Strata-title GnG is one of the key point... as for layout, it depends on individual preference unless major flaws then it is a turn off for majority.

I wish i have looked at semi-D more often than I looked at cluster. I can share more with you on cluster (all four types) but minimal on smd.....location of SMD is surely better than cluster. They are closer to the lake. Close to no unfavourable units.

I am just guessing Jason...You must be taken aback by the followings:

1. the wet kitchen is located at the front rather than the back
2. dining area is now at the back
3. 1st floor family hall has no direct window opening except after the staircase (in a way not direct). This way can give double volume effect and make good use of natural lightning and enable the facade to go inline with their timeless design....

The above is surely not conventional.... I remember Ardisia in Setia Alam have something like that but not quite same. Ardisia has dual fronting...

Get both!

IMHO, both Semi-D also very good layout, the difference only could be location separated each other.

I've asked for the cluster layout to observe carefully and still not able to get it. Have to travel to EMSO. Was told that it will go through some "updates". So i supposed that it is still quite raw.

Saw the layout from the tablet/pad but felt like i am rushed through it. For me, i need to be able to bring it back and analyze it under the lab and microscope. Better still with fellow aunties and uncles, friends and enemies. Else , the short period of time isn't enough to scrutinize shortcomings with layout.

Travelling there just to flip ipad slides on something that will still undergo fine tuning..maybe not now.

By the time brochure is ready with layout, units already sapu-ed clean.

By now, the fine tuning should be completed. Feel free to PM me if yo have queries on cluster. I only can tell you what I remember and sketch on my note pad.... nod.gif

Sometimes those SA think I am competing developer staff....

I stay in klang sure won't choose klang again lol . I drive everyday from klang to kl also feel bored already . Furthermore canary road to kesas that side sure jam badly . Skve not too bad . So I would choose semenyih over this . Do you think the same way too ? Lol

CG input.
1. it has a much conventional layout with wet kitchen at rear.
2. the 2nd balcony on first floor may distort the facade
3. one of the room on first floor has no attached toilet

EM 40x80

2. dining hall is located at rear side....facing the patio or green

4. family hall on first floor doesnt have direct sunlight but via the staricase and tall window....and no balcony at this area
5. Double volume effect from the staircase. It does take up more space.
6. SPAH
7. MBR has walk-in wardrobe...making the MBR looks smaller
8. MBR balcony is wider than CG...(I think back in Ecosky, their balcony is at least 5 feet width).
9. Gateless concept...except the greenwith some metal grille and small length of wall. (i think i shown this pix at cluster discussion)...should be similar.

I cant compare the external facade but I can say 40x80 EM facade is top notch...Which part...The side is the best part IMHO with several lines of elongate glass panel (of different length) and pretty much aligned with the stair profile.....

I have yet to look at FH or LH, developer devlierable and exprience, strata title or ind title, overall township planning, what is ummph factor, any other USPs,

Honestly not all Semenyih or Klang folks have the same idea. Semenyih / Kajang cluster normally sure be glad that they can buy a such concept or house with such price at location they familiar the most and nearer to their parents frens or relatives.

Same goes to Klang / Banting / Pandamaran, generally prefer Canary Gardens due to another excellent French style township at the Klang border.

Ita hard for anyone to totally digest a new different area. Lol. Probably younger generation has no issue.
