses are two glass panes stuck together with a layer of resin in between.

Both are good with sound and heat rejection to some degree, but laminated glass is better with security. I have it in my current home to cut noise level down at the back of my house and evening sun heat.

So far ive seen Trinity Group providing Double Glazed window for their highrise at Z Residence side facing the kesas highway. Now thats a developer with bonus.

Nowadays, the makanan jatuh standard already. Even last weekend at EMSO, coffee tasted sour. Luckily didn't lau sai. Don't know if anything unspeakable added.

Fully support this, however knowing corporates, every penny counts. A positive surprise to customers would be the catalyst for EW. Btw, that insulation material would need to be fire and mold proof. From my last check on pricing, i thought it was cheaper.

Other ways of heat reduction is a good eco paint and laminated glasses. We need to cover not just roof but sides of the houses.
More greens is a must. The last time i went to see Garden Residence at cyberjaya, it feels packed but with minimal trees. Eco Glades however placed plenty of focus on trees, even ensuring trees were preserved and relocated.

I hope the greens for EM are all not focused only on the designated gardens, but also in overall area along units.

In summary, EM we need greens and positive yet beneficial surprises, beyond the usual money and black & white.
Hopefully by the time of vp, the trees wont be newly planted matchsticks.

Bandar Kinrara too rojak already. Hard to press the reset button there. Even if EW do buy off land from I&P, it won't be cheap, made worse with it being leasehold. Hence end user unit price would be whopping.
But I do hope price gets a good boost in Kinrara wink.gif

Heh, i was scratching my head too to find a bizarre U Turn from our friend. Now instead of shunning location, he is using pricing as justification. But anyway at least the fruit is also now planted in this side of the world. Good for him, good for us.

A little bit more info on the Sime Darby project proposal at Semenyih

This project is between Taman Sri Haneco and Taman Tasik Semenyih.

This project has a strange split of majority of the land bank on the right side, while a smaller satellite land on the left side which consist only of terrece. In between isn't SD.

From what I saw from the model sample of the tenderfields, the structure is position in front of the house, but aligned with the roof pillar, enough to create a clear path for both cars parked in there. Also noticed there used to be a structure too in parallel to that rubbish box just between the two cluster unit front. That one was removed from the last layout update, to create the clear drive way for parked cars.

Two years back when I was checking out SP Setia stuff at their office, I've learned that they are open all the time, even during raya and cny which took me by surprise. I guess EW carried over this policy from SPS. Two years ago, I don't think property sector was doing bad either.
